Property Ratings at Hawthorne at the Bend
These are great sturdy super new apartments! We moved from out of state and we love Hawthorne at the Bend. The staff is always helpful and quick to help with anything at all. They are clean and quiet- thick walls and nice people that live here. Clean beautiful pool and area to walk, super nice place! I don't know what those people that gave is one star are talking about, maybe have the wrong place. But has been a great experience for our family!

If you go to anyplace with Wellington advisors associated with it, turn around and walk out. Apartments look nice at first but upon further inspection are not worth the money they charge. Construction was rushed. When I moved in I had to spend at least an hour cleaning construction dust off of every surface. The covering over the floors wasn't cut properly which lead to rippling throughout the entire apartment. It doesn't feel like the carpet in the bedrooms was put down properly. You can feel where the screws are already backing themselves out through the carpet. The window in my master bedroom has had a leak the entire time I lived there. There have been 4 or 5 different managers in the front office. The turnover is so high that on more than one occasion I was threatened with eviction because I "had missed one month of rent.", even though in my file I had given them written permission to auto charge my card for rent. The problem was fixed but it was an unnecessary issue for a customer to have to deal with. I feel for anyone up there as their higher ups constantly leave them out to dry. The company was apparently sold and 1 less than 1 weeks notice was given to anyone who had autopay set up that autopay was shutoff. There was no reason given. The office good flooded with emails which lead to several emails and phone calls getting missed. Wellington Advisors is pure trash and easily one of the worst managed property companies I have ever had the displeasure to deal with.
This is one of the most fastest built park apartment complexes I’ve ever lived in I can tell you for one that you should not waste your time. The office management is so bad I hate going into the office I feel like that gives me the right to put one star on this review. I rest my case!
Disappointing… The apartments are far from “luxury living” as they claim. Paper thin walls, cardboard doors and peel-n-stick flooring. The amenities and original management team in the office made it bearable at first. There is an extremely high turnover rate in the office and very poor communication since the original staff. When there is a communication sent out, it reads more as threat. Although most of the other local apartment complexes have restored the amenities since Covid started, Sparrows has not, with the exception of the gym and pool. Both are by reservations, during business hours only – when most people are at work. Pool/gym is now completely closed on Sundays due to lack of staffing. The clubhouse & grill remain closed and we’ve been hearing “soon” for 3 months. Even prior to covid, there was no cable in the clubhouse, pool or cabana (still closed) and the virtual gym instructor that they push has never work – “but it’s being worked on”. Cons…. - Poorly built apartments - Inadequate parking - Issues with the electric - High turnover & terrible communication from the office - Neglectful of service request *see large hole on stairwell in my building - Neglect of amenities *Grill, fire pit (still closed) has run out of gas several times, taking days to restore / *Pool closed for nearly 2 weeks after failing inspection - Bug issue in several apartments - Cheap appliances *2+ mins to heat up a cup of coffee? Pros…. -Free poop bags
For starters the walls are as thin as paper, you can hear everything beside, behind and above you. All we hear 24/7 is our neighbors, the people above us are the sweetest couple but anytime the walk it sounds like their gonna call through the ceiling. Management is awful and does not care.
The wiring is bad, the floor is a sticker, several doors don't close, and the layouts are terrible.
We moved here in the fall, and have been very happy. Its located in a nice, new neighborhood so we feel safe, it's brand new, the clubhouse (gorgeous btw) is 24/7 AND we get free Starbucks freshly ground from a fancy machine, there's tons of palm trees and fountains in the pond (3, and they light up at night!), we go to the fire pit alot with the neighbors we became friends with, and I get to take a break and do yoga in a private mirrored room INSIDE their gym! We get granite countertops, hard flooring everywhere except bedrooms (my kids are messy, yano), HUGE kitchen and laundry room, tons of storage inside AND outside the apartment, and the staff is so quick to answer to our needs or questions. We scored big with this property. The school bus drops the kids off right at the entrance to our community, AND the elementary school is right up the street (like, a mile). Thank you to the random person at Lowes who recommended this place to us!! :) (I tried to submit a review earlier and I don't think it worked so hopefully it doesn't post twice)
