This is not a non-smoking property and walls a very thin so when we had neighbors who smoke, we had smoke filling our apartment. We were told nothing could be done and that we should have declared we were "sensitive" to cigarette smoke on our tour. If you are a non-smoker and do not want smoke in your own apartment, think twice before renting here.

The property around here is disgusting. Mainly from the residents. A lot of the residents don't care. They throw all there trash everywhere. They don't clean up after their dog/dogs. The dog spa is always dirty with hair. You hear every little step above if you are on the first or second floor. I requested a upgrade before moving in but it was denied. Not impressed at all.

I've lived at Hawthorne at the Parkway for one year, and we are thankfully moving out at the end of our lease. The management has done NOTHING to fix or repair the multitude of issues we reported on our move-in date. The dishwasher broke down, and they tried to repair with a used part that was taken from another neighbor's dishwasher (it still didn't work). Junked cars -- inoperative, and not registered -- parked in the lots. I've had to sweep our stairways, because maintenance doesn't do it. Oh, and the cockroaches.....everywhere. If you need a nice place to live, my advice is to keep looking for better situations, because Hawthorne at the Parkway is failing in many areas.
My family moved to Cary from New York with the plan to rent an apartment until we found a house to buy. We had to get a rental site-unseen, and didn't know what to expect when we got here. We found that we absolutely love it here, from our apartment, to the property, to the location in town, to the people in the community. The people who work in the management office are honest and responsive, and made the rental process from afar very easy. The community hosts a lot of events so you can get to know your neighbors if you want to. Our second grader is in good company with a lot of nice kids, and the school bus picks up on the property and goes directly to the fantastic school across the street (Farmington Woods), or you can easily walk through a tunnel under Cary Parkway to get to school. The salt-water swimming pool is awesome. You can walk to Trader Joe's and several restaurants. Our recently renovated 3-bedroom apartment is in the back of the property so we have no traffic noise. There is a bit of noise from neighbors above and below you, but I'm not sure there are many multi-family living spaces where that is not the case. We found a house only 7 months after our move to Cary, and we are all sad we won't be staying at the Hawthorne longer. We could definitely stay here for many years and be very happy.

Ever since I moved into this property 6 months ago I have been extremely disappointed. The walls are VERY thin. You can always hear outside noise or traffic. If your neighbors are on their porch talking they sound like they are in YOUR apartment talking, that is really how thin they are. The paint/ materials are also very cheap, our paint in our bathroom has been painted so many times that it is peeling off in LAYERS. Paint drips are all over our floors and carpets, baseboard and ceiling painting is very messy and lining in our cabinets is peeling because is it old paper shelf lining that was just painted over. Every time you touch the paint on the walls in the living room or bedroom it leaves a mark from the poor quality of paint. VERY POOR quality compared to what they advertise this place to be. The dog parks are nothing but dirt pits, they are even worse when it rains. In the dog parks large roots from all the trees stick up and large rocks are everywhere, this could really cause a serious injury to a dog when they are running or playing in the park. Trash bins in dog park are often over flowing.The carpets are very dirty and were not cleaned properly before move in. Their plush landscaping is really solid clay mud outside your apartment, no grass. We are VERY much looking forward to leaving this property and ending our lease 6 months early. It is not worth the price, they add on lots of surprise "service fees" to your monthly rent. I would look at a different place to live if you really want to enjoy where you live!!!

Looking for apartments can be a daunting task and no matter how great an apartment may appear there always seems to be problems below the surface. However this is not the case with Hawthorne at the Parkway! The management is on top of their game and always friendly, the maintenance is prompt and will go above and beyond, and the amenities and events are wonderful. You truly get what you pay for! I plan to stay in this community for as long as I am in the area, and when I have to move one day I will be sure to go with another Hawthorne community!
There are certainly some positives to living at this apartment complex, including an onsite gym , community center, and convenient Cary location. The negative that any potential renter should be aware of is that the lease is written to be extremely beneficial to Hawthorne and not at all so to the tenant. We paid a $50/month premium to sign a short lease (anything less than 11 months is considered short) because we knew we'd be looking to purchase a home soon after moving to the area. Our lease was up in mid February and we knew by December 20th that we wouldn't be renewing. My husband went to the office in person to let the community managers know. Michael said that was fine and that they'd go ahead and put the apartment on the market. He also casually mentioned to send him an email for their records regarding our move-our date. This was right before Christmas and there was zero urgency communicated regarding sending this email. A week later, after we got back from Christmas traveling, I sent the email re-confirming what my husband already told them a week early. All of a sudden the tune changed. Michael said that, despite the fact that our lease was up on the 16th of February, we would now be liable for rent through the 28th of February because they require 60 DAYS WRITTEN NOTICE if a tentant plans to leave. I've never heard of a leasing company say that someone's liable for rent AFTER their lease is OVER, but there we have it. And, apparently, the in-person notice was totally irrelevant. 60 days notice is way more than reasonable, and it's not like they sent us lease renewal paperwork 60 days in advance. All in all it was a stupid, petty power trip. Michael's only reply was that he'd send our measly $400ish bill to a collection agency if we didn't pay. Lesson learned, and hopefully this post helps others read their lease more carefully and avoid this in the future!
Thin walls. Most units are right next to the freeway, so you can hear the cars going by at all hours. If you're on anything but the third floor, be prepared to hear your neighbor's footsteps loud and clear. I don't know what sort of cheap wood and insulation they use for the ceilings/floors, but it manages to amplify their every foot step to the point where you'd swear they're deliberately stomping. Unit came with a bunch of damage and non-functional appliance that we had to put in maintenance requests for. Nice amenities, but at this price put you should expect much better build quality.
I have been here for over 4 years and I love it! Hawthorne is by far the best company that has been in charge of this place. The loft is a really cool floorplan that I feel in love with the moment I saw it. I plan on being here for many years to come.
My husband and I have lived here for a little over two weeks, but have had a great experience so far. The main office was very accommodating to get us an apartment ASAP before out old release ran out at our other place. It is close to so many things and seems to be a quiet community so far!
I am so happy I found Hawthorne at the Parkway! From the moment I got here, me and my roommate loved the place. Michael has been amazing. He gave us a tour of the apt and facilities/amenities and readied my lease. He has been on top of maintenance requests. I verbally gave him a maintenance request and he had it taken care of that day, which speaks volumes of everyone at the complex. There are weekly community get togethers, which i think is a great way to get to know my neighbors. The apartment is lovely spacious and newly renovated, and in a great area as well. I have nothing but good things to say about this apartment community. I am happy to call it home. Thank you Michael, for making the move in process so quick and easy.
