Rats everywhere, roaches, broken floor planks, mold, smelly. Apart of that, the Unit was not ready as per lease date. Paints and Carpet cleaning is done after my lease start. Still the day i moved-in, i raised 12+ service request for the bad conditions including floor and fridge. I moved in with very old fridge with missing parts and damage machine but still they charge me $940 for fridge after move-out. i moved in with damaged 35 year old floor and i got email confirmation also that it will not be charged in move-out but still they charge me for flooring at move out. which brings my final statement more than $1800. Maintenance service is worst same as Management. we have a water leak and they took more than 10 days until it create MOLD. Initially they will enter you with all mess in Unit and charge you for all at move out even if you have all proofs. Be safe. - B0407

I moved in here about 4 months ago with the promise of "luxury apartments" and have been sorely disappointed in the condition of the property as well as the poor management. Had $5k worth of bikes stolen and caught it on video and management's response (after 30 days and numerous emails) was "it reflects in the resident handbook; no structure changes or additions may be made to the exterior of the building". I'm sorry but I'm 99.9% sure that bikes on a patio is not a structural change. So much dog poop on the property that I have to have special rubber shoes that I take my dogs out with because I step in it every time I leave my apartment. The off leash dog park has so much poop not picked up that on warmer days, you can smell it. When my dogs are in there they have to have their feet washed before coming inside because they are stepping in other dog's poop. Management fails to empty trash cans on any routine basis, leaving a squirrel in it to decompose in the heat. I personally bought a dog poop scoop and left it in the off leash dog area to attempt to encourage cleanliness. I also have spent numerous hours cleaning up the off leash area so my dogs could safely use it. The laundry room trashes are never emptied and the counter tops are never cleaned - again had to go buy my own washer and drier as there's no way my clothes were getting cleaned in their laundry room. When installing my washer and drier I noticed I had no hot water shut off and asked an emergency hot water shut off be installed for safety and was told that they didn't have the part so he showed me how to shut the water off to my entire apartment if I had an emergency. The "security gate" is broken and propped open 80% of the time - so much for any security. If I were you, I would look anywhere else but here.

The entire process of leasing here was messy. I was told I would receive certain documents within a certain timeframe and it never happened. They also are generally unresponsive. Most of the time if you call or email they do not respond. Many times I have to go to the leasing office in person. I moved in about a week and a few days ago. I then quickly realized I had made the biggest mistake. The unit itself is decent looking and has a lot of potential. However, on my move in date my apartment was not ready. It was dirty, dusty, roaches everywhere, the paint on the walls was bad, the patio screen door is missing a huge part of it, air filter extremely dirty, dishwasher does not work, ice machine does not work, non working toilets, leaking faucets, etc. It looked like the previous tenant had just moved out and then they gave me the key. I went to the leasing office to talk to them about the issues and was told I would need to submit maintenance requests for all of the issues. After pushing back and going back and forth with them they sent someone to do a touch up paint job, fix one of my two toilet issues, and to clean a few areas of the apartment. (Most of my issues have still not been resolved). Now, for the biggest issue. The complex is rat infested. Since moving here I have not been able to sleep properly. I am constantly awaken at night due to rodent activity. At this time the rats seem to be in the walls and in the attic. (They do have rat trap devices outside around the complex). I really love the layout of the apartment however, the rat infestation and poor communication from the leasing office is not worth it. I am losing sleep and have lost the peace of mind that one typically has at home. I tried to wait a while to give them an opportunity to remedy the situation but it appears they are not trying to resolve living condition issues.

I have proof and videos to support and the property management changes constantly first it was Dailia, then Trevor, Veronica now its Evelin (manager) and Stephanie (assistant manager). I recently just saw mouses roaming around which is new I never saw any before and it has become very unsanitary by the way. I am not sure who they have moving over here in these apartments anymore. The amenities haven't been working in the gym area anymore for over 1.5 almost 2 now there use to be yoga, fitness instructor classes that go with the equipment that you see in the gym. The tv stopped working a long time ago and the speakers are just there for display pay attention when they are showing you the property and walkthrough of the property grounds for the first time. They took away the 24-hour security guard that use to roam the apartment a since then everything that I said above has been happening constantly, I think somebody figured out the gate keypad to make the gate stop working to where is stay open and this is on the main side okay not even the one in the back and I stayed at the front of the apartment and one of the agents who works there car was even stolen and we park in the front.... that is scary so the action isn't even happening in the back anymore so the automatic lights they have by the pool that helps with intruders is not working! My neighbor came and told me I have to put a lock on my steering wheel because I don't have a push start vehicle so my car wont be stolen this just happened BTW Oct 2023 and a couple days later. But my car was being towed and I live here is the cherry on top for me and everything that I have been through with these apartments! I truly can't believe nobody is trying to assist me and I have been a resident for over 4+ years despite everything mentioned and I have not said a word. For me to have to write a review for viewers to read is out of my element and I do not write reviews but I had to do this time because I feel so mistreated and unheard and I have never complained about any of the issues going on with these apartments until now and I really did not want to do this but I felt I had no other choice and I hate that it had to come to this. I will no longer be referring anyone else to these apartments until they make things right. These apartments have definitely changed. I lived at this location for 3 years. There was a pest problem and I suggested they treat all units to stop the infestation but apparantly some ppl do not want pest control treatments. (I used the plug in insect deterrent and it helped) The Fallsview section was quiet up until last year (2021) when it seems like they stopped doing thorough background checks. Tenants in my building were constantly having domestic disputes, sitting in the stairwell drinking beers, eating, and talking loud all night. Leaving their empty beer cans/bottles outside. Cars were being vandalized and I decided it was time to Go.

Leasing office is very rude and FULL of mistakes that they DO NOT APOLOGIZE FOR! I originally signed a 13 month lease BUT the leasing office wrote it for 12 months… once discovered I told them that it was for 13 months and I received a nasty email from the leasing office manager basically telling me that “I cannot count” and March to March is 13 months… I had to get American Landmark involved just to still not receive an apology. I was also informed in the beginning that I could park anywhere EXCEPT covered and special parking… after 6 months of living with no issues with parking; I woke up to my car towed because “I didn’t receive a parking sticker with my lease.” Something that was not given or asked of me prior…

1. The security gate was broken for several consecutive months during my stay. 2. There is trash and dog poop EVERYWHERE. The maintenance people sit in golf carts chatting while the complex is dilapidated. 3. All of the appliances are cheap junk. We transferred units during our stay and, in both of them, we had to submit service requests for a broken microwave. 4. I went without a laundry dryer in my apartment for over a month because they claimed they didn't have parts. 5. I had to submit several service tickets to get my washing machine fixed. When they did replace it, they gave me the LOUDEST washing machine I've ever heard. Maintenance treats you like an idiot who is wasting their time, before being forced to help you. 6. If you're on a 2nd or 3rd floor, prepare to deal with squeaking floorboards in every single room. If you're under another tenant, prepare to hear them any time they walk around. 7. ROACHES. German cockroaches everywhere. When I unpacked at my new apartment, I was horrified to find a dead roach body, before realizing that I had brought it with me from Hayden. If you like roaches crawling all over your possessions, food, plates and silverware, you'll love Hayden at Enclave. We submitted pest control requests. They came in, lazily sprayed ONLY by the oven, and left. 8. We transferred units because we were tired of listening to neighbors fight outside of our unit. New unit- new neighbors fighting outside of it. Hayden did NOTHING about the noise complaints, btw. They did, however, charge us the full transfer fee to move between units. 9. Water service is shut off frequently- sometimes multiple times in one week. 10. The other tenants blast music, drive through the parking lot like it's a NASCAR track, and let their dogs poop anywhere and everywhere. 11. Landscapers sprayed grass all over our vehicles on multiple occasions. 12. Staff never answer the phone. And don't bother leaving a voicemail. They won't return your call. 13. None of the people who were there when we signed the lease 14 months ago are still there. Extremely high staff turnover hasn't resulted in better service, either. 14. The buildings are old and in disrepair. Expect the typical thick white paint slopped all over everything, but it's worse than that. The upstairs tenant's water heater closet was leaking down into ours and Hayden did absolutely nothing to fix it. On multiple occasions, we came home to water on the floor and seeping out of the walls.
This place does not care about anything they do not fix things they have roaches they make you pay for pest control monthly but only send the guy if you ask then he doesn't even come they never answer phones or call you back and have no leadership or sense of urgency

Lived there for 6 years. Used to be one of your best option to live around this area back in 2013 to 2018 (price-wise). If you don’t mind having random water cut off, power outage, looking around the complex to find parking spots specially overnight, having construction crew working on cheap remodeling while you live on your apartment and..... then YES this is the best apartment complex !!!! Of course office staff are very nice but the only thing you get is smile and apology and nothing else. My last year stay was absolute nightmare. Non stop cheap remodeling while we were living there made our life difficult. We had numerous random water and electricity issues. We have never had these types of issue in last 5 years before this new management took over this place. They are making up old complex and try to act as luxury apartment complex by adding valet trash and do some paint on kitchen cabinet and waxing your bathroom counter top. Even if you want to go for this apartment please read your contract carefully before you sign it. Make sure to keep all of your utilities bills. Don’t let them surprise you like what they did to me. I gave them 54 days notice instead of 60 days and still I can not believe how much money is out of my pocket for only 6 days late notice. Lot to say about this place but to make this story short: I WILL NEVER RECOMMEND THIS PLACE TO ANYONE !!!

I was a resident for two years here . 3 months before it was named Hyde Park at Enclave , now they changed the name and the owner . This place is trash , I left the apt in perfect conditions and I call a lot of times to fix a door , the never did it and they charge me a lot of money for it . This new management are very negligent, the want to charge for everything to make bussines from everyone. Please look other place, there id more options to rent , much better for a better price .

I moved here due to broken promises provided to me by the leasing office. I was told they have 24 hour security protection LIE. I was told maintenance comes to fix all issues within 24 hours. LIE. I was told no one is allowed to leave trash around. LIE. My apartment has had so many issues and I’ve only lived here 4 months. I honestly do not recommend anyone to live here. Worst experience I have had in my life.
It was just too good to be true.. my leasing agent over charged me 2x at first. Upon my move in date, it was roach infested, just disgusting. The apartment was not clean nor do I believe they "shampoo" the carpet, found toe nails and sunflower seeds. Had a odd oder. Many things were broken, missing or just plain out right dirty... also the painting job sucks ( I don't know how to paint and I could do a 10x better job) I don't believe they take care of these apartment by any means sadly. I can as well hear my upstairs neighbor conversations, footsteps when the floor squeaks (I know every room he's in at given moment, when he leaves and comes home) its really annoying at 2am. But other than that it isn't noisy. Fast forward to month later I still have a roach issue, I am VERY clean but sadly it could be someone else or just the building itself. Takes a week to have everything fixed or even longer, No one answers the phone, when you ask for pest they never come, they know there's a roach issue as well. I'm telling You, please don't be fooled like we were. The model apartment is beautiful but the actual apartment is nothing the same, and the Fallsview side sucks (maintenance is just awful it's like we're forgeton) you can spend your money much better else where. Sucks to be counting the days until your lease is up.
Do not even think about moving to Hyde Park. Two different building same roach/pest issue. The complex knows it has a pest issue and will move occupants from building to building. Will post pictures of all the unwanted friends soon. Careful dealing with apartment manager named Sonia. Also break ins are a problem my vehicle has had it's windows broken out due to thieves there is no garaged parking option.
Never seen such little care from an apartment complex. All they do is threaten you with lease violations for something they gave you a 12 hour heads up on. Car beak ins often. Constantly a swamp because all of the broken sprinklers. Eviction notices if youre 12 hours late on rent. Residents are fine.
It's difficult to know where to begin. The leasing office has constant turnover. No one there will know the answer to your questions. And if you contact them by phone or email, expect no response. The complex is divided into two sections, Briar Forest and Fallsview. The Fallsview side leasing office is essentially abandoned (despite insistence from staff to the contrary), they even removed the hours sign from next to the door. If you have a package delivered, good luck getting it. You'll have to call the Briar Forest office and pray someone answers the phone. Then you'll have to pray again that someone will actually show up to unlock the Fallsview office doors. My favorite story is how we got a letter stating there was a special event with prizes and hors d'oeuvres and only a few residents were invited. This event turned out to be a "renew your lease right now or your rent will go up" party. As a bonus, an AT&T representative was there to pressure us too. Needless to say I was more than a little upset that Hyde Park at Enclave management and Anterra Management would resort to such sleazy tactics (staff stated that this wonderful idea came right from Anterra corporate). A few days later, a paper was on our door stating rent would be going up if we renewed. I contacted Anterra corporate and was ignored, so i decided we would not be renewing our lease. The trip to the leasing office is a whole other story in itself. The representative at the office could not explain the justification for the increase in rent. She was either pretending not to, or actually unable to understand why pressuring residents into renewing was sleazy. She continued to be either dense, or intentionally dense, when I explained that the notice of vacating form was lacking a page that the first page of the form referred to. She explained that the form had no other page, so she was either lying or the form was poorly written. I was then accused of thinking that she was "hiding it". Keep in mind this was all punctuated with eye rolling, and either intentional obfuscation or rude ignorance. I'm still waiting to hear back from Hyde Park at Enclave management or Anterra corporate, but I'm not holding my breath.
I've lived here since May of 2015. I have had mold in the bathroom of my apartment since July. I have turned in several work orders to the management office and they only come out and repaint over top of the mold only for it to come back a week later. I wouldn't recommend this place to anyone.
I'm writing this review because I been living here for more than a year and I really enjoy the location as well as the area. What I do not like is the attention these apartments get when something goes wrong that requires a maintenance person to come out. Our restroom has had several issues that it leaks from the bottom of the stall and is constantly backing up and I put a request in then 2 weeks pass and nothing happens so I have to call. They come out and say nothing is wrong and it's back to the same mess. Also, there is a constant roach problem that makes it hard to cook and clean. The roaches have gotten so bad that they are everywhere in my cabinets and silverware and it's very disgusting when you open the silverware drawer they all scatter. To many breaking as well and not enough lights in the parking or hallways. I woke up about a month ago and saw 2 vehicles on bricks. No one seems to care about the well being of ones transportation out in the dark parking. The other thing is that they prefer to fix the front office and remodel it before fixing others living conditions needs. I'm just waiting to move after lease is up because these people don't care. They also have a lazy staff that changes employees every week and the maintenance is even worse and lazy is not the word.

Hyde Park at Enclave is a great complex for families or singles in the Energy Corridor in Houston. Their community facilities are always clean and welcoming and their staff is respectful and always ready to help. I've never had to search far away for a parking spot and the gated community makes me feel safe. Maintenance is quick to respond to any new requests. I've never had to worry about noise levels nights and weekends although if you have an apartment near the pool it can get a little loud during the day if there are more people out there swimming or grilling on the community-accessible grills. I give this 5 stars and recommend it to anyone looking for a shorter commute to work in a great neighborhood!
This place is in a good area and close to a lot of stuff and has reasonable rates. However, there are always bugs in the kitchen even after they do pest control. I have also had many maintenance issues while living here.
The community is well manicured, has a great fitness center, quiet and is in a pretty safe area. However, there are occasional break-ins. I believe someone in maintenance is responsible. Who breaks into a 2nd floor unit unless they know there's something worth breaking in there for. It would be much easier to target a first floor unit if it is a random burglary. Also, management keeps raising rent. My rent went from 759 to 799 to 828 in less than 2 years.
This place has been my home for 2 years. Certainly long enough to have a firm grasp on things. The space is good for the money, and has nice bonuses for the buck: fireplaces, decent appliances, dog friendly, new gym, etc. I do think it's a decent value for the energy corridor. Maintenance issues are normally dealt with within a week, though they've stopped leaving notes to tell you what they've done. Neighbors mostly say hi and nod as you pass them. Location is incredibly convenient if you work in the area, you won't need to travel far to find everything you need. You can do better. This management company has been here about a year and the property has suffered. My first year? Not so much as ant. Now I have millipedes and roaches at least twice a week. They've slowly gotten bigger, which means whatever pest control they use is not working. The gate system would be nice if the pedestrian gates ever locked, or if I didn't have to crawl out my car window to read my keychain chip. Neighbors are loud and inconsiderate, walls are thin and the pool area is always an unruly ordeal. The school next door makes the morning commute a true headache; I've spent 20 minutes getting through the light right outside on multiple occasions. PARKING. There are only designated spaces if you pay extra for covered parking. I wouldn't have an issue with this, but there aren't enough spaces for everyone to park by their unit. This means if you come home after 7, you have to trek from another area, taking notes someone else's parking area, perpetuating the problem. If the gates worked, and lurkers weren't common, that would be inconvenient, but not bad, but I get spooked waking to my unit at night. Apartments 2 blocks away are roughly the same price, kept up better, and are safer. If you need somewhere fast, sign a 6 month lease (they are more than happy to up the rent), and look for something else in the meantime. It's not the worst, but really, you can do better.
