My sister and I were looking to rent there because we thought the apartment was beautiful. It really is a nice apartment complex and it definitely had all of the things we preferred. When we did the application I had some technical difficulties creating an account because I applied somewhere else previously. I went to the complex the same day and Jennifer helped me out, really appreciate her she was nice. I also asked Jennifer if it would affect the rate and she said it wouldn’t because we applied in the right time frame. Two days later we got a call saying we were approved and could move in immediately, but the rate that we were quoted was different from the rate we applied for. I asked if we could possibly get the previous rate because the issue was out of our hands and the property manager Nicole told me “if we do it for you we will have to do it for everybody.” She also told me that if we did decline we would have to send in an email and still pay the $200 holding fee. I didn’t appreciate the lack of empathy towards our situation but we still considered doing it since we were going to get charged a holding fee regardless, according to her. We were also told that the rate would stay the same for two days so we decided to sleep on it. So the next day I called I was told by Nicole that the application was removed… which was not a problem but I asked her about the $200 fee and she said it didn’t need to be payed anymore? So she lied the day before just make us sign the higher paying lease. I’ve never experienced such unprofessionalism at an apartment complex. I was left confused and felt disappointed because we were really looking forward to moving there.

The apartment and grounds are nice, but there are other nice places to live in the Grand Blanc area. I wouldn’t recommend this place based on the many frustrating experiences I had with the manager and maintenance team, especially when I moved out. I lived in two different apartments here, and had no issues when I transferred from one apartment to another, but when I moved out from the second apartment, it seemed they wanted to get as much money as possible from me. I was forced to pay $850 for damages to the carpet and bathroom flooring for my apartment that I only lived in for 6 months, that I know I left in good condition. I was even charged for indentations in the carpet left by my furniture, and there was one picture that showed the shadow of the toilet on the bathroom floor, which they called a “stain.” Absolutely unreasonable, and both the manager of Heatherwood and the collections department from Edward Rose & Sons stood by the inspection report and said there was nothing they could do about it, even though I had my own pictures to contradict theirs. I was never charged for “furniture indentations” when I moved out of my first apartment, but somehow was charged for that when moving out of my second apartment. The furniture was the exact same in both apartments, so this charge made no sense at all to me, but the manager kept insisting that the inspection pictures showed “damage.” I wasted many hours trying to fight this, and in the end, still was forced to pay them. The manager told me something I could have done differently was requesting to be there for the final inspection; great advice, of course given after the fact. It’s too late for me, but I hope someone else can take that advice and learn from my experience. I had other issues with dealing with the manager and maintenance team as well. In my first apartment, the air conditioning unit broke several times over the 2 ½ years that we lived there, and was “fixed” each time, until it was completely out of commission for over three months from May-July. Our apartment reached temperatures of up to 88 degrees during those months. I wrote many maintenance requests that were closed without anyone doing anything about the issue or contacting us, and also spent many hours making calls to the manager and the maintenance team, went in person to talk with the manager at the office, and did not finally get their attention until I withheld rent until it was fixed.

This place is pretty quiet, which is awesome. It looks pretty, which is awesome. When everything works, it is quite pleasant!! The appliances are dated. I have had a couple work order requests go quite awhile before they were fixed. One was five days and I had stagnant, nasty water. I had to go to the office to give them a verbal shove to get it fixed. There was also a leak that was never taken care of so I guess they would rather had rotting wood and mold issues in the future. They also had piles of wood chips in the parking lot until recently (September). So I don't know what is going on, but if someone from Edward Rose reads this... HIRE ANOTHER PERSON. You clearly need it. Raising rent every year then not providing adequate service is unacceptable. They say they are keeping up with market conditions but they provide no upgrades and sub-par maintenance. Maybe the people roaming around daily with buckets picking up tiny pieces of garbage should help out maintenance??? The girls in the office are nice for the most part but sometimes they are extremely condescending. I'm not stupid for having a problem with your apartment...

I've lived here for two years now and it's an OK place. It's not terrible, but also not exceptional. I've lived in much better apartments but I've also lived in much worse. The good: -My building and the grounds in general are pretty quiet. I've never had a major noise issue with any of my neighbors. My building is maybe a half mile from I-75, so I hear a lot of road noise (loud engines, people hitting rumble strips, sirens, etc). It means I can't keep my windows open at night without a fan running, but for the most part, road noise isn't too disruptive. -The grounds are always neat and clean. -I appreciate having central air, a dishwasher, and a washer/dryer in my unit. -The grounds are easy to walk or run on -It's super close to Bicentennial Park, which I go to pretty much daily -There is a cornfield across the street from the entrance, which I *love*. I'm not a city guy. The bad: -Maintenance is hit or miss. When I've called the after hours line someone is over quickly and takes care of the problem ASAP, but responses to regular requests are pretty inconsistent. I had a maintenance request in for a completely clogged sink and the request was open for around five days without being dealt with. I wasn't able to use my sink during that entire time because it didn't drain at all. It took me calling the office and getting them to mark the request as urgent before it was dealt with. I pay these folks a lot of money--my rent is significantly more than any other bill I pay--and that means that maintenance requests need to be dealt with in a timely manner. That is essentially the thing I pay them for and is the primary contact I have with them, and time and time again, they've failed to deliver. -If you want internet you can only go through one service, and it's owned by Edward Rose from what I understand. They did some upgrades partway through my time here and the quality of the service greatly improved, but you only have one choice when renting from here. It does have its benefits. I was able to register my router at the office when I moved in and the internet worked pretty much immediately upon being handed the keys. I also didn't have to worry about getting my internet activated after I'd moved in. -Every time I've renewed my lease, the rent has gone up. When they're questioned about it, they say they're keeping up with market conditions. Yet the apartment below mine stood empty for around 4 months between tenants.

I've lived around the country for work. Heatherwood is a very good complex to live in compared to others I've been in before. The only issue I have is the description which says "modern" when they are indeed a bit dated. That's not much a real concern though; I think the price is very reasonable for what you get. The community is very well maintained, quiet, and the staff is very friendly. Any issues I have had were resolved quickly. They should team up with the restaurant next door to build a path for easy walking access ;)
