The Heights at Delaware Ridge Community is just a few minute's drive West of The Legends Shopping Center, Children's Mercy Park, Kansas Speedway and many other local attractions. We have been here for approximately five years now, the maintenance is on top of things. If something is wrong they are there quick. I can’t say enough good things about the office staff they are amazing. The complex is kept very clean. I would highly recommend it to anybody looking for a new home.

I moved in February 2020 and immediately had to file a noise complaint as the couple above me had dogs that they would let run around at all hours of the night not to mention the combined weight of both dogs exceeded the maximum weight outlined in the lease. I attempted to address the issue with my neighbor but he did not seem to care so I approached the leasing office in which I was instructed to record the noise except for when I recorded the noise the property manager claimed that she did not hear the noise on the recording. Finally the noise was so excessive that she was finally able to hear it during the day in which it was handled. The person who currently lives above me is also very loud and noisy following the same procedures outlined by the property manager she once again claims that she cannot hear the noise from the current tenant I have attempted. I also have 2 burners on my stove that do not function properly I have sent over multiple maintenance requests and all the maintenance men do are turn on the burners see that they light up and say that they are working. I have an exterior light that keeps blowing and all they do is replace the lightbulb which clearly is not working. All in all requests and concerns do not get handled properly. I will not be renewing my lease here. The building was constructed poorly with thin walls and ceilings and there is absolutely no peace in a place that I pay entirely too much in rent.
We lived here for about a year and our experience was mostly positive. We had a few issues that could have easily been fixed which included a small amount of water damage (to the apartment) during heavy rains, the kitchen power seemed to trip excessively with no extra appliances plugged in, other residents with pets apparently don't understand the purpose of conveniently located dog waste bins because there was a bit too much poop throughout the grassy areas, and parking was somewhat of a joke. I noticed that several residents purchased a new vehicle and completely abandoned their old vehicle in a spot other residents could have used, the only time I seen a couple vehicles move was when the complex had the parking lot re-finished. Overall, it was a good experience but in case the manager and owners are striving for perfection, there's your card. I also want to note that although the move-out sheet states to "not repair holes in the wall", fix them anyway otherwise you'll be charged for repairs.
The ladies in the front office are super sweet and wonderful. Very friendly but most of all helpful. Complex is 5 min from legends. Great apt space. Love the stainless steel appliances.
Awesome! Love the bedroom layout, love the master bathroom, all appliances in our unit were brand new. The maintenance guy - Alberto, repaired 4 or 5 minor issues (misaligned door brackets, towel rack, etc.) within 48 hours of request. My wife and I have moved 4 times in 2 years (I'm Army and she's a nurse) and this is by far the most comfortable and warmest community we've been apart of. Current staff is awesome! Dorice and Kate are great and friendly and we've had some great talks. Also, we really wanted some privacy and there was one last 2 bedroom on a corner facing away from everything but wasn't ready for move in - we worked out a delayed move in schedule and they rushed to get the unit ready - awesome, very responsive. Majority of renters appear to be retirees, military, police, nurses, teachers - generally 30 somethings or older. Not that many kids and provides sense of privacy most of the time. Things to be aware of: - Yes, creepy Time Warner guy... would prefer ATT but does appear to be some effort by Time Warner to lock them out. - Cell coverage... odd but seems that Sprint has best Cell coverage - some units have luck with verizon but really the whole area is 3G or degraded and you will likely have unreliable cell service. (Hint, VOIP via google voice, republic wireless or other is a good idea to look into in general) - New apartment smell... it took about a week for our unit to be "aired out" from sulfur smelling gases. One closet is still very chemically smelling after numerous attempts to air out and deodorize but the main areas have cleared out so not a big deal to us. - Pets; we adopted 2 kitties there is a $125 deposit/pet and 15$/mo pet fee so double for us - worth it for our 2 sassafrases.
I was the first to move in my building so I was basically the tester of everything working. All equipment was Brand new and any problems I had was fixed immediately. I couldn't ask for a better place to stay. The amenities are worth the price. All the office staff are very sweet and give you any information you need. I recommend this Apartment complex to anyone!
I moved into this apartment complex back in January. I was the first tenant in the unit as they had just finished my building. I live on the 3rd floor, which has its advantages and disadvantages, but overall, I really enjoy it. The amenities of the complex are perfect for any young couple as I just got married. Along with the 24-hour fitness room as well as the salt water pool with a covered grill, most of the streets surrounding the complex are equipped with sidewalks making for great walks. There is the Wyandotte County Park and Cricket Wireless Amphitheater basically in our backyard. The Park has a great cross country route, tennis courts, Frisbee golf course, as well as the Sunflower Golf Course. The complex itself sits just off of State Ave. and a block away from K-7 allowing for great access to both I-70 and the entire Legends shopping area. Both the Sporting KC Soccer stadium and the Kansas City Speedway are 5 minutes from my front door. The easy access to the highway makes for a good commute to work as I am currently working in Leawood. Compared to the Apartments next to Target off of Parallel, the Heights offers more square footage on the one bed, one bath apartments for a better rate. The staff here at the Heights is extremely accommodating and friendly during office hours. I appreciate that both the pool and the weight room require a security scanner to get in as it keeps just residents using it. There are very few negatives but here they are: The security lights in our stairwell have a mind of their own and will be on some nights and off others. It doesn't bother me too much as our neighbors regularly keep their porch lights on, but I would rather not have my wife walking up dark stairs at night. The rain gutter that runs down the east side of our apartment gets really scared of wind and storms cause it to shake quite violently. This creates a loud rattling right next to the bedroom window. Being on the third floor, all the brackets holding the gutter are below us and I am afraid the way the gutter was constructed there is not much of a fix. We have requested maintenance for it but to no avail. It seems, though, this only occurs when we have north or south wind that causes a separation between the wall and gutter. I do highly recommend this apartment complex as they have sufficient amount of one, two, and three bedroom apartments. I really enjoy that fact that nearly all the units were created with just 6 apartments per building and two sets of stairs per building requiring only 6 tenants to climb the stairs and not all 12. Having only 6 gives everybody exterior walls on two sides with a walk out porch. Very spacious.
This apartment complex is the best place to live in. The people are great here.
The area is close to shopping, soccer and race track. Easy access to highways. Very quite and landscaping is beautiful. Nice size rooms and big bathrooms. I would recommend this place to anyone.
I have been living here for 3 montgs now and things are great! I feel safe and I enjoy the open floor plan. Makes it very roomy and convenient. Very modern style nothing feels cheap or old.
We are a military family that recently moved to Kansas City from San Diego. We found the Heights at Delaware Ridge online when searching prior to our move. We were awaiting orders and the leasing staff was very flexible in working with us. We picked the apartments based on their convenient location, close to shopping (Legends Outlets), Cricket Wireless Amphitheater, Sporting KC Stadium, Kansas Speedway, commute, washer and dryer included in each apartment (not just hook ups), reasonable pet policy, and it’s a brand new complex. Other Pros: - Nice neighborhood - Delaware Ridge Elementary School is right across the street - Complex has a fenced dog park - Complex has a fishing pond - Carports and garages available - Great leasing and maintenance staff - 24 hour fitness center - Has Playground for kids (but con is that it is mulched…messy) - Offers Military discount - Nice salt water pool Rent prices are a little for Wyandotte County, but very reasonable compared to Johnson County, but less congestion than the Overland Park area. The only negative things I can say are that I wish there was more storage and shelving in the closets, there is no pantry and no hot tub. Also, more than likely you will also hear noise from neighbors above and when they go up and down the wooden stairs (but this is somewhat expected in apartment living). Overall, this is a nice apartment and complex and I would recommend it to anyone in the area.
I have lived here for 3 months. Having a background in apartment maintenance and management I can get a pretty good handle on how a property runs and expectations. Yes these are marketed as luxury living and are higher priced than "normal" Wyandotte County rates but if you are living in Johnson County, these rates are considered reasonable. The amenities that are available here are comparable to many of the places I looked at and in some cases better. Yes there are some deficiencies but in all new apartments these are expected. As a former new home owner I can assure you, even new home construction has issues. Overall I have enjoyed the salt water pool, the fitness center, and taken advantage of them. I have also brought my grandkids here to spend the night and they have really enjoyed it. Yes, the noise is something you have to listen too from upstairs or downstairs but its not so horrible that you deal with it. There really isn't any issue here that you won't find in other apartments. So if you don't like apartment living you can always buy!
