The property itself is decent. Needs more lighting outside, so I would suggest walking your dog early or it will be pitch black. Maintenance are quicks to fix issues. Office staff are rude and no help. They will tell you one thing and do the opposite. They blame their mistakes on you and continue to raise their rates, while not improving their apartments. The gate is always broken but they will make you get a gate key. If you care about your sanity DO NOT STAY HERE.
I have lived in the Heights of Kennesaw apartments since 2011. The quality of living is very nice but the customer service from the front office and maintenance team is unlike any that you will find at other complexes. They go above and beyond to make you feel like you are living in a home and not just an apartment. They treat you as if you are family. Great job!!
This is a nice place but things need to be fixed... our dumpster area is very nasty. The mail room (USPS mail) is never locked up.
Management here has always been very kind to us and answered any issues in a timely and professional manner. We love our apartment as well- a great space compared to many of the other apartments in the area within the price range.
Overall the area is great for students as you are super close to ksu, and the apartment space is pretty big. I think if you don't mind apartments and want an area that is not too loud then this is pretty great.

I have enjoy the property very much even during the pandemic!, The landscape is beautiful for walking!, didn't get to use the amenities much but I know what it has to offer when things calm down and that itself is a plus! Just moved here a month ago, the units are nice and spacious and clean. The office team especially Kiyanna and Tiffany were very welcoming and helpful during my move in. Gatherings and events are limited due to the pandemic however they still find time to check on you and really appreciated the Christmas gift.
I love my community and apartment! I have lived here with my husband and son since 2016. He have a two bedroom two bath with a garage and love the apartment!!! My son attends the local elementary school which has a bus stop easily located
I recently moved out. Throughout the COVID pandemic, the gym has remained closed the entire time. During the summer months, the pool had "reduced operating hours due to COVID", and remained open for 3 or so hours a day, even though there's no reason I could think of that this would have a reduced impact on community spread, rather than simply keeping it open all day. The front gate regularly remains broken, which has led to rampant solicitation. Twice during elections, people knocked on doors throughout the complex, asking who they were voting for and pressuring them to vote for certain candidates. The owners never reduced rates for these lack of accommodations, which are factored into the monthly rent. Heights of Kennesaw has increased rent substantially for tenants over the past 2 years during renewals. I've also heard of them adding fees for tenants that had absolutely no merit, often pressuring them to pay immediately by adding late fees. When presented with issues in the past, members of the staff have been passive aggressive to the point of sarcasm. To top it off, cockroaches are rampant in the community and were always coming in my apartment. I had to purchase my own sprayer as it doesn't appear they regularly spray for pests. Although the community is very accessible, being close to I-75 and a lot of stores off of Barrett Parkway, it absolutely wasn’t worth it to me to work with a leasing office that bullies tenants and that compromise ethical principles. For the monthly price and what these apartments offer, it would be worth looking elsewhere in the Cobb County area.
Office staff is great as is the maintenance staff. CLONE JOE! Always service with a smile from staff . Only failure lies with maintenance mgr occasional unwillingness to assign tasks. Grounds ALWAYS clean, very quiet complex.

We love living at Heights of Kennesaw and love the school zone! The Elementary School is the best and the apartments are conviently in the bus route!!

I love it. July 8 makes my one month mark. Quiet. Clean. Peaceful. Well maintained. Only sad part is the pool closes at 4pm, even in the long summer hours! Everything else is AMAZING

I have been here at Heights of Kennesaw for 7 years and have been very happy here. My apartment is very dated due to my length of stay but the renovated apartments are wonderful.

We love living here! We moved in a month ago and haven't had any problems with the apartment, the people in the community, or anything! We love the environment that Heights of Kennesaw has. The Civil War trail is a great asset to the community and we love to walk it. Overall, we are extremely happy with the choice of calling Heights of Kennesaw home. It is literally close to anything that you could imagine! I didn't realize how lucky we were when we scored this amazing apartment right off Barrett!
The maintenance word was taking care of in timely manner. I couldnt be more please.
We really are happy with Heights of Kennesaw, however during this unique time of the virus, we are unable to take advantage of all they have to offer.
Seems to be in line with apt pricing in this area. Have had too much push back on some issues raised with staff, jury is out on follow up on. HK carry through to responses to concerns voiced. Things are OK, but my expectations aren't real high based on experiences so far. Will update as evaluate future ecperiences.
Its absolutely horrible at the Heights of Kennesaw. The only reason I haven't moved out when my lease was up is that I am retiring in a year or so and don't want to move twice. Nothing else would keep me here.
I wish there was a 0-star option. Here is a breakdown of the things you will have to deal with living at Heights of Kennesaw (I would know as I sadly lived there for 13 long months): 1. Bugs. Bugs. Bugs. Pest control doesn’t work at all, and management doesn’t care at all! They call them “water bugs”, but that’s just a cute name for cockroach. Google is a great tool when trying to figure out what species of insect you find in your bedroom weekly. You’ll have baby ones and big ones! Centipedes, too! Oh boy! Oh, and management will come up with every excuse and reasoning that it’s “normal” to see the roaches. No one should have to live hoping they won’t wake up to a roach in their bed. 2. Major attitude problems and unprofessional behavior from those who work in main leasing office. Weird how the one with multiple bad reviews about her STILL works there. 3. Renovations taking 3x longer than planned. 4. You pay for a gate remote for an entrance gate that is closed maybe 2% of the day! Super cool when your car gets broken into (yeah that happened) and they have no cameras and still can’t seem to get the gate fixed. 5. Get ready to get the same form sent to you 4 different times because they have typos or are meant for other units aka major disorganization with documents that can be used in court as evidence. 6. One positive: maintenance is so nice and helps you in any way that they can. 7. Get ready to spend a lot of money on dumb charges, additional bug repelling tools and sprays, and lots of wine (or your preferred drink of choice) to keep you sane after dealing with the leasing office crew. Best of luck if you choose to live here! :)
I’m moving out! As my 1st apartment complex I was not satisfied! Everything always seemed to be breaking! And maintenance would take their time to fix anything. I’m not even going to go in to details about the major bug problem they have! Exterminating didn’t seem to help! For how much rent is not worth my money. Is close to the highway and great shopping centers right around the corner though! Although other great apartment complexes down the road!
It's a no from me. Worst decision I've made! TERRIBLE ROACH PROBLEM, and I just moved in! Only positive thing are the appliances. Maintenance crew is nice.
I'm surprised by some of the reviews as I've had nothing but great experiences with the staff and front office (go Kiyanna!). Whenever I've needed maintenance help, they have shown up within 24 hours and always send post-service surveys. The staff is so friendly, that even after months of moving in. They still wave at me while driving by on the golf carts and are always quick to say "hello" and check to see if everything is going okay with our place. I'm sure there are days this doesn't happen, but the overall attitude has been there and they always ask me how the apartment is. The apartments are nice as well. The pictures are accurate - you're looking at granite countertops, molding, and easy to clean flooring. I'm surprised with how quiet it is, especially since my neighbors have younger kids and dogs (as do we). The floorplan is also better than many in the area and has more footage than neighboring properties at similar price points. The amenities are great additions with a place to wash cars, a community garden (you can rent a plot), a dog park, a package and mail room, a pool, a tennis court, a gazebo, a hiking trail, and a gym/weight room. The grounds are also lovely with a small waterfall - and a groundskeeper who picks up after resident dogs when owners aren't quite as polite. The grounds always look well. The biggest downside I see is that residents sometimes drive fast through the parking lots, but we've loved our time here and highly recommend it. We moved from a big city and appreciate the quiet environment and tree views. Also, we've never had problems with bugs, mold, etc. which is a HUGE plus.
I would not recommend this apartment complex to anyone. Management is terrible and the ladies in the office always have an attitude. Management is terrible. I should have read the reviews before moving here. Not worth it!
If I could rate this apartment complex, since new management has taken over, lower than 1 star I would! The ladies in the office always have an attitude problem and are just not nice about handling situations. I've lived here for more than 5 years and really have seen a change in what used to be a great place to live! I really miss the prior staff! Yes, the new upgrades and amenities are nice, but I do not think it is worth the money they are charging! Hidden fees always added to the rent. Every month my rent is a different price! And every time I contact to ask why, I am approached with an attitude. Stay away from this complex. The residents are the last priority.
I rent a 2 bedroom apartment at Heights of Kennesaw. At the time of application, the staff was so promising about the resident service and any sort of help. When I started living, their attitude completely changed. Recently, I changed my phone number and asked them to change the gate code to a new number. After going back and forth with the hassle for an entire week they finally changed it and did not even apologize for not doing it on time. In addition, one of the apartment door's top hinge was broken, after putting 2 orders and waiting for 3 days, the work order was closed without the work being complete. I go to the office to complain about the incomplete work order; gain without any apology one of the staff made me put another work order. People who work here does not care about the needs of a resident and they have serious attitude problem. I am looked down upon every time I go to the office; I do not know why. I do not even feel like staying here anymore. Simply want my lease to end so that I can move to a better community with better staff and service. If you are considering to live here, please think twice. They will sound very excited at first and then once you sign the contract, they will have you hanging. If you can go get yourself a better community with professional staff and better service, please do so for your own benefit.
Gates have been open for months and now criminal activity has increased. Tried to discuss theft with management and was told “they were unavailable” and woukd Not provide the number to BH Management when requested. Poor customer service!
I have lived here for almost two years with my family and that is a mistake on my part. Just for the record I live in a very clean and neat home with food only being in the kitchen and dinning room. But I still have found countless roaches in my bedrooms and bathrooms! I have been woken up numerous times by roaches crawling on me in bed. We have reported it numerous times and had their "bug guy" come out to spray numerous times and still the problem continues. I have asked for the "bug guy" to spray the apartment below and above me, because that would obviously help, but no why would they want to help fix a problem? It is a shame that the amount the rent is here that I live amongst roaches. I need to start charging the roaches a fee. It is disgusting how the staff doesn't care about the problem and just sends the same useless "bug guy" and his spray. I thank God everyday that I don't have a small child in the house because of what roaches can bring with them, which include but not limited to: Salmonellosis, Typhoid Fever, Choler, Gastroenteritis, Dysenter, Leprosy, Plague, Campylobacteriosis, Listeriosis, Giardia. Now I am going to say this that if the “Owner” comments on this posting asking me to meet with the “Property Manager” then you're wasting your time because we’ve been there done that. We’re already looking for a new place to live freely without roaches. Thank you for your lovely hospitality.
Just leased a Monticello and moved over the last 2 weeks. I couldn't be happier right now. Completely upgraded unit with granite tops in kitchen & spacious bathroom. New cabinets, floors, lighting, carpet, appliances and huge garden tub. I was paying the exact same amount at a property in Hiram that was nowhere near as nice as this. Perfect location, facilities and staff here. Kiyanna made the move in experience terrific! Thank you to the entire HK staff.
I lived here for about a year. Maintenance was very quick and thorough, which was appreciated. I did not have much cause to interact with the leasing staff during my time here, however, when I had to move out due to a sensitive situation, they handled it very well. I would highly recommend this apartment complex to anyone looking in Kennesaw. I am giving it 4 stars because whenever it snowed, the big hill was not salted and we were stuck in the apartment for a couple of days. Protip- hiking to the top of the nature trail is a great place to watch multiple fireworks in the area on the Fourth!
After reading the five reviews posted on here, I had to make sure I was living in the right complex. Are these reviews FAKE? My experience at Heights of Kennesaw has been awful. The management here SUCKS. From what I see here is that they are more concerned with the upkeep of the grounds than the residents. Let's make it pretty on the outside and draw in the suckers.
As a leasing agent, living at the Heights of Kennesaw makes my decision to not live where I work a comfortable choice. Needing to live near my church, my search for the next best thing made me anxious. But after discovering the Heights, I knew everything was going to be a-ok!!! Comfortable living space, great sized apartment, and very very peaceful. Not to mention STARBUCKS just down the block! How could I have chosen a different complex?!
I have lived here for over four years. I love the lay out of the complex. It is spread out among hills and that makes it feel homier than most complexes. The neighbors are friendly and actually take time to speak to each other here. We do stuff as a community, such as grow a community garden and help raise money and food for local charities. The management here does stuff for the residents and there have been a few times where they stand at the main gate and greet us on our way to work and give us a breakfast bag. The maintenance team is awesome and very responsive. The complex has two good gyms and a nice hiking trail. I like living here because it is close to Barrett Pkwy and all of the local shopping. I have been a resident for 2 years. Love the community and my apt. When I had a problem with a leak, BH Management was on it and came to a solution. I have truly enjoyed the experience.
I am a Junior this year at Kennesaw State University. I spent the first two years saving up for a great appartment. I wanted to find the safest two bedroom apartment near the school that felt like a community. Heights of Kennesaw has been all those things for me so far. They are a little more pricey than most other complexes but to me its worth it. Heights of Kennesaw feels like home and I look forward to being here for years to come.
