It took little to no time for my application to be approved, I liked everything about the complex itself plus its ducked off from many other apartments and there is not much traffic coming and going. I have lived here for almost 4 years now and have gone through several changes of management. Each one gets worse. Currently, the pool is closed going on two weeks with no explanation (hopefully to finally clean it and the nasty hot tub). Priorities for where they spend money are so skewed. The gym is so incredibly outdated and needs new equipment. Graffiti on elevator signs. Our gates are always broken, leaving room for security and safety issues. I have been towed from my own parking garage, had the catalytic converter stolen off of my vehicle, and have seen cars on blocks multiple times. Both times the front office basically told me "you're on your own." There was even one morning where someone was held at gunpoint in our parking garage about a year ago. Yet they will pay to put a new charging station in the garage, but can't put security cameras in? Make it make sense, we have children living here. They painted the building and that is about the only maintenance they've done and its only cosmetic. The dog park desperately needs to be torn up and re-done. It smells so disgusting when you even walk by it, not to mention going up the stairs next to it. People don't clean up after their pets have accidents in the hallway, maintenance staff takes forever to address a submitted request. The current management company has often made mistakes on our billing, showing unexplained charges/charging incorrectly. Raising rent for people at this point is just ridiculous, if anything we should be getting a discount for the poor management of this place.
Beware and read the reviews where people have lived here for more than 4 months before moving here as the leasing office just wants your money and not concerned about safety. Any good review here, if you read carefully, they have just moved in and very vague. To me, either fake or they have not lived here long enough yet to experience what is really like living here. Also their response on here is the same response you get in person. They assure they are working hard to change things yet nothing in action has changed and still the same serious issues. We moved in May of 2021 and for the same reasons as others on here, the location and price were very nice for what you were supposedly getting. Immediately upon moving we noticed the gates would be broken ALL the time. Every week we would see 3-4 cars on bricks or shattered glass on the garage, parking garage cameras are not working, and no real security. The new management has actually made strides at first in repairing the gate and locking areas when broken but now that has yet to happen anymore. Gate is broken daily again and every time be assured a break in or 3-4 cars on bricks has taken place. They will tow your guest car (most complexes allow free guest parking on top floor) in a heart beat but yet no safe security. They say they have security but never have seen anyone patrolling so not sure what they are doing. I have yet to see anyone and break ins are just as bad. Last month my husband had his motorcycle stolen and when they cop needed camera footage the cameras were broken(again with the amount of break-ins you think it would be priority)This Sunday morning my husbands car window was busted and ransacked (supposedly security was there again never have we seen anyone patrolling). Again front gate near leasing was broken and wide open. Even the cop who took my husbands report commented on him knowing the gates are always broken as he has been to this complex many times for car break ins and dealt with these issues. When we asked to be let go of our lease with two months left bc we have children and our safety now is a huge issue to where we are scared at night coming home, they refused and gave the same response they're working hard on these issues, even though we have had back to back break ins not including what we see from other residents cars being on bricks. We have ample proof to show they have not really addressed and done everything to fix these issues.
I’m so glad I came in today to look at this property. I got so lucky to have found their kind and educated staff! I have shopped comparable properties, and I have never felt as “at home”, as I did today. I only went in for a tour and questions….had me ready to back up a moving truck. I’ve never encountered such humble, professional leasing associates and management. It was the time and effort listening to what the future resident ‘wanted/needed’……not what the property needed to put on the books or unit to pawn off to an unsuspecting resident. If the level of customer service/resident satisfaction this property provides…..sign me up! I’m impressed!
DO NOT WASTE YOUR TIME OR MONEY. I have lived here for a year and will not be living here after this. In the last 6 months I alone have seen 6 cars have their wheels stolen including my own. The management doesn't care and they say that they are trying to "up date security measures". The current security here is one camera outside of a gate that is always broken. They will also claim that there is a security company that patrols the complex, which is a lie. I work from home and live in a unit that can see the front and leasing office sides and have seen this "patrol" a total of about 6 times in the last year. When I first moved in I had no issues but each month this place seems to be heading in the wrong direction and the new property management company only cares about new residents, not the safety or well being of their current ones.
Safety has been a big issue here.... unit itself is actually really nice. Only thing that's great about the complex is Rosie in the front office. Back office management is responsive to your emails, but nothing is done. Ongoing cars being left on bricks. They keep saying the gates will be fixed and vandalism will be addressed. They leave a stipulation in the contract saying essentially they are responsible for nothing(contact spec 24.5.... read it, it's terrible). Better places to stay than here. So many residents that they don't care about you. I'm very optimistic and honest person, but the cons outweigh the pros in this situation and I can no longer be quiet about it. Don't waste your money here is the bottom line.
Not only is the alarm for the building across the street constantly going off, the garage is not safe. Cars are broken into and tires are stolen constantly. Management never seems to care or does anything to help the situation.
I wish I could leave less than one star on this complex. It all seemed fine going to check out the complex, other than the disorganization of the staff and long line of residents needing assistance and not being helped. Some of the units are renovated and some are quite old and look absolutely nothing like the pictures. I had agreed to a specific renovated unit with the new leasing manager (who claimed he had all this pull to make things happen as he was in a higher position) the night prior. As soon as I filled out my application and paperwork the next morning for the unit that was "on hold" for me it suddenly was not available as there had been an internal switch and nobody had updated it in the system (and it is still listed as available a week later). The only units available now are the older units or much more expensive, otherwise nothing is available for months. The disorganized and chaotic staff is all fairly new and they clearly do not have any clue how to do their jobs and seem to make promises that they cannot keep. Shortly after I expressed my frustration, a more expensive unit became available and then the leasing office stopped responding to me via email entirely. Don't waste your time.
The apartments are nice, but the management is horrible. Worst customer service I have ever expierenced. I have never felt so punished for a mistake that they made. And by looking at all the previous reviews of this place, I am not surprised. Do yourself a favor, and rent from a place that actually treats their tenants like people instead of walking money bags.
Pros: The location, The Cheval is in a great location, everything is uber accessible and the only real traffic problem is 610, but that's inevitable. The 2/2 layout is spacious, good setup. Cons: Unorganized/Unprofessional - The apartment wasn't properly cleaned, the previous owners either painted areas themselves to cover up issues or their staff did a hackjob. Smoke detecters weren't installed and missing stoves pan. We discovered an old work order for the dishwasher lying around and the maintenance staff left their boxes/trash outside of our door. Bad Management - Lease handled via email, paystubs/contracts information were lost or they were unorganized, had to send multiple copies, take screenshots, hold their hands. When issues needed to be resolved, they're words are useless ("we'll handle that tomorrow") and no-one cared to resolve the pre-existing issues stated above. Took a week and a half to get a smoke detector installed after inquiring daily. Had to email the parent company to get a response/reaction. Slow Maintenance/Bad Management - First, maintenance has to receive a work-order from the staff, with bad staff the maintenance crew doesn't receive a timely service order. It has come to attention, by trial and error, that it takes 24-48 hours for a service order to be "observed", actual responses and when your issues will be resolved are up in the air. Week and a half so far for a dishwasher to be fixed and an Ice maker to be fixed. Useless Amenities - The jacuzzi operates sometimes, my room-mate claims it worked once, I have yet to see it working. The activity center is worthless except for the coffee maker, which is currently broken. They have shuffleboard, fuzzball and pool. Every pool stick is damaged, the shuffleboard is in terrible condition and isn't functional, the fuzzball is cheap but it operates. The activity center is locked 6 and opens at 7:30, it's only use is mostly for coffee if you haven't left for work before 7:30. Many of the classes don't exist/canceled and the gym is a typical apartment gym. You're forced to pay $39 for satellite tv whether you want it or not, it's a $50 installation fee. AT&T seems to be the only one available here and it's terrible. There's something fishy about all of it. Overall - The location is fantastic, everything else here is a gimmick to get you to live here, we fell for it. Can find better places for the money.
Pros: Rent is good for inside the loop. The apartments are nice, with high ceilings. Ours came with brand new stainless appliances when we moved in. The amenities are great; the pools are in good condition, free coffee downstairs, and the gym is about as good as you can expect from an apartment gym. Fitness classes are nice, but not many people go and they'll cancel/not show up if there aren't enough people. Maintenance is responsive. I've lived here for a year and a half without many issues. Crime doesn't seem to be much of an issue, although we do get notices on our doors if there has been a problem. The location is convenient to get on to I10/610, and there's not much residential property around so it is a lower crime area. Cons: Not impressed with Baron Properties' management and customer service. Baron just enacted a new policy of putting a notice to vacate on your door on the first day your rent is late, with no courtesy call or anything. I know this because they didn't renew my auto-pay when I renewed my lease. There's an extremely high employee turnover rate, I haven't seen anyone other than the managers work there for more than 3 months. They also held complex-wide inspections and did not let you schedule an appointment. You either had to kennel your pets or take off work for the day to ensure they don't escape. It's pretty clear that they don't really respect their customers, and they can get away with it because the apartments are nice and in a high-demand area.
I have signed my lease back in October and luckily I had one of the leasing representatives that were honest and upfront with fees and rent. So, we knew what amounts that were agreed upon before signing the contract. Cable and valet trash is all included in the rent amount and you have to use their cable service. Their basic cable service provides 200 channels which is good enough for me. As for the location, it is in a quiet area with not much traffic so I love it. We also don't have any problems with pests and neighbors aren't that loud for me luckily. Recently, they have added parking permits to all cars to increase security and I sometimes see a night guard walking around the garage area around 2 or 3 in the morning. The cons however is that management hasn't been great lately. They do not respond to requests right away and they have been mean and rude.
The gym has been kept at 80 degrees for a while now; different staff have different responses as to why. It wouldn't be such a big deal if the pool wasn't closed by the Board of Health in mid-September, rendering the BBQ grills, volleyball court, infinity pool, hot tub and lounge chairs off limits indefinitely. In 2014 alone, I've also dealt with water damage from a leaky A/C (2x per year), mold (Manager: tell us when you won't be home and we'll come in and paint over it) and flea infestation though I have no pets (Staff: let the parasites bite you for 6 more days until pest control is on the property anyway. In addition, please call again the day of, because I'm going to forget when I hang up the phone). The property is getting old and is in need of some TLC, but most everyone is pretty negligent and insensitive. As a resident of 5 years, I feel very frustrated and very helpless.
