Great community very nice building leasing agents are very friendly everything stays pretty clean the common areas always smell good and the pool is very large
I’m giving this 5 stars because I love the complex, the amenities, the units, the staff, the area— I just feel like 5 stars is only fair to give!!
Just moved in so far the office staff has been nice and accommodating. The apartment needed some cleaning upon moving in the carpets need to be shampooed, the office got that taken care of next day. The stove top needs to be replaced. Everything else so far has been great.
I love it here. My apartment is gorgeous, the staff are always helpful, and the amenities and location are superb. Compared to other places I’ve lived I can tell this is going to be my favorite.
like the community, everything else needs improvement. can't really use amenities. even lounge close at 5pm. rooftop and other public areas are inexsistant

Excellent experience renting at Helios. The agents I dealt with were kind and very professional. Seeing the apartment I was renting prior to signing the lease was a bonus. Helios is a well maintained property. The hallways are clean, as well as the outside amenities.
Location is the best thing about this place, other than that most things are broke and they don’t look in a rush to fix it. Don’t move to the Helios

Very unprofessional staff. They keep closing my maintenance request to replace a mold/rusted dishwasher that’s been in the unit upon move-in back in March and it’s now August. They do not care for your safety or regard. And will just close all maintenance request as completed and it’s not.

The staff is really nice. The residents can be an issue at times but that's everywhere these days. All in all you're close to everything you possibly need to make your time here simple and easy.

The people in the office seem nice, but if your problems are time consuming they don’t want to be bothered. The building is loud at night and the coffee machine is always broken. Other than that the overall esthetic is nice. I also like the sponsorships the building participants in.

New management doesn’t care about tenants safety. There’s homeless people stealing our packages. And sleeping in the package room all because they won’t fix their doors. My packages keep getting stolen. We pay for controlled access and security and get none. Old management had security everyday and night. Now security only secure the office during the week by sitting in there. Valet trash has been none existent for the past week yet we pay for this service. The stair walkways are dirty, maintenance never cleans. The basement level is dirty. People with dogs on the upper levels, sweeps their dog pop off their balcony onto the walkway of the outside dog park. The employee that works here and live here, don’t care or have respect for being loud after hours. She’s rude and don’t need to be working in the office as she is not approachable.
There’s dog poop everywhere. The leasing office was never the same after Wally left. I had a part stolen from my vehicle despite living in a gated community. There are crackheads and prostitues who loiter. Security is not present at times most needed which is in the evenings.
Unsafe & unsanitary. No effective improvements made. Management is clueless on necessary steps to make living experience safe and enjoyable for residents.
I gave the office my renter’s insurance three months ago. I sent it through the Livly app AND gave it to the office. I was told I wouldn’t be charged. Last month I was told I wouldn’t get charged and would reimbursed. I was not. I have been charged for three months despite all emails, calls, messages and visits. I’ve sent an email and messages through Livly and still no avail. I have spoken to Stephanie several times including a few days ago about making sure I was not only not charged again but reimbursed and she nonchalantly said okay. I have actually been extremely nice about this but this is ridiculous and very unprofessional. This should have been taken care of three months not to mention I gave up on her doing anything about the weed smell that comes in through my vents daily despite this being a “non smoking environment”
I would not recommend the apartment. Quality has gone down and is not being attended to.
I had the pleasure of meeting Stephanie,she was so helpful and had a feeling of what I was looking for. She answered all my questions , professional and extremely helpful! She also called me by my name.. a lot of people forget my name
The apartments and personnel is great! The challenges are the homeless having access to our safety.
If you want to live in a place where management staff or maintenance team will not fix issues in your room, elevators broke down every once in a while, this is your place to have! The AC in my unit cooled the room from 82 to 80 in merely 2 hours! Great! Also, the wine cooler started beeping and stopped working one day after I turned it on! GREAT! What makes it even better is that nobody will show up and fix these problems no matter how many maintenance requests I made! Fantastic, this place has shown me how BAD a apartment can be.
The new manager is terrible. I went into the office to address my concerns about not being able to make my rent payment online. His response was it was not his problem and I can cancel my lease if I did not like it. Not worth the money. Do yourself a favor and run.
We used to be managed by Greystar and you can pay rent online from your checking account for free. Now Pegagus is the new guy on the block and charged a fee to pay rent online with your checking account. Dont MOVE HERE. I will be not renewing my lease after staying here for 2ys
This complex looks great from the outside. Beautiful units, great common areas including clubroom gym pool. But the pool and clubroom are closed in the early morning and after hours. Don't let them fool you with the tour. The guest parking is atrocious, less than 20 spots total for the entire complex. They contract a booting company and they are SWIFT. I've never seen so many cars booted until I moved in here. Their solution for this is to sell guest parking passes at the cheap price of $25/week, on top of your own $50/month parking fee. Navigating the complex is terrible, it's like they found the worst spots for the elevators and decided to place them there. One major pro of this complex is the utilities are very energy efficient, with a nest thermostat and power/water efficient washer/dryer. This place is great if you are a loner and only need a place to relax/sleep/be by yourself. If you have no friends or you're fine with people never visiting you because your parking sucks, then this is a great place for you. The rent is still pretty high for what they offer tho, its luxurious but not THAT luxurious. Also someone walks their dog inside the hallways and lets it POOP everywhere. I've seen the poop sit for days until it was cleaned up, once it was literally next to the main entrance for 2-3 days. Overall, a nice place but parking is a major deal-breaker. I will not be renewing my lease after it expires.

Read the reviews. Do not move here. I wish I could give them zero stars. The amenities are nice but as someone already shared, they don't care about you after you sign the lease. There are so many new apartments in Atlanta with great amenities... keep looking. I wish I did.

I signed the lease and moved in on Saturday and realized that day at 5pm that I didn't have any hot water, I called the office they said since it was after 5pm they could look at it until Monday. I came home Monday from work and still no hot water. The property manager called about 2pm on Tuesday and said she was putting in a request to fix. I came home Tuesday night and it was working!!! I come home Friday on my birthday and no hot water again and I had plans and needed to get fixed up. They finally let me know it was fixed on Monday by text. About a week without hot water. No discounts or anything not even a sorry. Plus they charge $25 a month for trash valet but in 11 days they took it once. Plus this place in designed poorly the main doors are small I messed up my sofa squeezing in the door. One of the main reason I moved here was I like the common areas and was never told they are only open 9-6pm. I have a job during the day. So won't be able to use that. Plus I have ants. I have lived here for under 2 weeks of heaven for about $1500.00 lol I wish I could give zero stars.
