Literally the worst place to live in. I moved in & the apartment stunk horribly, it always smelt like weed, and it was trashed all the time. The guy above me moved out and they had to paint the apartment & my apartment REEKED of paint so bad, I was feeling dizzy from it and had to leave for a week. The apartments response was excuses on why the paint fume was so strong & no reimbursement for the fact that my apartment was unlivable for over a week. They then started construction above me and around me at all hours of the day (some days until 10 pm). My door to my porch wasn’t able to stay shut so their solution was to add something that made it impossible to even open the porch door. There was mold in my apartment and they told me it was my responsibility to deal with. After moving out, they never sent me an itemized list of what was being taken from my deposit & also did not give me $500 of my deposit back until 4 months later. Do not move here. Absolute worst place ever.

This place was horrible. Our apartment flooded/had water issues 4 times in the year we lived here. The staff’s response was always “this is what is expected in a thirty + year old apartment” and “well the pipes are stacked, so if people put bad things down the drain this can happen”. After the third time we asked to be let out of our lease, and they refused. A week before we were moving out our neighbors apartment flooded, and then as we were moving out softball sized water ‘balloon’ started leaking water from the wall. I have never been happier to move out of an apartment. Aside from the water damage, management does not inform the residents of any problems. We had someone last September get attacked while getting out of her car and there was no notice ever posted about it. There was also a resident whose apartment was broken into and they had to post fliers about it themselves, which were then taken down by management, again they did not send out any information on it. In the last month we lived there, the new management gave us a small amount off our rent for all our troubles, but they still would not let us out of our lease and when the last water problem struck when we were in the middle of moving out they said “I don’t even know what to say at this point”. It is a horrible place to live. I feel sorry for whoever ends up in 116 because it was the worst apartment.

Pros; • Location o About 10-30 min to downtown depending on traffic o Many close restaurants and quality shopping at Knollwood is only about 2 minutes away. o An express bus to downtown Minneapolis runs three times in the morning and night that stops right outside of the apartment. • Quality to price ratio o This is not a luxury apartment, but the units are nice. This provides great middle ground for someone not looking for a luxury apartment. Cons; • Maintenance issues. In my time here, We had 3 water line breaks in our entryway closet, two of which took over a month to fix. We also had a water leak into the bathroom from above four times and water leak into the laundry room. Other reviews mention bad pipes, do not ignore those. In that time, we had to have large dehumidifiers in the living room making the space unusable due to the noise and heat. The apartment building would regularly schedule outside repairmen to come and more often than not, no one would show up. • Office staff o Regularly, we would go to the office about different issues, and no one would be there. The office is open from 10 – 6 most days. I would regularly visit the office to find no one working. When I was trying to hand off my keys upon move out, I left work early and went to the office at 3:15 PM to ensure I would be able to meet someone. I showed up and there were no signs of the office being closed…but unsurprisingly no one was there. After 45 minutes of sitting and waiting, I had to shove my moveout packet under the office door. o We had a bad issue with our upstairs neighbor that started about halfway through our lease. They were very loud in the middle of the night. There was constant, running, stomping, ect. That lead to a lot of lost sleep. This was not a normal upstairs neighbor. They were very over the top and obnoxious. I was sure to document these events very closely and reported them to the office staff many times. I worked closely with Kelly in the office. She told me several times that next time they would be fined or that this was their final warning. Obviously, that never happened. Kelly was great to work with, and I believe she made the situation better than it had been, but she made it clear she and the apartment were not willing to take any real action. The upstairs residents understood this, so while at first, that situation did get better, the situation eventually became worse and this was something we had to deal with.

Do not move here! Worst place I’ve ever lived. The apartment was filthy when I moved in (literally trash on the floor). This was documented with management, yet I still got charged over $150 because I didn’t do a good enough job cleaning (I had them do a walkthrough and they confirmed it was clean). The carpet was not clean when I moved in, and they require you to get it professionally cleaned before moving out (through their recommended cleaning team), which costs nearly $200. The place was not renovated well, so everything breaks and their maintenance team does an awful job at fixing things. They will enter your apartment without permission, even if you require them to have your approval. The management team is terrible as well. Working with them is a terrible experience, and I’m happy to be done with them.

After living in a few different apartment communities, I came to the realization that 90% of the enjoyment of living in a good community comes from the staff on-site. The staff at Avana is by far the best staff I have worked with at an apartment community. The leasing office is always cheerful and pleasant while walking by, and the maintenance staff is top notch! It was a pleasure living in the community, and I am sure you will enjoy it too!

This property is clean with friendly and helpful office staff. It was built in the late 1980s and is in the process of being remodeled; nearly all areas have been, but the hallways, stairwells and some of the common areas are still in need. The maintenance staff respond quickly and get things in working order as soon as possible. I feel safe here and I particularly enjoy the fitness center, parking garage, and in-unit laundry.

Clean & modern with a super friendly staff, Avana on Seven has so far been a great place to live. The amenities were as advertised and the location is fantastic. We are likely to stay here as long as we live in the cities!

My boyfriend and I checked out the Avana apartments and Loved them. Very clean and good size apartments for a great price. Allison took us on a tour and was so helpful. She had an answer for every question we had. Hopefully we'll be movong in soon! =)
