This absolutely the best place to rent in Tampa. From the management team, the exterminators, the landscaping to the top of the line maintenance team. A1!!! Though the property is not quite finished fixing it all up, but if you come see it, they are making it beautiful. We just got a new clubhouse with all new furniture and exciting features like WiFi and areas to study or work in with plugs for your phone at every station. The buildings are all getting painted, this is going to be the number one place to live in Tampa, trust me! It’s family friendly with spacious beautiful apartments that are so detailed and different that you won’t be disappointed! We love it here! ??

I was going to tour the property, however after doing a quick drive thru of the complex I changed my mind, the buildings are in need of painting and cleaning, there are trash bins tossed all over the complex making the place look trashy, make people put their cans away, the landscaping is over grown and looks nasty and lastly the dumpster area is disgusting and if I lived there I would be reporting this to the county. Truly a shame that this place has been run down it has the potential to be a nice place. Management needs to take notice. ZERO STARS.
Not at all as it seems. Rude office staff including maintenance... Property has alot of drama and Staff sits in office all day .. and has no property activity to keep residents busy and everything has changed in 7 months for worse. Its no longer luxury .. just living and not safe for families with small children.. alot of drugs and drama.. i would not renew..

I moved into a 2 bedroom/2 bath/1 car garage unit. I was unable to view the apartment before moving in, but I should have insisted on seeing it first before signing the lease. First, the unit I had gotten was not in a quiet area. It faces Amberly Drive, and the traffic can get quite noisy even during late hours. Another issue I didn't like was that my living room and second bedroom sat directly above the downstairs neighbors' garages. The garage doors would hum loudly and make my floor vibrate, and that was quite annoying. I had to put my TV, entertainment center, and computer in my master bedroom so I could watch TV and work on the computer peacefully. Second, the unit had some maintenance issues that should have been detected and taken care of while the unit was vacant. There was no washer and dryer in the unit on move-in day (but that was taken care of the next day.) The range hood fan would not operate on the High setting. The tile grout was stained and looked grungy. The garage floor had old oil drops and stains. The garage door was dented in two places. One bedroom window had a missing screen. The master bath tub's shower diverter was very hard to pull up and would not divert all the water to the shower. There were other things, but suffice it to say it took me almost 45 minutes to write down all the issues on the Inventory and Condition Form when I moved in. I understand that there will always be a few things wrong with an apartment, and I know the buildings are a little old. But, I think all the stuff I found was rather excessive. If I had been able to look at the unit first, I definitely would not have moved in. Other than the issues I mentioned above, the apartment was pretty decent. It's very spacious with lots of storage space and a good simple layout. It was freshly painted and had brand new carpet at move-in. The grounds and landscaping are well kept. The club house, fitness center, and pool are nice. Valet trash service is good. I've never had issues with the gates. The office staff are very courteous. Maintenance service is good. I had an issue with the A/C and it was jumped on and taken care of within an hour. If it wasn't for the noise issue and the fact that Henley wanted to increase my rent almost $200 a month for a 12 month lease, I probably would renew. But, I'm not going to. Final thought: Make sure or insist that you view an apartment first before signing the lease, and take your time!

I've been here since Oct 2017 and the apartments have bug and ant issues. I had to hire an outside exterminator to rid the apartment of roaches and ants. The layout of the complex is nice and the floor plans are super nice, but the unit I rented and cracked and broken tile throughout. Built-ins that I was told would be repaired when I walked through were simply taken out and the apartment needs to be refreshed overall. The dishwasher is super old and inefficient (basically just an expensive dish drain) as well is the A/C unit. It's so old, you cannot even find air filters on the market and have to get them from the office. The maintenance staff is nice, but not especially communicative about repair progress. The new package center is pretty cool. The gate is always open or broken...it's rare for it function properly. I'm especially disappointed that management is not respectful of tenants when scheduling major reconstruction on surrounding units; for example today, July 4th, my company left and I had to completely change my holiday plans because they are basically tearing out and replacing the fireplace downstairs. Zero respect for the fact that while they enjoy their holiday, they ruined mine!
I can’t begin to say how disappointed I am in this complex. Yes it’s a beautiful place to live, and the garage is one of the things that sold me, but that’s all face value. To pay the amount we do for rent you would at least expect a functional unit and maintenance workers that know what they’re talking about. I have had no less than 15 maintenance request in the 10 months that I’ve lived here. My AC has broken about 7 times; the first was just 2 days after move in when it was 84 degrees inside the apartment. The unit is “new” but has frozen over many times. We had to put in 2 work orders for the same issue with the fan light before it was fixed. Both bathrooms had issues with the cold/hot water valve on the shower. Finally the washing machine has an issue occasionally during the spin cycle, it sounds like the machine is about to take flight. Maintenance came in and looked at the washer and stated “maybe the clothes shifted during the spin cycle causing the barrel to be thrown off balance” and that “women have smaller clothes that could get stuck.” Seriously... I have washed my “smaller” women’s clothes in many washers and I have never had this issue before. Unbelievable.
Horrible from almost every aspect. I have lived here 6 years and have always been a very good tenant. When I first moved here the carpet was old and they had just cleaned the carpet. After a couple days I could see several stains & very thin/worn spots in the carpet. After 6 years I still have that same old carpet! Mold & rust painted over in master shower, just discusting! Every year upon renewing my lease I mention many things and nothing gets done & the lease price usually increases. When I first moved here we use to actually have grass in our yards, but since a different company has been here many things are even worse. We now have weeds as a front yard, not good! Being nice and complaining with class has gotten nothing done. I've already started looking for a new place and my current lease isn't up for renewal until January 2019. Many more things to complain about, but just saying "not recommended" should be enough. Before the new company bought out Hamptons things were actually starting to improve, but new company and much worse from MANY aspects.
Henley is a beautiful property with great views! I have a huge garage and very large apartment! The pool is a wonderful feature if you are able to get down there in the summer to take advantage. I love living here!
It's nice on the outside. Maintenance doesn't work at all. Management is stupid and mean. Kids playing unsupervised throughout parking lot, a lot of near misses. Off leash dogs, which owners don't pick up after. College kids and large families rent 3 bedrooms. I've killed 3 moccasins outside my front door. Raccoons tear up trash, so valet doesn't pick it up. Management and residents feed feral cats (and raccoons). Inside is run down. pretty until water stains come through "new apartment" paint and everything that is temporarily rigged starts falling apart. Wherever you rent, your quality of life experience depends on management, and this place is awful.
Never willing to fix the problems that are their responsibility, such as leaks and cracked ceilings. Cockroaches are abundant and office manager is extremely rude and refuses to take her responsibilities to the residents seriously. She is clearly only working here for a paycheck and as soon as she gets your money her true lazy colors come out. leak in my ceiling that i had to report at least 20 times before they "fixed it" and the next day it was still leaking. Unbelievable the lack of pride the staff has for this property.

Signed our lease August 2015. They did not allow us to walk through the unit before signing- my first red flag. My NEW apartment had holes burned in carpet, light fixtures hanging by exposed wires, at least 2 full grown palmettos, sinks that didnt work, broken blinds, multiple lightbulbs out, the list goes on! My sink is chipping because they painted over the rust stains instead of replacing it with a new one. Counters and cabinets in bathroom and kitchen are cheap plastic. Cut myself on a rusty nail sticking out of door frame. No overhead lights or ceiling fans. I was never given a key to the amenities even after multiple requests. Leasing office staff might as well not even exist because they literally don't do anything. They will be so nice when you come in intially and the second you sign the lease they couldn't care less about you. My a/c is so old it causes my electric bill to exceed 200$ a month. Additionally, the roof is in desperate need of repair, they keep patching it but the majority of rooms in my unit have water damage. There are better complexes out there for much less, this place is nothing like the pictures on the website and the model unit doesn't resemble my actual apartment in the slightest. Please don't live here! It is not worth it!
This apartment complex is pretty nice, though I will be looking for a new place once my lease has run out. I live on the side closest to the road, and it's a little noisy with only single pane windows. The neighbors upstairs are courteous and I rarely hear them which is a big bonus when living on the lower floor. The 3BR/2BA is spacious, and very comfortable to live in; the living room is large and open to the dining room. All three bedrooms are a good size, the master is a bit of an odd layout but still manageable. Management is very laid back and friendly as I have encountered thus far, maintenance is nice but not very responsive; it takes them a few days to come out to get to a call. The inside is a bit dated, as the community was built in the 70's I'm pretty sure, the appliances are ok if you like white and a coil stove top; stainless was not an option given to me. The bathroom in the master definitely needs some love as the grout and caulk have been neglected and are disintegrating. Overall I am a littler underwhelmed with the price I'm paying for and the quality of building, but it's a quiet, gated community that's ideally located on Bruce B Downs.
It's a good place to live in. The manager is good at enforcing the rules. Decent neighbors.
This is my first apartment, and it's an awesome starter apartment as well as an awesome neighborhood for families as well. It's not an average "apartment complex". It has a great family-feel to it which makes it feel home-y! The amenities are great, including the car cleaning station- bonus! The maintenance people are great and are so nice, any issues are fixed usually within the same day. Everyone in the front office is helpful and nice, and the quality of the condo's are great. Love living here!
