This is the worst property I have ever lived at. We have been here six months and during that time it has been a nightmare. The leasing team is terrible. The maintenance team is terrible with the exception of one employee. The property is dirty and old. Let’s get right down to the pros and cons Pro: large space for reasonable price Cons: - Elevators are always dirty - Hallways always smell like trash - The way they take trash here is terrible. You have to leave your trash in the hallways - Maintenance team is lazy, slow and they close out work orders without completing them - Management is terrible. They don’t ever answer the phone, they don’t do anything to help residents and ignore emails. They only respond to aggression - We had to have our fridge replaced because it kept making loud noises and the light went out. It got so bad we could hear the noises from our bedroom and that took them almost two months to replace after they tried not to. - When they replaced our fridge they left it in the hallways for two days and when we got it there was a dead roach inside and we got roaches from it being in the hallway - The shower was so dirty when we moved in that after every shower the shower floor would fill up with black gunk from god knows how long. We had to clean it our selves - Our shower door was broke for over a month and they didn’t fix it until we threatened legal action - Our sink was broke for a month and they didn’t fix it until we threatened legal action - We haven’t had air in our apartment for almost a month now and they closed out the work order without actually fixing our air. We threatened legal action and they still haven’t fixed our air and act like they don’t care. It’s August so it’s 85 degrees in here and we cannot sleep here currently. Also we were told other residents haven’t had air in their units since June. - Our toilets broke and wouldn’t flush and it took them two weeks to even come out and look at it - The hvac system was so dusty when we moved in that I couldn’t even sleep with the air on. We had to have them come change the filter and the maintenance guy told us it was disgusting and extremely dusty from years of not being cleaned or changed themselves - The stairways are dirty and always smell like pee - The first floor in building C always smells like weed - They have bugs. -The community is very loud and they drive crazy through the parking lot.
My family has a long history of residing in this location, allowing us to witness numerous turnovers in property ownership. The property itself is aging and requires more extensive maintenance beyond superficial cosmetic updates. Unfortunately, getting essential repairs and upkeep completed is a challenging endeavor due to various factors, such as turnover or other issues. While there are dedicated staff members who perform admirably, many of them are overburdened with responsibilities. Conversely, less effective employees may not be as visible. The overall lack of effective communication exacerbates these challenges. Recently, there was an incident where workers prohibited residents from accessing certain areas of the building without prior notice, leading to confusion and inconvenience. Furthermore, attempts to schedule necessary maintenance work have been thwarted by inconvenient appointment times or insufficient notification regarding required preparations. As a result, there has been a prolonged interruption in our ability to fully utilize all available amenities throughout the past year, despite consistently meeting rental obligations. This systemic issue extends beyond individual responsibility and requires comprehensive attention to address effectively.
It's the worst.....bunch of liars Been waiting for a light bulb ?? for a month. Not enough employees to make you have the best experience possible. I wouldn't recommend this if my life dependented on it.

Elevators constantly broken, more maintenance issues than I could ever list here, even simple things like changing light bulbs don't happen. Literally half of the lights in the hallway and the elevator are always out. They are constantly posting threatening emails to all of the tenants. They think that this is a luxury complex, but they clearly have never been to one. They treat tenants like employees.

As you can see the reviews have gotten progressively worse over the past year, and rightfully so. The building is unsafe, the doors are constantly being propped open to let drug dealers in. There was more than one murder within the last few years inside the complex. The front windows have been smashed in with rock, the leasing office does nothing about it. Maintenace requests go unchecked for months. When told them our washer was leaking for a month, we were told just to not wash our clothes. Rent seemingly goes up each month and they charge you whatever they want for water/gas bills. Water has been shut off in the building multiples times without warning to the residents (sometimes for over 8 hours). The list can go on, just don't think about moving here.

If i can give this apartment complex a ZERO i would. TERRIBLE mice infestation. The mice literally runs across the kitchen and your bedroom while you are still in your home. Also, they renew your lease without your signature. I never got a “reminder” like they said and apparently if you don’t respond, they just sign you on to another year of lease without your consent. Packages gets stolen ALL THE TIME! So called package room is a total chaos. Good luck even finding your package. Also, Had murder happened in this complex this year. I am moving out next month and i can’t wait.
They do not show you the exact apartment. They only show you the show room apartment. Hardly repair Broken washers.

Why is it POOR? It is pour because the property is unclean. There is trash constantly in front of the property. I don’t like living here anymore! Although I used to. New Management as taken over the property SERVICE IS POORi have a guest bathroom that is not usable toilet is stopped up, and a patio that I cannot sit on, the ceiling is falling down birds are in the ceiling, bird poop all over patio walls and pavement. I’ve been told there are only 2 maintenance workers for 450 apartments, who buys a building Without having enough maintenance staff, I’ve been already been waiting a month no repairs as of yet. I’m looking to move as soon as I find something suitable. . I used to LOVE my apt Now I HATE IT . ITS DIRTY, NOISY and I get REPAIRS, I’ve been patient, but I’ve paid rent for the past two months for a 2 bedroom @ 2 bathroom apartment, but I’m living in a 2 bedroom 1 bathroom apartment with. No patio. It is NOT WORTH THE PRICE.
I wish I could give this place zero stars. Do not move here! Mice are everywhere throughout the apartment. Can’t even sleep in peace without mice running under the beds. Me and my children are terrified and management is not doing enough to deal with the problem.
The Formica type countertop (not granite) has buckling and peeled off sections, the carpet has sharp nail strips randomly poking thru, the bathroom vanity apparently had major water damage in past and fake veneer peeled off, closet doors missing, dishwasher grows mold on dishes, hall stinks, etc. Filthy apartment when I moved in. They only show the model and don’t allow seeing apartment until your move date. No wonder. It’s too bad that it’s so poorly maintained. It could be nice because they’re roomy, have nice grounds and good location.

Look elsewhere, I stayed at Henry on the Park for one year and did not renew. For the cost of the apartment there were far too many issues. -Mice, other reviews are accurate the property does have issues with rodents. - There is something off with the hot water for the shower in several of the buildings. It apparently has two settings either cold or very hot and maintenance was unable to resolve this. - Management bundles heating/gas into your rent and averages the cost based on the building usage. This IS outlined in the lease, however it seemed odd that my gas bill kept increasing each month I was there going over $100 in the summer. Factor these extra charges into the cost of the apartment. Or ask what the previous charges for your unit have been. - The overall cleanliness, maintenance of the units was poor. For the cost of the units the hallways, lobbies, trash areas were not maintained well. Broken elevators, overflowing trash bins and foul smelling carpets are unacceptable for the price charged.
This is not the place you want to live. I’ve been here for 4 months and I’m breaking my lease. The hallways have a thick mold smell that makes you want to vomit. I never get to take a hot shower, bc the higher floors do not get hot shower. I’ve put in maintenance requests and I’ve been told, it’s just the way the building is constructed. The water is constantly being shut off, we recently had no gas for 4 days, and now they won’t turn out heat on. My apartment was 64 degrees last night... a little cold don’t you think? Taking a cold shower while your apartment is 64 degrees is just miserable. The floors underneath the carpet buckled up, there’s a leak over the dryer that the maintenance guy just painted over instead of fixing the actual problem. Not to mention the poor quality of construction in the apartment. Don’t rent here! I fully regret it.
My apartment is absolutely infested with mice. Have to lay traps every night, you constantly hear them running through the walls above and beside you. Drug dealers get shot and killed here. I only had to call maintenance once so far to fix a door, submitted a ticket and they didn't come for a week. The broken closet door wasn't a big deal but it's the principle of it taking a week. Nobody around here likes to clean up after themselves, there's constantly garbage everywhere. My apartment wasn't clean when I moved in, there was dirt on the floor, leaves in the kitchen, dirty microwave, and dirt in the carpet. If you're looking for something in the Roxborough area, look elsewhere. A bunch of people here are moving out and I constantly overhear people complaining about this place and the management. The pictures look nice but don't fall for it like I did. Big regret.

I have lived at Henry on the Park for over four years. I've been an exceptional tenant who pays rent/utilities on time if not in advance. The attraction of this apartment community for me was the scenic outdoor space, amenities, and larger apartments. Since Morgan Properties has taken over the community has crumbled. Residents are very unhappy. Management has terrible customer service skills and no regard for the residents concerns. They have made cosmetic improvements outdoors, as well as removed trees, greenery and raised rents. The indoor renovations have been cosmetic, not addressing the plumbing needs, rodent infestations. Save yourself the trouble and look elsewhere.

the complex was a beautiful upper scaled home and I enjoyed apartment living with great amenities. About March of 2018 they hired a new incompetent management group to maintain the grounds and the apartments since these new people have taken over this place has became a upscale project full of undesirables and increasingly unexplainable rental increases, I alert the office that I would be leaving in the middle of July back in March and the rent was adjusted to reflect that. Then I was told by that incompetent staff in the office that my lease wasn’t up until October and if I leave I would be breaking the lease. Not only are they incompetent the office staff is poorly trained and they do not know anything about dealing with the tenants. I would not recommend this place to anyone this type of treatment is ridiculous for the amount of money that you pay to stay here in the mouse motel.

On the plus side, this place offers great space with little noise and great sized kitchens. We were attracted the the kitchens initially as most apartment complexes have very small and/or outdated kitchens. HOWEVER, we have run into a multitude of issues that primarily have to do with poor management. Our building key does not work (still after a month). Instead of cleaning, everything is just painted over, including the bathtub. The coaxial cable had been painted over, which made self-installation of internet/cable difficult. The dryer had an exploded pen, blinds were missing, the refrigerator drawers were broken, etc. The cleaning was sub-par, and we needed to constantly remind them of the things that they needed to fix/replace. Today, we found a mouse behind the oven. I'm so glad that we got a 6-month lease instead of the 14-month. *Note: The maintenance staff is great. Their jobs would be much easier if management just did their jobs first.

The apartment layout is great, but don’t be fooled: management / maintenance are totally unprofessional and unresponsive, you can hear everything from other units and it constantly smells like cigarette smoke and weed in the hallways, common areas are not well-maintained.
I live here in building F. Last week I discovered some bugs inside my apartment. I suspected bedbug!! I contacted them some body came and had a quick look. Then say there is nothing. Immediately after his departure I searched my apartment. I found many small bugs. I contacted them again to show them no body came for more than a week. Also I caught a mouse. I asked them to come to close and search for any opnings no body came. They have online service to request !!! I put many request their and it stayed for weeks !!! Hope they will respond to their residents!!!

Unreal how rude the office staff are and completely unhelpful. Had a pipe break on the floor above me and came into my apartment and ruined items. Office staff could care less on making it right. They had names on the lease that lived there 3 years prior and took them a year to fix it. Constantly back and forth. Cannot get out of there soon enough.

DO NOT RENT HERE. High prices, low quality people. Completely incompetent office staff. Our building was left without a front lock for 6 weeks. Snow management was a joke. Left walkways dangerously untouched for days. New windows are being installed, they don't fit properly, leaving tenants with gaping holes in their apartments, and lucky us it has snowed twice since they started that process. Customer service is not their priority. Utilities are HIGH. Do not believe a word that office staff says about them. Do not believe them when they say this place is safe. My husband and I moved here two years ago. It was the place we called home. However, last year a new company, Morgan Properties, took over and it's gone down hill ever since. It's a cheap company doing things the cheap way and constantly raising your rent. In our unit, the water is turned off at least once a month and when it's turned back on, you have to le the water run 10-15 minutes before it gets hot. The 2016 blizzard was the worst. They no longer have hired contractors to remove snow but the maintenance workers, who use a snow plow truck. They plowed all of the cars in and left residents without places to park. It was a total mess!!! We are very disappointed with this new compan and are looking forward to the day when we move out of here. So, if you are looking for a new home, please do not consider Morgan Properties, formerly Henry on the Park. I wouldn't recommend it.
The biggest perk to this community is the size of the apartments. They really are the largest, pet friendly apartments in the area and include some large storage closet(s). The property management does a good job at taking care of the grounds in all seasons (i.e. landscaping, snow removal, etc). The maintenance team responds quickly to service tickets (usually 1-2 days for nonemergencies). The pool opens "the last day of school" and closes on Labor Day each year. The gym has a decent amount of machines and weights to use. The attached clubhouse is a bit small and has a coffee machine, tv, and wifi. There are a lot of grassy areas all over the property. The buildings have nice indoor mailboxes with parcel lockers that the mailman can use. The office does accept packages for tenants as well. However, some carriers do not use those lockers or the office and will leave your package in the lobby or at your door unattended. Package theft has happened a few times a can be frustrating. The "putting green" is really nothing more than a torn circle of green carpet. I really wish they would just rip the thing out. In my 8 years here, I haven't seen it used even once. The biggest negative is the utilities. They started charging for water and sewer a few years ago. The gas bills here are insanely high in the winter (set at 67-68 F). This is mainly due to the fault of the outdated heating system (outdoor flued gas heater - look it up). It is extremely less efficient than today's standard heaters. To make matters worse, the sliding doors are not sealed properly and have a draft in the winter. Many tenants try to insulate the doors with blankets or tape to no avail. Lastly, the residents have changed a bit over the years. I talked to a neighbor that had their car window smashed with nothing stolen. It seemed like some juvenile delinquents performing pointless vandalism. The clubhouse had a window broken. We have a gate that hasn't worked for many years. Now they just tow cars without permits. This place would have easily got 4 stars from me if it weren't for the painful gas bills every winter.
Apartments are spacious and clean! Prices are fantastic for the size. My 1 bedroom 1 bath is 1150 sq ft. Maintenance and cleaning here are amazing! Very quick and accommodating. Even though some of my requests were for personal or cosmetic reasons, they did not give me any problems and easily replaced things. Plenty of storage space in the apartment and so many amenities as mentioned by previous reviewers. There are also plenty of parking and guest parking. A couple of cons is that there is no freight elevator and you can't buzz in your guests from the building entrance.
For the price you pay you are receiving a lot of square footage. Every apartment has a lot of closet and storage space. On site management is here and staffed everyday. The pool is nice. You better like dogs because it seems everyone has one.
Good apartment complex. Nice pool. Gym is a bit small but it gets the job done. There are some issues with the elevators in my building remaining operational, seems every other month one goes out of order for two weeks. Fast response to apartment service calls. Neighbors don't cause many problems. Communal patio/grilling area can become monopolized by a few overly enthusiastic apartment tenants. Overall solid apartments, Lots of space. 2 bed 2 bath 1350 sq ft. Best rent in the area for those specs.
HOP is a quiet and beautifully landscaped community with great free amenities such as an olympic sized pool, a dog park for your little friend, a gym, tennis court, golf course, and many more! There are also great events for adults and families. Maintenance is very friendly, helpful, and quick. The large balconies, in-unit washer and dryer, and trash chute are all huge bonuses! (I will definitely appreciate the trash chute even more during the cold winter months)The leasing staff and neighbors are very friendly. The complex is very clean and there are no rodents lurking around in the apartments. It's easy living and you are able to customize your apartment by painting yourself or by having it painted for you before you move in! The neighborhood is safe and there are plenty of restaurants, supermarkets, and a bus stop right out front. It's an easy drive to major highways and close to amazing restaurants and bars in Manayunk. It is a great place to live and I've met neighbors who have been here for over 10 years. There is really nothing to complain about because they take care of everything so that you wouldn't have to!
