The dog park is all gravel and ALWAYS covered in poop. There’s dog poop everywhere in general (need cameras to hold people responsible). The grills have been broken more often than not but that’s minor compared to how much poop is everywhere and the fact that no one picks up after their dog. The “dog park” is literally rocks for some reason but there’s about 80 piles of poop there still.
I love our unit and have had a great experience with the staff. The maintenance however is very slow to get back to any request. Neighbors are inconsiderate of noise levels and the fact that we all live in a shared building

Super convenient location, unfortunately this is the only advantage of living here. • terrible move-in experience: poor pre-move-in check made by the property, when I moved in many appliances need to be fixed (clogged bathtub, light bulbs, broken oven light and 5 more) • unresponsive maintenance request: submitted the maintenance request as I moved in, but none of them has been taken care of, nor was I told when it’s gonna be fixed. • safety concerns: no safety cameras and open entrance to the apartment complex. Have seen some guys watching through car windows one by one at late night and then some car alarms came off. •unavoidable noise: a train line is right next to the apartment complex, and the trains run non-stop all the time. The noice it makes even disturbs the furthest buildings from the train line. • unsatisfiable attitude and efforts from the management team
First thing I did was submit a maintenance request to have my AC unit replaced and after 3 days of no communication it was finally replaced. - The property is overwhelmingly understaffed - first week I moved in, my car was broken into and my sunglasses stolen. - no security cameras anywhere around the property - train rolls around behind the property on a daily basis, multiple times a day making serious banging noises - lots of dogs around the property, occasionally run into some dog poop - the mail room situation is by far the worst I’ve ever experienced, if you have any packages that require signature you CANNOT have them delivered to your unit as they require packages to be delivered to the mail room which is crowded with unclaimed packages and is hard to find your package. Overall experience as an experienced renter is about a 2.5/10 given the price to live here. Would not recommend living here long term
No maintenance for 2 months is insane for an apartment complex. No parking and a loud train that keeps you up at all night. Wouldn't recommend to no one unless you like listening to loud trains and have to park across the street because there no parking at night ever so hopefully you don’t work late.

I wouldn’t recommend anyone stay here. There’s a loud train that runs all day and night. Extremely loud and vibrates my room. Constantly woken up in the middle of the night. You think if an apartment located directly behind an active train track, they would at least install sound proof windows. But if you enjoy being woken up at 3am everyday night this is the perfect home for you! There’s no security cameras for safety. I’ve been here a month and my car has already been vandalized. My window was cover with dog poop while living in this “pet friendly community” with nothing done about it. Not to mention there’s not enough parking for all the residents. You practically have to make your own parking space or you’ll have to park all the way down at the entrance of the complex. Depending if you live alone, it could be a long walk to your apartment building at night time. Definitely not worth the money.

Where do I start? There is dog poop everywhere and when I say everywhere I literally mean everywhere. There’s been dog poop in the middle of a sidewalk that has been there for almost 2 months now. You can’t go into the grass without an 80% chance of stepping in something. Also, in that grass is a bunch of litter. From dryer sheets to fireball Single shots to flash drives there’s trash everywhere. Management says they have a policy and to let them know if I see anybody but clearly no one is getting reported. Either do something to be able to monitor these areas or just admit that you don’t care. It’s a shame too because the location is fantastic and the apartments are pretty nice.

Management is extremely slow to respond (if they do respond). just about everything in my apartment imaginable has broken down in the four months ive been here; washer & dryer, Dishwasher, AC twice. Parking is a absolute nightmare, they have more renters then they have parking spaces. Oakley has alot of great apartments to rent from, this is not one of them.

The inside of the apartment is nice, with all new appliances, nice floors, etc. It's what made us fall in love and choose this place. HOWEVER, management is absolutely terrible. They never respond to calls or emails, you have to physically go in to get anything done. Even then, it often still takes weeks to make any sort of progress. They do not enforce any of their own rules, as there are often loud parties at night, dog poop everywhere, and trash left out in the hallway for days. During COVID, our pool has been packed despite limitations on the numbers (And I literally heard our property manager (who never wears a mask, despite it being an office requirement) say he wished he would get COVID so he can have a "14 day vacation" The construction of the building as a whole is also lack luster, as the AC goes out often due to being placed on the roof, there was a giant crack under our window unexpectedly, and water in the hallway over this past weekend. Maintenance always comes quick, and is friendly and helpful, but they really shouldn't have to be coming to fix things once a week. Parking is a nightmare, and the noise from the street isn't great either. You can hear the train all through the night. It's nice being close to things, but certainly not worth all the headaches you will have from everything else around here. I wish we had taken other's reviews more seriously during our search and had picked someplace nicer that wasn't costing us a fortune in rent.

Not bad, but not worth the money. The units themselves are spacious, clean and updated. Maintenance was responsive and professional. However, you will often be paying for additional 'community amenities' that are more than poorly managed and struggle with the community itself. The gym (pre-lockdown) that is onsite is small, poorly equipped and was constantly falling apart. The pool, though nice, is often overcrowded by people not adhering to the one guest per resident rule. This would not be an issue if staff (who admitted to witnessing the specific groups) would have actually taken action. Instead, they threated to close down the feature for the entire community. You will also have to deal constant lack of parking, extreme noise from a very active train on one side and a firehouse on the other. An additional note: On your visit you may be told that certain features such as water and trash are included in the rent price. They are not. The rent price advertised is just for the unit and community amenities. Anything else is extra added on monthly.

Love it here! Location could not be better. Everything is new and nice, plus the workers are all awesome. My unit is a great size, plenty of room and good design for me and my dog. Tons of good food options near by, MadTree Brewing is definitely a place to check out. Another plus is how close we are to the Oakley Playground. You cannot go wrong choosing this location to live!

Just FYI: Expect to pay A LOT of money and HOPE that you will not need any maintenance. My experience requesting service has been a NIGHTMARE. See story below so you can have a sense for their lack of commitment and take that into account when making a decision about renting here: My dishwasher broke down. Tuesday (Feb 25th) we put in an order. I also called and was told that within two days they would send someone. They DID NOT. My husband called on Thursday they promised to send someone that day, DID NOT. I called Friday a large number of times and must have left 5 messages. NO RESPONSE. I then went to the office personally on Saturday. Their employer told me that maintenance had come to my apartment, ordered the required part, and were waiting for it to come. PROBLEM: THIS WAS A LIE. How do I know it? Their maintenance people called me on Monday and told me they needed me to let them into the apartment because the key they had was not working. They confirmed that they HAD NOT BEEN THERE TO CHECK THE DISHWASHER. Luckily, I was at the home and the maintenance employees came into my apartment. They were extremely nice. Looked at the dishwasher and told me it was not fixable and that they would order a new one. This was March 2nd. I was told the dishwasher would be installed by March 5th. NOTHING. Worse, today (March 7th), I went to the office to check on the status of the order. The employee I saw today had no idea of what had happened and was still under the impression that the maintenance employees did not have a key to my apartment. This indicates the terrible communication among personnel. Any sense of urgency in solving the problem after I told the story above that included A LIE? No.... I was told I have to wait until Monday FOR AN UPDATE! I feel extremely disrespected.

Living here has been great for my family. It's a nice community and our apartment is the perfect size for my wife and two children. There's plenty of room for our kids to play! You can even have pets, we're just not there yet. Our place is nice, perfect layout for the fam. Nice kitchen and appliances. Everything works well and has held up nicely since we've lived here. Maintenance guys are nice and do good work. The location is great, all the essentials are nearby. School is easy. It's a nice life here.

This is the best place I've ever lived in! It's new and modern and everything is nice. The people here are friendly which is nice for a change. My apartment is a good deal for the money, especially with all the amenities. I had a few hiccups moving in but the office helped smooth things out. A rating :)

1. EXPENSIVE: It is a too expensive place to lease. 2.Parking ( 0 out of 5) -I don't know why they are leasing this apartment to college students or to people who share 1 apartment in 3 people and they park 3 cars. I was amazed to know that they have allowed 6 people to lease a 2-bed apartment, 3 couple lives in 1 apartment OMG! Why they don't allocate 1 dedicated parking for each apartment and charge for extra parking space?? 3. Trash (1 out of 5)- Trash service is not free, they charge 25$ to everyone. We asked to remove this service from our lease, management said it is for everyone you use it or not you have to pay. There are some college boys girls who live here, they don't throw trash and it smells. YUK...I don't know when the trash service person comes? I don't know if they exist! 4. No family can live here: (2 out of 5) The worst thing of all is that there are some loud young people live here they come at 3, 2 at night and make noise, people who are tired of this called police many times, this place is awful for the family. 5. Noise: Train Noise is very frequent and it is very loud and scary our apartment shakes. Firefighter station is next to the apartment, they even come to the inside road to turn their vehicle, that makes an awful sound every now and then. Full day and night there is noise. Good things: 1. As it is brand new building it is clean 2. Its location is close to Oakley Sqr ( So what bulleward is also next to it and Drexel is also here) I will not recommend this place to peace loving family people or working people.

I must attest to the parking issues on the property, however, I am moving from out of town for work and came to the Heritage looking for a one bedroom. I did like the property but they did not have an apartment open during my time frame. I must be upfront after reading several reviews, I almost didn't come because of reading on the parking issues. When I came in, I brought up the concern but the leasing person Andrew was very up front and honest with me about it. He did inform me that they had recently added more spots and that it was being monitored for resident parking only and guests had to park outside the complex due to how constrained it is. The pool was full of people the day I came and looked like a lot of activity. The apartment itself was a really nice size and did have a HUGE closet for a one bedroom. I would recommend looking at this place if you can look past the parking.

Even after implementing a parking pass policy for residents, and renovating the parking lot to create more spaces, there still aren't enough parking spaces for residents to park in legally designated spots. How the complex passed an inspection for city ordinances is beyond me. The management company recently doubled down on this poor reputation by announcing that the city of Oakley will begin ticketing and towing cars in no parking zones. Why are residents held responsible for a negligent property management company that willfully continues to rent out more units knowing there isn't adequate parking for their tenants? The management company knew what they were getting into when they purchased the property from the previous owner; the tenants however have no idea they are being duped into this situation when they visit the property during business hours to sign a lease, when all of the residents are at work. If you're interested in touring the property, don't come during the day when it's empty, come after 8pm and see the conditions you'll be living in. Not worth it for the price.

Even after they created more parking spaces, people are still parking in the fire lanes. Even though there are available parking spots. When will management start to tow these illegally parked cars?

Parking is a major problem in this apartment complex. They DO NOT have enough spaces for all residents to park even though they keep moving in new residents all the time. On top of that, add the guests of the residents and you have a real traffic jam. They are now towing cars (yes, even if you are a resident with a parking permit) that are parking in their "no parking zones." These apartments are way too expensive to requires residents to park 3 blocks away. I now have a curfew if I want to have a parking spot for my car. If I leave after 7pm, I now uber or have a friend pick me up so I don't have to stress about walking 3 blocks in the dark to get to my apartment when I come home later in the night. So like I said...Park at your own risk.

As we have implemented the parking policy we do require all residents to have their parking permit clearly visible from their front windshield and to avoid the “No parking zones” mandated by the fire department for ease of access. Location is great. Downsides: - Parking, parking and yes, parking. Weekends seem to be worst and if you arrive late in the evening you can expect to requir a several block walk to your building from where you find a spot to park - Cold - although the complex touts that it is a leed facility - the apartments are cold in the winter due to the draft that comes through all of the window frames - The train - so you know: the train idles outside the complex while the train company sorts their cars at the nearby switching yard. It is loud and it occurs at all times of the day and night. Just be warned. If you sleep through everything you are likely to not notice. If you are a light sleeper, then it may not sit well with you. - Water pressure: The complex has pressure valves limiting the amount of water that flows into the apartment. I presume this was done to meet the leed requirements but what it translates into is a lame shower and really low flow sink. If you are a hot shower kind of person, be prepared to be bummed If you can get pass the above items which is full disclosure of a day at this community, then you should be pretty happy beside these items. The upside is the location and spaciousness of the units. The staff does a reasonably decent job of running the place, and that is no easy task.

Great location, spacious units, nice interior appointments. But, Oakley at Heritage Square has one MAJOR issue...PARKING is an absolute night mare, and has been for 15 months that I have lived in the complex. The staff has admitted on several occasions that there are fewer parking spaces than units, which creates a nightly issue. Cars are constantly parked illegally blocking in people who actually park their cars in the defined spaces...every weekend cars are parked on the sidewalks and even in the gardens. The office staff has made promises about addressing this issue by restricting parking to rent paying residents only, but little to nothing has been done to rectify the situation. Would be a 4 Star Rating if they would just do something about the parking.

Literally, the only thing this complex has going for them is location. Everything else is awful. The people that work in the office are terrible. The payments website always messes up. Maintenance requests take..actually I am still waiting. It has been over 80F in my unit nearly all summer. There is ZERO place to park at night, and if you park on the curb - they threaten to tow your vehicle. The train behind the buildings, is so loud at all hours of the day and night. The building even shakes at times. So unless location is all you care about - do yourself a favor and look elsewhere.

This brand new property is extremely well located in the heart of Oakley. If you like the advantages of being able to walk to shops, restaurants and even the supermarket you will find the location very convenient. At the same time it is only a few minutes drive from many big retail stores and supermarkets such as target and Kroger. We have a three bedroom, and it's just great for our needs. This is the only apartment we know that has three full bathroms also. It is perfect for a family (which is our case) or to share with roomates. The apartment is very spacious, has good closet spaces and the appliances are really nice. The management is very friendly and willing to help. On the downside, The gym and pool are still not open and there is still construction going on in the property. You can still find some details that need to be worked on the apartments and the cleaning of the hallways is not at an optimal level. Another issue (and perhs the most relevant) is that the train track passes right next to the property so you can usually hear it go by a couple of times per day (somerimes even at night). Some buildings are actually located a few feet from the tracks so the noise may be heavier there. But overall its a great property, with a great location and very nice apartments and facilities. Would definetely recommend living here.
