Apartment unit #1021 Move-in Date: 07/28/2020 Move-out Date: 07/19/2022 I lived HERITAGE AT VALLEY RANCH APARTMENTS FOR 2 YEARS. I returned the property to them broom clean, normal wear and tear excepted. they need to understand that they will have to do more cleaning of tubs, sinks, floors, or walls as a part of getting ready for the next tenant. They can’t be expected to return the property in pristine condition. Also everything in the kitchen i left nice and clean working conditions. i have video and pictures. 20$ cleaning fridge charges. i already cleaned. 20$ cleaning stove charges. i already cleaned. Kitchen countertop respray is not even dirty but you guys trying to charge me all countertop respray 225 dollars. Bathroom countertop respray 100$. TOTAL CHARGE IS 900$ .They are charging 900$ in damage when I left the apartment nice and clean, needing few paint touch on walls like 4 tiny spots maybe. When a tenant moves out there is a level of cleaning that is expected from the tenant, but this is way too much. i am ready to escalate this issue as high as it needs to go in order to get solve this unfair charges
A terrible place and terrible staff, including the staff at the regional office. The unit I got no where move-in ready. Everything is pretty much broke, and they do not care about fixing, not care to respond to phone calls or emails. After 20 days of my move-in, when I escalated to the the regional manager, she said that they are not obligated to fix anything. Bottom line - STAY AWAY FROM THIS PLACE.
Very bad maintenance team. My AC is leaking and have not been able to use the ac in this hot 100+ degree Dallas weather. I had raised two maintenance requests 2 weeks back and have had no one come in to check on the issue. The only answer i get from the leasing office is that they have shortage of maintenance staff. I have been in this apartment for less than a month, and I already find this maintenance team useless. I have lived in many apartments, and have never seen a worst maintenance team till date. They dont deserve even 1 star. The apartments.com doesn't allow me to rate below 1 star.
Pathetic management, who don't answer the call at all. Condition of the apartment is very poor. Most of the days pool will be closed. Appliances, Plumbing and electricals are all faulty and management will take weeks to fix it, sometime even more. There are many good apartments near by providing better service with same price.
Heritage at Valley ranch Leasing office has the best service around. Amber and Ashton are wonderful and if you need an apartment definitely call them!!!! 5 stars all around
Poor management. Previous management was much better. New management is continuously devising ways to fine residents for small things to make money . Not a lot of laundry machines. No running water for many hours more than 7-8 times in last six months . Main gate is broken and never fixed. Anyone can drive in at night. Not a safe place for parents with kids.Rent keeps increasing while the apartment keeps getting older and dirtier.
All around great place to rent. Staff was great when moving in and made it easy. Any issues I've had with my place they've happily fixed it and were quick. The community is nice looking and other residents I've crossed paths with were courteous. Parking is good, amenities are solid. Apartment is all you could want. Great condition, everything works. No issues. How could I forget, they are pet friendly too! Going on 3 years here and just wanted to spread the good word. Solid place to stay and the location is excellent.

They give you amazing move in bonus. But you'll know why only when you move out. They charge it back with interest. Had moved around a bit in Irving area and I have to rate this as one of the worst.

The Management is very rude. They don't care about the residents. They are talking nicely before taking the lease. But once you move in they dont even care about any issue. Vey poor management I have ever seen. Dont even think of moving here.

Recently I paned to move to this apartment. I was moving from IL to Irving. I called the apartment leasing office and emailed them too. I got reply after once day that the apartment I was looking is going to be renovated and will be available in September. As I needed the apartment earlier I was told that another lesser sq ft apartment will be available 1 week prior of my move. I agreed for it and asked if one of my friend can see it next day before I can confirm and I was given time till 6:00 PM next day. My friend arrived 5:00 PM but he was denied by a another leasing office staff that there is no apartment similar to what I was told a day before. She gave new rate which was almost $50 higher then what I was told on 1st day. My friend was asked to come at 5:30 PM next day to see model flat. When he returned next day he was again greeted by another leasing office staff and he was told that the same apartments are now going to be renovated and the cost is $200 extra from what was quoted a day before. I have stayed in lot of apartments, but have not seen rate increasing every other day and unprofessional leasing office staff. I am not sure about staff of leasing office, but for me and my friend our time is more valuable. I was interested for this apartment even after 2.8 star rating in google. But now I know why is this rating.

I had a good experience living at this community when it was with the previous management and used to be called Enclave. Under the current management (Priderock), there were issues that can happen at any community but there were 2 things which were just unacceptable. 1. Roof leakage with water pouring in our bedroom which continued for several months. A fix was done and on the next rain, it would leak again. We had to replace our mattress twice (no reimbursement for the damages and/or inconvenience - they ask to use renter's insurance which would have $500 deductible). This also happened at the time my wife was expecting. They did respond to the maintenance request but the fact that the issue was never really fixed caused all the damages and the inconvenience - none of which was compensated 2. After vacating the apartment, the due balance was paid for via check payment in March 2017. With the account settled, they still sent the account to the collection agency which reported it to the credit bureaus - thereby damaging the credit standing - this is 6 months after the check was cleared. Neither the apartment community contacted me nor the collection agency. Complaint has been filed against the collection agency and the listing with the 3 credit bureaus has been disputed. Reason why you should think before moving here: 1. This community is sending the account to collection which has been paid for and settled. 2. This community is hiring collection agency (Hunter Warfield, Inc - has close to 500 complaints on BBB) - who don't verify if the claim that is submitted is legitimate. It would just start reporting it to the credit bureaus without contacting you 3. All the attempts to connect with the community goes unanswered - have tried it for 3 weeks now 4. Roof leak maybe an aberration but the fact that they couldn't fix the issue for several months is concerning Here, they will leave a standard reply saying please contact us to resolve the matter. Why can't they work with the consumers when the issue arises? Sharing my experience so that others know what they may get into. You definitely want peace of mind and this place spoilt it with the 2 major incidents I described above. I will update this review if the above issues are resolved.

The apartment has a nice layout, Lots of parking spaces. I would like to mention a couple of names who really helps the residents a lot and they are Alisha and Cherydawn. Both of these understands the concerns and help whatever way it is possible. I wish Alisha takes care of this property forever.

I have been staying this apartment since 1 year. To be honest my concerns are- Garbage disposal is over flowing(Saturday, Sunday and some weekdays), Gated community but once the gate has some issue, it will take weeks to fix. Staff is very rude, except one person others are non even responding properly. I am very disappointed on the staff (office). They offer some fee food but not in beatable condition(I tried grapes, rotten grapes). Message to management: Please inform office staff to be nice and responsive. I called many time, nobody answered at all(even though the office staff member next to the phone, rediculus ). Thank You for the opportunity.

I am living here for the last 2 years, when Priderock management took over this community about 6 months ago, they slapped gas charges which was introduced in lease without notice, which was free earlier, water charges doubled, management was bossy, never listens when asked for service request status or rent fee amount etc,Also leasing had not idea who is attending maintenance request, what is the status, when work order will be issued, have to make multiple calls to leasing office about the status of maintenance request, when i go ask in leasing office, their is still 48 to 72 hrs time to attend the maintenance work when there is water leak damaging wall, carpet and cabinets, maintenance request for leak of work raised on friday, until end of monday, i had called 3 times to leasing office to remind about the work order , still work is not done. I have asked for corporate office contact details to escalate the process followed, the team does not want to provide any details, the leasing office team just provided manager email id, she is busy and not available to talk.

I lived here for one year and then they increased the rent by around $300 on the name of renovation and asked me to move out. I have no option and shifted to a neighboring apartment last month. The staff is not good at all and rude when you discuss negotiations. The new management is extremely awful. I wish there were Negative Stars to give.

These apartments are very old. In terms of value for money, you may end up paying too much. in addition to high rent, you will be charged with hidden cost of water and gas bills. The funny part is that you don't have gas service in this apartment. You will receive the water bill and end paying much more than actual usage. These bills are divided among the residence and than you will pay than actual use. The last but not the least, the management will not hear what you will say !!!

I am still not a resident, paid my deposit but decided not to move in!! Worst management I have ever seen. It all started on Aug 4th, the day I paid my deposit and the next day I was told that my application is approved. I was told by a staff member that I can move in 7 days from there. When I checked 2 days later they told me my move in date is 25th Aug!! I asked the reason for making it so long. They said they kept it on "upgrade" list which I said specifically I don't want any upgrades. Then they again discussed among themselves who kept that unit on upgrade list and told me they will remove it from that list and promised me they will make it available by 18th Aug. The worst part is they will not reply at all to emails, then we have to call , they won't answer your question immediately on calls and I ended up going in person every single time. Most interesting part is my move in date they gave 18th and they mentioned I can see the unit for the first time on 18th only!! When I asked I have to walk in and check everything before I move in. Then they said I can visit on Aug 17th after 1PM as they have to install new carpet which they did not mention earlier and they were not sure before if they have to install new one or not. So for the above reason I was not allowed to walk-in the unit on 17th and finally told me I can visit only on 18th and move in on the same day If I want to (they know I cannot do that on same day). On the final day 18th I went to office and walked in unit which was okay (blinds were still in balcony and paint is wet) I went to office after taking renters insurance and Electricity account. Still, I thought maybe I can adjust for 6 months. Then, these guys pulled my documents and said they did not get my renters history yet!! they were saying they will expedite the process. What would have been my situation If I am from another state and sitting in their office hoping I can move in? I would have ended on roads for sure. To add on this after taking insurance now they are telling me is it on our "interested to pay". In the whole process they never told me my actual address until I asked. But, they want me to get electricity and insurance start by the day I move in. I ended up giving the providers wrong address what I saw in Google. They are very rude and will not communicate or answer to you properly and they promise one thing and do one thing.

Management(Amber, Ben, and i forget another person name) were awesome, friendly and very good in helping us. Also whenever there is some problem room service/technicians were really doing great job. I will again come to this community in future for sure.

I have lived in this complex since 2013 and ready to move. There is a huge wasp problem in the building I live in. The former property management company claimed they had complaints from other tenants in that building and couldn't seem to figure out where the wasps came from. They actually live within the cracks of the building and I tried to explain this to the lady but she didn't seem to care. Then there is a huge water bug problem. I have been to the office several times to complain about these huge bugs in the apt.............I was told.......welcome to TX it's just how things are here. Since I had moved from Florida I really thought that's how things in TX were as this was the only apt I have lived in. I got a new neighbor and she told me that's not true as the former complex she lived in she never saw a bug. Then there is a water issue. Water keeps getting shut off and there are times there is no hot water in the apt. I remember recently I wasn't able to take a shower before going to bed as a had a trip coming up the next morning as there was no hot water. Luckily it was back the next morning. We got a new management company in November 2014 and all they are doing is drastically increasing rents and parking charges...........can I at least have hot water to justify these increases. For sure not renewing my lease.

I love my complex, it's clean, and very finely manicured. The residents are very friendly. The location is great because it's a lot to do around the area. My apartment has everything I need and more, I love it!

This apartment complex was quite fine during the year I was living here. I had quiet neighbors and maintenance was sufficient. However, I would never recommend this apartment complex. After giving my notice to vacate I was informed I could settle my balance on my move out date. However, on the 5th of the month I was instead given slapped with a late fee. When I went in to try to correct the error I was accused of being a liar and they then threatened to call the police on me. I have never been treated in such a demeaning fashion by what is supposed to be a community.
