Heritage at Waters Landing

There’s been some improvement but communication still needs to be better. Several emails have gone unanswered. The maintenance staff truly makes this place amazing!! I hope leasing staff will work on communicating better as well as enforcing the rules. Cars are breaking the parking guidelines and not being towed, and the smoking policy is constantly being broken. Being severely asthmatic having cigarette and weed smoke fill my home is a disappointing and a detriment to my health. Hoping for more improvements.

I honestly like my 1 bedroom with a loft because it makes the ceiling at least 12 feet high at its lowest point. Whenever I’ve needed maintenance with any issue, they’ve come over as soon as possible and gotten the issue resolved.

I can’t complain for it to be my first apartment. I’m just excited for the journey. So far i’m enjoying my stay and i’m really considering resigning!

This apartment is awesome for the price. Great location. The neighbors in this community are very friendly. Before I moved here my brother lived here and he had no complaints. Now that I lived here I definitely like it as well.

I really like the apartment. Everything was clean when I arrived and everything is working good too. Very spacious and the area is nice. Good parking

It's generally very quiet and peaceful, people here are polite, maintenance crew are friendly. There is a trail that leads to a park behind my apartment building and I love it! That said, it would be nice if the apartments were cleaned of cobwebs, painted and the leakage worked on when it rains. When tickets are put in for maintenance it's never from my experience attended to. If one wants to make here their forever home you start having second thoughts cos it's a struggle to get a timely response from office.

Our experience is beginning to turn around for the better. Having an all new management and leasing staff has been a much needed positive change! Issues are being addressed and resolved in a much faster manner. Communication has immensely improved with the new staffing as well. The maintenance crew is still amazing as well! Loving the implementation of community activities and engagement opportunities. Keep up the great work!

It’s been a great time, we have wonderful neighbors. Everyone here treats each other like family and we look out for each other. It’s quiet and peaceful.

Love the area, everyone is super nice, all in all great place, maintenance is fast. They have valet trash as well. Have black hills park behind the complex for walking and fishing.

Love our apartment, love maintenance team, love current leasing team! Amenities are great and location is even better being right off the highway. Things are getting better and we are so blessed for it!

I have been here for 3 years and enjoy the community. Things have improved as far as maintenance and the neighbors are great. There are plenty of young working people and families to mingle but enough quiet and nature to keep to yourself.

Heritage is a decent place to live. I have need here for a few years and things have been okay, minor issues but nothing too bad. Quiet for the most part and neighbors stay to themselves.

Love this community maintenance team is attentive office staff is pretty nice and the property is pretty clean sad quiet for the most part.

Honestly this is the best apartment I ever lived in. I love the pool , the fun event they plan, we even have a bon fire. If any of my friends ask where to live I will recommend this place

I just moved to Heritage at Water's Landing and I had a great experience from finding an apartment to moving in. The leasing team delivered on every request I had and went above and beyond to ensure I had a great move-in day. Special shout-out to the maintenance team for making sure my apartment was finished and above my expectations before moving in. Since being at the property for almost a month, the teams have been quick to work on any issues found. Thank you Fredrianna for everything!

I love my bedroom/ loft apartment. Feels very open with good lighting. Since this building must be older, it’s not as updated as much as other complexes I’ve seen.

I have been at Heritage for 4 years, I have no Issues with Management. I live on a quiet side and my neighbors are good. Any maintenance issues are fixed in a timely manner. All of t he maintenance guys are respectful and helpful.

While we enjoy our apartment esthetics wise, issues with inconsiderate neighbors, lack of communication with the property manager, theft of packages, severe smoke from neighboring units, and long term issues (my HVAC system has been broken for an entire calendar year now) makes it difficult to want to eagerly stay here. Immediate changes need to be made!

Community is older, but pretty well kept. Maintenance staff works hard to keep things running well. Beautiful setting with lots of older trees and foliage and close to parks and hiking trails. Communication could be better and more pro-active/consistent by management office. Biggest issue is the visitor parking availability and policy.

Love the neighborhood and how view to the trees surrounding the property. Management is friendly. Parking is easy. Only complaint would be neighbors being loud at times

Moved in a month ago it is amazing communication is great with maintenance they do make you aware when they are coming into your apartment. With parking you so need additional parking passes they give you one but you have to pay for extra there is street parking for guest

Yes, the property is older, but the overall experience has not been horrible. I have lived here for some time now and I have seen the good, bad, and ugly of Heritage. If you want to have everything perfect, please establish some credit and a savings and become a homeowner. Most apartments now a days will come with some positive and negatives. My overall experience has been pretty good. Vonita has been attentive to me every step of the way of me transferring into 2 units. The first apartment was the best the second was meh. We are currently moving into a newer model in April. Remember this an older property!

I lived here for 2 years which I never had a problem. Time for me to renew my lease and I decided to transfer to a “renovated” apartment. What an epic fail. I go to get my keys on move in day just to be told my unit is not ready. When I say not ready. I mean not ready. Stuff was still in the cabinets from the prior people which means cleaners didn’t even come and clean the unit- I had to clean everything myself ,Painting still needed to be done, windows needed to be replaced, Stove wasn’t plugged in, blinds weren’t up, the washer and dryer were disgusting, the list goes on. My movers already had all my stuff on the truck. So we proceed to move in all while maintenance is getting my unit together. What a bad idea. It took over 2 months for the unit to be somewhat decent and it still had issues, paint chipping everywhere, windows needed to be replaced and so forth. I had to follow up with the office daily for the maintenance team to fix my unit to a move in ready apartment. It should be against the law to allow someone to move into a unit that was supposed to be ready and it wasn’t. I should have been reimbursed for my movers in my opinion. I fault with the main office and corporate for an accommodation for the inconvenience and they offered me $300 for the months long inconvenience or out my lease. Out my lease it is because $300 is a slap in the face. WHAT A RELIEF! I don’t recommend anyone to move here. It was such a stressful experience and I wasted so much money transferring and then having to pack up and move again just 2 months later. Very unprofessional staff, lack of communication and huge turnaround in staff. The renovated apartment is cheap work. Just some cheap paint on the cabinets that chipped as soon as the paint dried. Unfortunately this is no place to call home.

This apartment is very horrible to live in. If you have a child do not move in here. First of all I moved in during the shut down, so we did not get the opportunity to look at our apartment because of the Covid-19. First our bathroom was very dirty. The shower head was Very old. We spoke to them and they did not fix it, we had to fix it ourselves. Everything in that was house was very old and it needed to be change. Nothing was change in our apartment and the people don’t care the moment you sign your lease.

First of all, those model pictures are not how the apartment actually looks at all. The fitness and leasing center are the only accurate pictures in the gallery. Our fireplace never worked. There is no microwave. The washing machine would not drain for the duration of my entire lease. My closet door was broken for my entire lease. Parking is absolutely RIDICULOUS, you will not find a spot after 5pm. Management (all 3 of the old and new teams they had for the duration of my 13 month lease) was horrific. Extremely rude. Our neighbors below complained about us walking at 5am (because WE were actually employed and had to prepare for work) so they “examined” our apartment and reported back to the neighbors below providing them with details of what our place looked like and what we had in our place; details you’d only know if you had actually SEEN the inside. Maintenance was insanely incompetent and destructive. They entered into our place multiple times unannounced. They tipped my makeup drawer over once (you would have had to kove it for it to have fallen) and when I got home, it was all in the toilet. They went into my closet once, threw everything off of the shelves and left it there. They also used one of our Pyrex cooking pans to dispose of liquid from the washing machine that wouldn’t drain. I could go on and on, but please DO NOT MOVE HERE.

Nice community, I lived there for 10 years, quiet and clean. Management change at the end of 2016, new office people was not as nice as before. When I move out they charge me for extensive cleaning, even though I left the unit clean. When I called a rude lady told me they took pics of everything before they clean it. I request the pics via email. Still waiting.

Very nice community. The staff very professional and time sensitive concerning tenants. Maintenance team are very helpful. The Gables in near shopping, fast foods, grocery store, etc.

The complex has an exercise room to keep lessors fit. The common area are clean, appealing and perfect for any family. The maintenance staff are incredibly helpful. Metro accessibility in front of the complex office with postal service box. Near great movie theater, great restaurants, fast foods, banking, food stores easy access to interstate. I moved into this unit on Feb. 12, 2015. Since then all minor problems were corrected quickly and professionally. The Gables here are being remodel to update the apartments under new management. It is has been a wonderful experience so my living here.

I moved in this apartment Feb. 12, 2015. The front office and maintaince service is excellent. I've had only one complaint that my unit needs new patio and window replacement. Haven't receive them yet. Yet, it was promise that they would be changed in the near future.

Gables used to be a up scale apartment complex about 20 years ago. but now it need to upgrade their apartments. the appliances are very old and needs replacing also really bad drinking water quality.

In the DC metro area, there are either expensive luxury apartments or affordable dumps. The Gables at Waters Landing is the best of both worlds. The rent is affordable and the apartment and community offer the luxuries that you desire. While a significant distance from the hustle and bustle of downtown DC, there are many shopping centers conveniently located just minutes away, with stores like Target, Walmart, Wegmans, and Kohls. I have noticed an unusually higher number of bugs in my apartment, but that is likely due to the fireplace as well as the many state parks nearby. Overall, a good place to live.

These apartments are fantastic! I spent months looking around and could not find anything that fit exactly what I needed. I finally came across the gables at waterslanding and immediately fell in love with their area. It's right next to the woods, which lead to a national park that has so much space to walk/run/bike/fish/and have cookouts. It's RIGHT in the front of a cute park, so if you have children you can feel safe about them playing at the park just across from you! It's a nice and quiet area but very easy to make friends with neighbors if you're into that! The leasing office workers were so incredibly sweet and easy going during my process of looking for a place to live and they very much helped me fall in love with the apartment I currently live in. Free parking and access to 24 hour gym and the pool during summer. All for free?! It really is amazing (: it's a place to fall in love with for sure. Oh! all of this AND it's very affordable! Thats the hardest part of finding a place you love. And they have it!
