Property Ratings at Heritage Lake Apartments
This property is a joke. Spider webs and bugs crawling everywhere, even after multiple requests to maintenance to have pest control come. If you feel comfortable walking through a forest of cobwebs and 4-7 brown recluses anytime you need to come or go to your apartment (as well inside sleeping with you) this place is your new home. If that doesn't sound like you stay away. No Elevators, mailbox broken, packages stolen, not to mention a management office that is literally never opened, keeps their doors locked (with their "complimentary refreshments" inside with them) and is wildly inflexible and unaccommodating. Literally nothing good you can say about this place. Do yourself a favor, keep looking.

These apartments are wonderful to live in. I have lived here for almost 2 1/2 years and have had no issues at all. The office staff has always been very professional and happy to assist me when I needed them. The maintenance crew is absolutely amazing. They get your work requests taken care the same day and sometimes within a few hours of putting in the request. The grounds are kept up and are always looking Beautiful. It is very peaceful here and the people that live here in the community are very friendly and welcoming. It has Beautiful views and is close to pretty much anything you need. I definitely recommend these apartments. These are the best Apartments I have lived in by far and I have lived in quite a few.

I have lived here for 8 yrs., This complex has such an eye catching personality! Beautiful landscaping, very well maintained. Apartments are spacious and well designed. Excellent location close to everything however located away from all the hustle and bustle. The Staff is very attentive and accommodating....Maintenance team is spot on when submitting a work order. Pet friendly!

We’ve lived here for over 2 years and have never had issues. Our apartment faces lovely woods so our balcony is so peaceful. It’s very quiet, we genuinely hardly ever hear our neighbors. The maintenance staff is friendly and punctual the couple times we’ve had them out for minor things. The area is highly convenient with anything I need less than 5-10 min away. I recommend living here to anyone.

My husband and I moved here a year ago and chose to rent at this location because the elementary school in this location is the best rated in all of Knoxville. We are so happy here, the apartments are very nice and well taken care of. The maintenance staff are very helpful and responsive (they also wave every time we pass them). The front office staff are helpful and professional. The pool is an amazing perk! We are former homeowners and we were not looking forward to being in a smaller apartment but the perks of living here have far outweighed those concerns. The buildings were built very well. We almost never hear any of our neighbors, the walls are basically sound proof! Walking by the lake is peaceful. The residents are all very pleasant. The only thing I could suggest is maybe updating the playground at some point, but really the fact that they even have one is pretty awesome! I highly recommend calling this place home!

I really enjoyed my time living at Heritage Lake! The staff was always helpful and friendly and I loved the location! They are 1 exit away from restaurants and shopping. I would recommend these apartments to anyone looking for a place to live in Knoxville!

Terrible staff in the front office and the air conditioning barely works. Things are constantly tearing up. Nicer apartments for cheaper are easy to come by

Over the years I have had to relocate for my career and have apartment hopped each time. Heritage Lake was like a home away from home. The staff are kind, friendly and always open to help. I'm so glad that I was able to find this apartment complex when I moved back to Knoxville. It was one of several I had visited and was starting to get discouraged on finding a new home. The property manager and leasing agents were so friendly and helpful. Along with the amenities and floor plan of this complex really solidified my decision to live here. The staff members continue to be very pleasant whenever I pick up packages or see them on my way to the pool. Any maintenance request that I have has been taken care of within 24-48 hours depending on the urgency. The location is great near some great shopping and restaurants. I also love that it is right off of the interstate so anytime I carpool or use Ubers the directions and pick-up location is easy to explain. The decor and set-up of the apartments are so cute and modern! I have loved being able to decorate my apartment because the cabinets, appliances, & flooring complement so well together. This has definitely been my favorite apartment that I have lived in so far and has been great for hosting guests. The pool and lounge area have also been clutch during the spring and summer months! The resident events that are hosted by the leasing office have been really fun and not awkward like the ones that I have been to in previous complexes. I have actually met several neighbors through those events, which also makes me feel safer living here by myself. I would definitely recommend this apartment complex to others.

If you want to constantly hear every footstep of your neighbor and their dogs, then yes...this is the place for you. Otherwise, I wouldn't advise. The walls are so thin, and if you have anyone live above you, good luck. You will hear their every.single.move. Not normally greeted upon entering the main office, but staff is nice when you get someone. They often close the office early without notifying residents. Not cool when you're getting off and trying to pick up a package before normal closing hours. Packages are often not logged, so you are sifting through a stack of boxes in the main lobby area. Trash area is often disgusting with trash overflowing the compact area, to the point you can't even throw trash away. Just place it with the other bags outside of the trash area. If you get home late at night, you can hang up parking near your actual apartment. Keep researching the area, definitely better options available.

Living here is awful. Our kitchen cabinets are falling apart and we can hear everything through the walls. Some of our doors inside our apartment don't latch close. This is just the inside maintenance issue. If you are expecting to pick up packages or talk to someone in the leasing office, good luck! They have posted hours but rarely have people in there when they are supposed to be open so I have often had to leave important packages there for day. The complex is overpriced for what they offer and they charge 10% late charge on rent even though they send out notices that rent is due on the 6th. They apply that fee at their own will. Heritage Lake is also unkempt and the trash is often overflowing. People are always illegally parking due to a lack of adequate parking spaces. It looks disorganized and far from the luxury apartment community they are going for. WHAT A WASTE OF MONEY!

Terrible construction on these apts means you can hear EVERY footstep of your neighbor and their pets. Nothing can be done to fix the problem and you don’t know until you move in. When you leave, get ready, they charge you for everything even if you have your carpets professionally cleaned. They refused to give me an exit walk thru so they could trump up the list of expenses. Funny thing was they renovated the entire apt so all the stuff I supposedly didn’t clean well, was ripped out and replaced. I just paid for the renovation. There’s not enough parking and they’ll tow your car! They are awful!!

The rent isn't too pricey for what you get and they have an app that allows you to pay rent and report issues; Most issues I ran into were fixed within 1-2 days and were easy to report via the app. If you have a dog, the area is great to walk your dog in. The dog park is small but all the areas available to explore make up for it. There's a large lot of land just behind the complex that you can take your pet and let them run out extra energy if they're good off leash; If not, it's still a great area to walk on leash. If you're a runner or walker there's a track just on the other side of the road that's roughly 0.7 miles which is nice to run/walk. You can also easily access the start of the sidewalk down Wasteland that connects to S. Peters/Ebenezer for even longer walks and runs. If it's rainy there's an onsite gym, it is small so there were times equipment was in use when I went, but for the most there was either a treadmill or elliptical open to use. One down fall is the parking, the building I was in wasn't much of an issue, though, there is definitely a squeeze if you arrive home later than 7pm. As far as the folks in the office, they were always kind to me and knew me by name even with the few visits I made.
First let me start off by saying I really like the people in the onsite office. I really wanted to enjoy living here but it has been one disappointment after another. The parking situation is absolutely crazy. If you arrive home after 7pm, you can pretty much bet you will have a hike to your apartment. There are 2 reserved spots for a nominal fee per 20 apartments. I still don't understand how common sense doesn't dictate each apartment having at least one assigned spot near it's building. Management will probably respond by saying that this is with only a few buildings but I would gather that they have not driven through the complex at 10pm and see that in front of some buildings people are making there own parking spots and parking illegally I might add. Secondly the trash compactor is either completely unattended or severely undersized for this many apartments. I have been completely embarrassed on more than one occasion by the overflow while having guests over. I am not talking about just a couple bags here and there either. Just this past weekend there were probably 30-45 bags stacked up in front of the area and overflowing down the steps. It's both disgusting and extremely unsightly. ATTENTION Dog Owners: This is one of the few apartments without a lot of breed restrictions. First let me say that for the most part I rarely hear a dog barking outside of a few hellos here and there. Now the bad part. The "owners" of these dogs are some of the most inconsiderate people I've ever met. Rarely do you see someone actually cleaning up after their pet and there are plenty of "land mines" laying around. I've had the same problem with my A/C four times now in the last 60 days and the problem is still not resolved. I'd give them negative stars just for this if I could. If it was just a leaky faucet I wouldn't complain too much, but the A/C and Heat are one of the things that when they go out it is both uncomfortable and a pain to deal with.
In west knoxville with comparible rent prices and own small pond in the complex
This complex is showing its age and is not being properly maintained and finding a close parking space is always a challenge. I love the location, but I'm disappointed in the quality of the complex. The staff is nice, but often only do bandaids instead of fixing an issue.
