Property Ratings at Heritage Lofts
I haven't been here a week and this is already the worst experience of my entire life. 6 days in and I still have no access to my apartment. If the gates are closed. Or the door to the building is locked.... I can't get in. Every time I use something to prop the door to the building open, someone moves it. I literally have to walk around to the other side of the building and HOPE that they have something propping their door open and walk back to my side. Sometimes I get lucky and someone walks out the door at the right time then I can enter. Last night all doors were locked and I had to SLEEP IN MY CAR. Woke up and went to work because the door was still locked. No shower... No bedroom. No access to anything that I paid for when I signed the lease 6 days ago. The manager knew about this since day 1. At first it seemed like she was trying to help... But as of day 4... I have called the office time after time... And texted time after time. Now I'm getting no response. I work before they open and come back after they close. So the only time I can go to the office is on Saturday. I'm here earlier tonight so hopefully I can catch someone walking out and enter the building sometime tonight. It'll be nice to shower and sleep in my bed tonight. I don't even know if I should even waste my time going to the office Saturday. I'm a new resident. If they knew I couldn't get into the apartments for an entire week and didn't care.... Why would they all of a sudden care on the 7th day. I truly expect them to not do anything. Why would they? I signed the lease. I hold no power. Even if they do all of a sudden allow me access to my apartment... I've seen enough about what they prioritize... And it's not the new residents. OH. My ceiling fan and lights weren't working my first day. I have drawers and cabinets that won't open or close. They came fixed the fan and light... But did nothing about my cabinet. Safe to say... Do yourself a favor. Find somewhere else to move.
The 2 managers in the apartment complex office are awful. They know about the many items that need to be taken care of and they don’t seem to care about the health and safety of the residents living here at the Heritage Apartments. Since these 2 managers, owner and management company came in to take over in March 2023 the apartment complex has gone down hill fast. Many long term residents and other residents are moving out due to the many issues that the 2 managers in the apartment complex office are aware of and are not taking care of the issues like picking up trash in the hallways on a daily basis, mopping the floors in the hallways on a daily basis, vacuuming the carpets in the hallways on a daily basis, sweeping the hallways on a daily basis, mopping and cleaning up the laundry rooms on a daily basis, picking up trash in the laundry rooms on a daily basis and picking up trash around the outside of the apartment complex on a daily basis. The 2 apartment complex managers in the office know about the daily cleaning issues and all we get from the 2 managers are excuses and more excuses and more excuses time and time again on when an issue is going to be taken care of. The Heritage Apartments were once a wonderful place to live way before these 2 office managers, owner and management company ever took over in March 2023. Don’t even visit this apartment complex or even rent in this apartment complex.

We feel it is important to mention that new management has been in place since Sept 1st and both office employees are new since the time of this review. New management has hired full-time housekeeping. We have also approved a repair for the cooling system, do have regular cleanings of halls, and entries, currently have the pool back up and running, grounds cleaned and mowed, and have both elevators up, operating fully. We also now have an approved and soon-to-install new entry/exit software to prevent unauthorized entry as well as an on-site Courtesy Officer living on-site to monitor and assist with any situations possible. First Impressions are key when you go look at an apartment complex. You look at everything in the area were that apartment complex is located, the outside of the apartment complex to see how clean the outside of the apartment complex grounds are being properly maintained from trash, safety issues on the outside of the apartment complex, lightning on the outside of the apartment complex buildings at night, as well as the upkeep of the apartment complex building(s) on the outside. When you go into the apartment complex office to take a tour of the inside of the apartment complex you also look at how clean the apartment complex main office is being properly being maintained (which can be deceiving and being cleaned) as well as the management stuff in the office, there knowledge of there apartment complex property, as well as how clean the inside of the apartment complex hallways, laundry rooms and the inside of the apartment units in the apartment complex are being properly maintained and cleaned on a daily basis. If the apartment complex is not being properly maintained on the apartment complex grounds with the landscaping, trash not being picked up outside of the apartment complex and the inside of the apartment complex is not being cleaned on a daily basis do you bother going into the apartment complex main office to take a tour of the inside of the apartment complex and the apartment complex units….no not at all!!! First Impressions are everything in keeping your residents living at your apartment complex and having new renters coming into your apartment complex to live at your apartment complex. If your apartment complex isn’t being properly maintained and cleaned on a daily basis your long term residents will be moving out of your apartment complex and you will not have any new tenants renting at your apartment complex. This is the same thing with apartment complex’s that you are a Secret Shopper and your inspecting of an apartment complex to see if you want to live at that apartment complex. Do not live here at this apartment complex!!!!!

Now days the apartment complex office manages don’t even take care of the inside and outside of the Heritage Apartments. Apparently the apartment complex office manages don’t even care about the health and safety of there residents here at the Heritage Apartments.
The Heritage Apartments were once a very popular place to live years ago and there were residents who have lived here for 10+ years, 15+ years and even 22+ years as well as generations of the same family from parents and there children as well as family friends have lived here at The Heritage Apartments. Now days all of the long term residents are moving out of the Heritage Apartments because of all of the many issues and items that are not being taken care of by the office managers in the apartment complex office. The office managers know what needs to be done with the much needed cleaning all around the apartment complex inside and outside of the Heritage Apartments. Apparently the office managers don’t really care about the health and safety issues and the health and safety of there residents at the Heritage Apartments.
Since this new owner, new apartment manager in the office, new assistant apartment manager in the office and new property management company took over this apartment complex on March 2023. The hallways tiles don’t even get mopped on a daily basis, daily sweeping of the hallways cleaned on a daily basis, daily trash picked up in hallways don’t get cleaned up on a daily basis, lobby carpets don’t get vacuumed on a daily basis, laundry rooms don’t get mopped & cleaned up on a daily basis from the trash left on the floors by residents, the laundry room trash cans don’t get empty on a daily basis, fitness room doesn’t get cleaned up on a daily basis, trash in the mailbox areas, leaking roof in one of the mailbox areas, trash around the entire outside and inside of the apartment complex doesn’t even get picked up on a daily basis, the security gates don’t always work at times on a daily basis and the new apartment complex manager in the office and new assistant manager in the office don’t seem to care about the health and safety of there residents here at the Heritage Apartments. The new apartment complex manager in the office and new assistant apartment complex manager in the office know about the cleaning issues that need to be done and the many excuses about when cleaning is going to be done. The Heritage Apartments were really extremely nice and properly maintained and cleaned on a daily basis way before this new owner, new property management company, new apartment complex manager in the office and new assistant apartment manager in the office ever took over here at the Heritage Apartments on March 2023.
Where to even begin. Moving in was an absolute headache since the ramps placed around the building only lead to stairs. There's handicap spots out front, but if you need to use a wheelchair to get around, don't come here. There is no possible way for you to reach any apartment without having to use stairs. There is definitely a roach problem here that they just haven't even TRIED to fix. We kill around 8 to 10 of them PER DAY. It's absolutely awful. The water is constantly turned off and water pressure is bad at least 3 times a month. The A/C and heater is always "under repairs". They use a chiller system here so you have no control of the temperature of your apartment. We've been sweating HOT in our apartment during the summer and FREEZING cold now in the winter since our heater isn't working. Oh and the gates. The gates have been broken and wide open now for about a month. Last time they were broken, several cars had all 4 of their tires STOLEN over 1 night. Look up the camera footage? Oh those? Those specific ones that would show the suspect don't work. They were working on the asphalt one day and failed to let people know to move their cars from the back before a certain time frame, so they ended up towing/ somehow getting into a bunch of cars and moved them to the front without the owners knowledge. The cars that were moved where absolutely covered in dirt and our seat was moved. The washing machines were broken for a long time. Our clothes was constantly moved by other people without our consent and we'd come back to find them still sopping wet because somebody couldn't wait their turn to wash their clothes. There's a camera in there. Doesn't work. Bug suprise there. We got excited when they announced that they would be installing new ones which took around 3 weeks for them to work. Come to find out that we now have new washers and dryers in the laundry room AND we have to PAY to use them now. cool. There's pee constantly in the hallways from someone's dog that just doesn't care that it pees on the walls. There's also dog poop left around the dog owners car all the time. You can hear the cars racing late at night on Westheimer every weekend. They've recently renovated, but all the paint and new floors don't fix anything that residents have issues with. I would not reccomend ANYONE to live here. Please find a different place.

It’s just not worth it. The maintenance is horrendous a new company took over and they’re doing better but there are still ceiling leaks which they just plaster over. The elevator has been down for weeks and nothing has been done. There’s standing water in the parking garage it may get better but you can do better right now.

I had been here less than two weeks and I was/am already dealing with a American and German Roach problem that prevented me from moving in. So I was staying at a hotel (only the leasing office knew this) and remained pleasant because I knew this was out of their control. Someone came into my unit while I was gone and stole the few things I brought during the move. Whoever had done it had the means to unlock and lock my apartment since my windows and patio doors stay locked. They left an open bag of chips with a lighter and fruit cup. The only recourse the property manager, Allison, gave me was to cancel my lease without penalty. I had to inquire about police involvement and how to contact the renter’s insurance that I have through them, Myself and the Houston Police Department believe the culprit is someone had access to my apartment keys. Since there were no signs of forced entry and the door was locked. When I told the leasing agent, because Allison never directly contacted me despite the situation, that I believe the culprit was maintenance or someone else with access, all of a sudden they had seen a “vagrant” on the property. They sent me the results of their “investigation” at 5PM on 10/22, it was just a haphazardly put together document that insinuated that I was to blame and I could terminate my lease without penalty. A good portion of the document said that various doors were unlocked when they had arrived to do a walkthrough of my doors and locks. I was inside the unit and I told them that I was in the process of setting up my new security system. Which they ended up setting off when they tried to open the patio doors. They also said that there was no camera footage of the “vagrant” they brought up or anyone entering or exiting my unit with my things. There is a camera right by the exit that I am only a couple feet away from. This leads me to believe that they do not work. Then it said that there was no signs of damage or force when they checked outside my unit, which confirms that a vagrant is unlikely. When I responded with valid questions/concerns and said I could not move out as I am new to the state and have no where else to go. Denise, regional manager, STILL said that I needed to submit my lease termination by mail and all further contact would be through their legal team. I told her again I could not move, and I would like the legal teams contact since they did not say when I would hear from them and HR’s contact information.
This place is terrible! From the first day I came here they had a list of things they needed to fix. Nothing was fixed except for a very small part and the list is pretty long. Their attitude is contemptuous. They always say that everything will be fixed by the end of the week and nothing happens. The apartment is falling apart and they do not care about it all sleeping here. When I got to the complex for the first time they presented a very nice picture and excellent attitude but once I signed the contract everything changed. They smile, they say it will be fixed, in practice ... nothing happens! After checking I saw that it was not just me and other tenants complaining about things that are really minimal to repair. I added pictures to prove that what I'm saying is not a lie or just bad feedback. Even protected I do not feel here About two weeks ago broke into my car and stole my audio system. This place is terrible! You should not come near here. I've been looking for a briefing out and hoping to see my $ 700 deposit back. Be warned!

We are sorry that you are not happy with your apartment, and despite how many bad reviews that you write (2 on this site alone) in an effort to break a lease, We have many highly rated resident reviews on other sites from very happy residents, and received the Houston HAA Cornerstone award for the city's best Redevelopment property in 2016. In 4 years we have not had a single incident in the garage, when asked, you were not 100% certain it happened in our garage, and failed to file a police report. The location is good. The complex/apts over all look condition is ok. The downside is the maintenances. Every time you have problems, they will come fix it and create another problem. Issues never up and up this place. Bottom line I really recommend to go to other Place ):

We apologize that you are having maintenance issues in your apartment. We strive to have excellent maintenance, our team is extremely qualified, and our staff is available Monday-Friday during office hours and available 24 hours for emergencies. Heritage was awarded the Cornerstone Award from the Houston Apartment Association in 2016, for Houston's Best Redevelopment Community. Most of our apartments have been fully renovated but not all, and we encourage all residents to relocate to a fully renovated apartment where all fixtures and appliances have been replaced, and many upgrades have been completed. We have a very high review score on Apartment Ratings and most of our residents are extremely happy as posted in the reviews. We suggest that you transfer to one of our beautifully renovated apartments as most residents have moved in to, and avoid the issues that you are having. Heritage Management
