Property Ratings at Heritage Park
Good Maintenance team But very high and unexpected move out charges. During pre move out inspection, maintenance did not highlight any charges but management charged.
Pros: - Good maintenance staff - Good storage space Cons: - Rude property managers - Very high move out charges. Please take all the required photos before moving in. - When you walk around the apartments, you will see many cockroaches. - Swimming polls are dirty most of the times and you will find dead insects at times. - Gym is for namesake. - Not safe as my brand new bike which was locked property got stolen. I reported this to property manager but it was not helpful. - People keep knocking on the door for donation and it is scary most of the times since there is not security at all.
Not a safe community at all. Shoes get stolen away from the door all the time, car got broken into under the covered parking. Management has no responsibility of this, security patrol doesn’t do their job, clearly! Can add so much more about the petty problems that keeps happening.

I'm so sorry you feel this way, However you're shoes wouldn't of gotten stolen had you not left them outside incessantly. We have requested many times that the residence take their shoes inside the home. We are not a gated community and nor are we the police station. You were aware of this when you decided to move in with us. Security patrol is not onsite 2/7 and we are not responsible for any lost or stolen items just like any other community you decide to reside at. My suggestion is that you install a camera in your vehicle or enroll in on-star, and leave all your personal belongings in your home including your shoes. We wish you the best of luck in the future
I have stayed here for a Year. Pros: Apartment is average. Nice locality and Near to Murphy Ave, Railway Station. Maintenance timely response. Cons: Move out Expenses are very very high. At least a Month Rent. Little Stains on Kitchen Granite Counter top, Carpet will be asked to replacement. Power bills are too high.Average Monthly Minimum 100$. Very low rating School district. Noise as near to Railway Tracks. Month on Month lease is very costly after Lease expiry. Full of cockroaches.
The place has cockroaches ! They are infamous for charging almost every tenant for Granite slab stains, carpet replacement and painting. We were also forced to do bedbugs treatment, they charge you heavily to recover the discount they gave at the time of move-in. Every another tenant faced these ordeals while vacating. In fact, we were not treated well in leasing office, only new customers get good reception. Please avoid. Don't think you won't find better apartment near Caltrain station etc.
These apartment give discounts for move-in, once you move in your suffering starts. Move out is not easy and too costly , they recover what they give you. All apartments are roaches affected, for sure you do not see any roaches at the beginning , after 3-4 months you can see roaches and count continues to increase. All appliances are poor quality , in just 5-6 months it starts breaking and needs replacement. Maintainence members are good , they respond same or next day early. But overall experience is too bad and move out expenses is too costly (Kitchen Granites replacements).
And there's no way to get rid of them. It's disgusting and violates or possible sanitary norms.
This is the perfect place to live if you want to stay close to downtown, indian restuarants and clatrain station. Also, it has great accessibility to VTA buses. Staff is incredibly helpful.
Have lived here for close to one year now. Got locked in a good offer for a year. Lease signing was a breeze, almost everything was done online. The first month rent and deposit is taken only via checks. For Move-in inspection , we had 3 days. The stay in the last one year has been very pleasant. Maintenance requests are serviced in a day or two, very prompt. Staff are very courteous. Laundry machines could be better maintained (some problems are caused by usage by tenants). Some apartments have noise problem as they are next to the rail track and there is also a sports bar on one side of the community. Location is great, Cal train station in walkable distance, farmers market every week very closeby. The nearest school does have a good rating, not great by California standards. Shops/restaurants/Downtown/Parks are all close by. Overall very good apartment as long as you dont get to live near the tracks/bar. Planning to renew the lease though the rent may go up (hopefully not much).
advantage- Excellent location close to Murphy avenue, Sunnyvale Caltrain station, VTA bus stops and El Camino real. Close to work(4 miles) Disadvantage- insanely expensive due to the location apparently. The house vibrates due to be being close to the railway tracks(cal trains). Not worth for the money they charge.
as far as the location (4/5) and unnecessary hassle referring to the management about customer services (3/5) must increase facilities with laundry and parking spaces (3/5) first strategical yet logical improvement is to come up with lower prices for rents because the area got plentiful of renters don't compete with loft houses around, but if you guys do then it is better to rent loft house with kinda same price rent and we get more of a facilities and benefits (3/5).
