Property Ratings at Heritage Village Apartments
I lived there for two years. The plumbing issues in my own apartment became apparent the week I moved in. Maintenance had to come by multiple times to get my toilet running properly. In the first few months my dishwasher flooded one evening requiring me to call for emergency maintenance. The kitchen sink would often become backed up (I never allowed food to get into the drain). When a family moved into the apartment above me I had 4 sperate leaks in my ceiling in the living area and bathroom. On several occasions I had to take time off work to deal with these issues. What put me over the edge was when a neighboring apartment had sewage water back up and flood her whole apartment. The smell was apparent as soon as I set foot in the building. The rest of us in the building were never notified of what happened despite the smell. Witnessing the way management treated this tenant after everything she owned was ruined by this plumbing failure gave me the final push I needed to get out.
No rental stabilization, one washer shared across 12+ units. Maintenance was friendly but management staff did little to nothing to help stabilize our rent prices.
The complex on the whole is a reasonable deal for the area and maintenance does work, not always successfully, to address problems. Unfortunately, for all of the money spent to make my apartment look good on move in, they did not tighten up the sub-floor leaving it very creaky. Add to that neighbors in similar apartments with a gazillion kids who NEVER SLEEP and who are allowed to jump incessantly and you have a frightfully loud situation. I may have to break my lease for the noise level alone. Word to the wise, the bigger apartments are filled with bigger families, not split between professionals as you might think.
I relocated to the area last fall and needed to find a place to live quickly. Heritage Village was affordable at the time and close to work. I immediately regretted my decision to move here. I moved into a first floor apartment that had smelly carpets, which was supposedly freshly shampooed. I also had spiders throughout the entire apartment along with other bugs. The water turns brown at times and the only response from management is " there's nothing we can do". Maintenance said because the buildings are over 50 years old the pipes are rusted. I have to run my water for 15-20 minutes at times before it runs clear. There is also no noise barrier in these apartments. I had to move into another building on the 3rd floor because children were running and stomping around all night, which made it impossible for me to sleep. The building I'm in now is extremely noisy and I still have brown water. Also, there's only one washing machine in a building of 12 apartments. The only thing I like about Heritage is that the heat is included. I'm very disappointed otherwise.
I do not recommend this apt. the management policy changes frequently and is forced to be signed by current residents. I am relocating for a new job and they charge me the penalty in 2 weeks. the web payment cannot be made for paying rent and penalty separately. the three management employees are saying differently, no consistency. even though you want to move in here, read all policies and ask all before sign it. when I provide a leave form, they did not explain things required. they just said "pay the penalty. everything is written in the policy!". no recommend!!! underaged kids are running and riding bicycles all around the drive way without any guardian.
RENTER BEWARE!!! They will charge you obscene "damages" upon move out... $400 for routine things like cleaning carpets, tub, fridge, etc... were they not going to clean this stuff for the new tenant anyway??? I loved there for 4 years! I tried to fight it and was sent to collections. POOR business!!!
Property Manager at Heritage Village Apartments, Responded To This Review
We are fair with our move out charges, we expect residents to leave the apartment clean and damage free. Any community expects there to be "normal wear and tear" but if cleaning is not done at all, there will be charges.
The amenities are great, apartments are beautiful, but unfortunately there are always maintenance problems. My apartment on the bottom floor flooded and I was out for a week along with my neighbors because the plumbing and building design can't handle below ground level plumbing. New management is very short and rude, old management was actually better even though they were the ones the neglected the problems that I reported that ultimately precipitated the flooding.
