Grand Island is situated along the Niagara River. This island town connects to Niagara Falls to the north via the North Island Bridge and connects to Buffalo to the south via the South Grand Island Bridge. Once known as a resort city, Grand Island is full of beauty with trees, parks, trails, marinas, farms, and quaint neighborhoods situated throughout the city.
If you’re looking for great places to eat, you won’t have to stray far from Grand Island Boulevard as many of the city’s famous eateries, including some highly rated pizzerias, are located along this road. Along with great food, this city offers plenty of opportunities for family fun like the Grand Island Fun Center, a historic cottage, and many hiking paths and State Parks like Buckhorn Island.
Renters will find that many of the rental options are conveniently located across the center of the city along Grand Island Boulevard.

The neighbors will smoke. They will have dogs that bark all the time. They will do drugs next to you while you try to enjoy outdoor time. You will hear everything through the thin walls. Everything in the apartment is so cheap that it will break with a feather touch. It will smell bad from the smokers next door. The utilities are very expensive. The cable is $50 per month and you didn't have a choice. The pool is open when someone is willing to work it for $10/hr. The plow service is trash and you will do much of the shoveling yourself. The office staff hates complainers :)
If I could give zero stars I would. We live in Florida and we’re looking to relocate to the Buffalo area due to my daughter having a high-risk pregnancy in Toronto. I had dealt with the front office at Heron Pointe And they advised they had a three bedroom that someone was interested in but didn’t put an application in so I could have it. I had asked if I could wait until the end of the week (4 days) Because we wanted to see it before committing to anything. I was advised that I would have to leave a whole month’s deposit. I explained we knew nothing about the area and was told they’d need a deposit. I then agreed to do so. We came into town 4 days later, and went to see the community. Oh my, it is far from what we expected and saw online. The townhouses are just boxed up all over the place and the parking lot had beat up cars and one even was taped and held up with belts. The area itself is in the middle of nowhere. We immediately knew this was not for us and I emailed the office and told them we did not want to sign a lease and to credit me back the hold deposit. Well they refuse to do so and we have not even signed a lease!!! This place lacks integrity and only cares about keeping people’s deposits. These people are scum and have zero integrity that they would keep a hold deposit knowing full well we didn’t know the area AND rentals are hard to find so they were not harmed in not being able to rent this place. Stay away from this crap hole complex and look elsewhere. I’ve never seen such unscrupulous people in my life. Now we are out $2400 due to their greed. Very disappointing and not a good look for them. Don’t say I didn’t warn you…
I am from Ohio. I got a job in Buffalo area. I rented an apartment here at Heron Pointe. I signed the contract and paid $1,766 deposit to move in for the new job. I lost my job the very next day. I contacted the management and I explained to them that I cannot move to the area anymore because I lost my job and I asked them if they would refund me the deposit. They refused to refund me a penny saying they take it as liquidated damage. They took $1,766 for a 24 hours period, I canceled only after 24 hours and they would not refund penny out of the $1,766. Those are money hungry people, stay away from them.
Ammenities and location are really nice. Maintenance staff responds quickly, but the apartments are very cheaply built. Biggest issue though is that the walls are THIN. We share a bedroom wall with our neighbor and we can hear everything. Stay far away.
The washer/dryer were not hooked up, the dishwasher was not hooked up (took 3 days to get fixed), the hot/cold settings in the showers are backwards (claims they can’t fix this). We have had the light in the bedroom fixed 3 times and it continues to flicker, go out or not work at all. Our microwave randomly stopped working and it took nearly a month for it to get fixed. When we brought the issue up they claimed there was nothing they could do and if we wanted to be able to microwave food we should purchase our own “Craigslist is a great option for buying used and cheap.” During a particularly cold time (-20) both sets of fire sprinkler lines in the building burst, flooding the first floor, ruining items in garages and even a few units. This left the fire alarms and fire suppression system deactivated for the better part of the month. The ceilings where damage occurred from water pouring out still have not been fixed; it’s great to have a hole in the wall in the hall way leading outside and insulation hanging down from the ceiling while the lights in the garages don’t work. Snow removal is a joke. When they actually plow it is maybe once a day (middle of the night) and they don’t even scrape the ground. Instead they opt to leave about an inch of snow on the ground that everyone drives on, turning it to slush and then to ice. I have only ever seen them salting once or twice, and that was on the sidewalks near the buildings, never on the roads and the salt was more accurately piled up in big clusters rather than spread around to actually be effective. If you live above a garage you’re going to be freezing in the winter. If you’re like us and have garage below you that is used consistently (in and out at least 6 times a night – it’s also incredibly noisy) then you’re going to be miserable. They tried to negate this issue with carpeting, but it’s all really cheap and hardly dampens the issue. It gets so cold in our bathrooms that the pipes to the toilet and sinks froze so we couldn’t use them until it thawed; management’s response to this was turning up the heat and hoping for the best, no they did not offer to help offset the cost from the increased heating bill. It’s amazing that we had to pay for extra heat just to have a working toilet.
The staff here is very rude, specifically Rose in the front office. I moved into a brand new unit and had 3 mice! The construction is very cheap. My laminate floors are peeling up and my sliding glass door falls off the track each time I use it. They are very money hungry here too always making up a reason to get more money from you. I do not recommend this complex to anyone, luxury is an understatement!
The apts are nice. Yes. Granite counter tops, laminate wood flooring, new builds. The noise is unbearable though. The walls are paper thin. The people above you and below you can hear everything you say or do. There is very little sound insulation. Some people smoke in the building. You can smell it in the hallways. Construction has been going on since be been here and they work 6:45 am to 4 pm. Nail guns, blowers, saws, etc. very loud. Water pressure was not very good. I had to buy a new shower head. Also, the highest utilities I’ve ever had. $150/mo for gas in the winter, $100 for electric, and $60 for water, on average. You can feel the outside air come through the windows and wall outlets in spots. For the price, I did not think this was worth it. I conferred with other tenants and they agreed as well. (4 people) I am unsure about the townhomes. I’m guessing those are similar in quality. The apartments are nice looking, but practicality of living space is bad. I know the people I have talked to do not plan on renewing their lease. Management is very on top of things and is good at yelling at people which is nice if you have a problem. Overpriced and under quality. There are several fees when you move out. Be aware!
These apartments are supposed to be luxury. They were put together too fast and not well. The kitchen storage is too small. Parking is a nightmare! It should be assigned parking. Every single night i have to walk a block just to get to my apartment because my neighbors think parking in front of my apartment is more convenient. Somethig to think about!!
