Property Ratings at Heron Pond
The property manager as of today 12/20/2022 has blocked my number from calling company phone for complaining about the poor management. My unit has been with a dryer for over a week. The tile are lifting and the apartment has mold. They will tow your car from your own reserved parking spot. I will not recommend this place to my enemy.
This place is not nice, garbage containers are not enough for the community, at nighttime there are several racoons and cats eating at these containers, bringing all kinds of diseases, they hire some fly by night electrician to repair the parking lights making it worst, all buildings are falling apart, windows are boarder up, walls around patios are falling apart, they claim that none is to store stuff in balconies but yet is not true, people do mechanics on weekends and there is more lots more,
Do not live here. They are more concerned with towing residents cars than the safety of the area. My car has been broken into twice airbags stolen. I’ve seen over 10 cars on bricks after their wheels were stolen. Everyday there is some type of theft but still will not put a gate or security. But they will tow your car every chance they get I had my registration sticker stolen and they towed my car for an “expired tag” even after I showed the paperwork to prove my tags were current I was still obliged to pay to get my car. If that’s not enough to detour you, the buildings are falling apart the stucco from the outside is rotting causing mold on the inside of most the buildings their solution is to paint over the mold. Oh and come spring time you’ll notice the infestation of termites. Hope this helps!!
I strongly suggest you find another place to reside in. These apartment buildings are falling apart, filled with mold and are clearly poorly maintained. If you chose to not bring your own appliances, the appliances that come with these apartments are old as well, rattle and clearly, need an upgrade. Many people in this neighboorhood do not deem it as a safe area to live in. Especially with all this unnecessary towing, with residents and guests. There is not even enough parking for the people that live here, nevertheless friends that come to visit. I have had my mother visit and she received a fine from the towing company and was booted. How ridiculous is that? My own mother cannot even visit me without the fear of being towed, charged, and vandalized. There is no security whatsoever, and even the own Landlords are out to get you. They fight with you and keep trying to increase the rent. The lakes aren't cleaned, the grass is not cut regularly, the gym machinery is old, and even the tennis course needs work and is so poorly lit. All the individuals who gave these apartments a five-star rating are definitely lying. Or are friends with the Landlord. Overall, I STRONGLY suggest looking at other areas to live in. This is by far the WORSE place I have ever lived in. I am moving out soon.

DO NOT LIVE HERE. You will regret it. This place is a nightmare .. They stopped cleaning up the grounds often, takes them months to cut the grass, a lot of dry leaves everywhere.. Nothing gets fixed in the apartment on time, just patched up until its broken again. Used appliances gets traded out for other used ones .. I had a problem with the toilet, the tank fills up but it wasn't flushing good, I had to wait a few mins for the tank to fill again and flush. Frustrating. They said its the handle is the problem, they changed just the handle & it stopped working again in a week. I had to go to Lowes & buy the handle with the long piece that attaches to the stopper in the tank and that solved the problem .. Its not gated here, no security provided. They turn off some of the street lights at night sometimes and its really dark out. Cars getting broken into, tires being taken off, cars left on blocks .. When the light goes out outside hallway of the building, it takes them a while to fix .. Old AC units, original, I'm not kidding like as old as the buildings. I've had FPL come in to do this test because I have high power bills and they said its the AC unit. Management won't change it until you move out. The AC is not cooling good .. Parking situation is ridiculous, some people have to park their cars on the side next to the fence & on the grass. The lakes are dirty. The pools are not cleaned. Some of the gym machines dont work, inside the gym smells moldy. The tennis court have cracks and have been like that from I moved in. The net is moldy. They don't maintain anything .. Garbage incinerator is broken, they put down trash containers around the complex but its not enough, trash piles up on the weekends ..Some of the buildings are falling apart, you can actually see rotten wod, like the outside is crumbling .. They stopped doing Pest Control. Since I've lived here, I've had termites, rain flies (coming from the wall inside the unit), roaches. Since last year, getting a lot of spiders, 2 types, red ones (scary) and tiny baby spiders that make webs everywhere, they come down from the ceiling! long streaks of webs. They make webs around the light fixtures. I see at least 2-3 spiders EVERYDAY! I've had spiders coming from hood range unto the stove, that happens every week. This morning a spider made its web from the top hood range down to the stove and then to the microwave handle. Its horrible. Management won't do anything .. I can't wait to leave this place!
I move in to this place thinking it was a nice place for my kids, the worst thing I have ever done. people smoking weed on the balconies. it's so much vandalism in this community its crazy not only that.. when I move in they promise to fix my apartment a year later still the same all the broken staff inside the house I had to pay to get them fix and not only that, the property manager never reimbursement me for it. a year later I move out and its been a month still waiting on my deposit back. terrible place to live in.
I've lived here for 5 years and the place has progressively gotten worse. My lease ends in August 2016 and I'm leaving. The buildings are dilapidated, moldy, and old. The front pool is dirty and the Jacuzzi hasn't worked since I moved here; the tennis courts have terrible cracks so you can't play tennis there; the street lights are out and a lot of the lights on the buildings don't work and repair orders take forever to "process". It was a nice community at one time but I see them closing real soon if things don't change quickly.

The apartment is a good size large 2/2 split. Personal laundry room. Storage and attic. Washer and dryer included. The office lady is amazing and understanding. Maintenance turn around is short you will not wait long for service. .
there community is a very nice place to live with kids and family.
nice place to stay at had no problems here at all just which it was a gated community. and wish you didn't have to pay for your own parking space.
