Downtown Rochester straddles the Genesee River, wrapped by the semi-circle formed by the Inner Loop and I-490. This is the hub for business, entertainment, and culture. Rochester is home to Eastman Kodak, Frontier Communications, Bausch and Lomb, and Xerox; it is also the location of the historic Geva Theatre Center, the Strong Museum, and the legendary Eastman Theatre. And while you'll see plenty of skyscrapers and busy streets, Downtown Rochester is also beautiful -- amazing views of the river, public artwork, and historic architecture blend to create a photo-worthy neighborhood.
Your Downtown Rochester apartment will provide short -- most likely walkable -- commutes, easy access to mass transit, and amazing museums, shops, theaters, sports arenas, and restaurants. Several parks are also located in the neighborhood, providing peaceful green space in the heart of this urban setting.

Property Ratings at Warner Lofts
I could only live here for four months before it became too unsafe and disgusting to live in. Such a beautiful building, but the management was very slow and it took four months to answer a maintenance request! Dog pee everywhere and garbage left around the building. Not to mention the outside of the building. Arguably the worst block in Downtown. Stay away! The building is further decaying and there are constantly issues with plumbing and heating. The space is so underutilized as the building has so much potential.
Property Manager at Warner Lofts, Responded To This Review
We are deeply saddened to see this review of our community and read of your concerns. Our valued team members work tirelessly to ensure our residents' satisfaction, and we regret that you have not moved on under better circumstances. To address some of the concerns you brought up; our maintenance team does their best to complete all requests as soon as possible. Due to many residents' requests of only entering when they are home or in the evening, sometimes there can be a bit of a delay before maintenance can access a unit. Being that this is a high traffic area, our staff cleans the grounds twice a day and building get an interior deep clean twice a week. Plumbing and heating issues are always addressed asap once our team is notified. Wishing you the best of luck in your new home. The H.H. Warner Lofts Management Team
The gym is unsanitary. There are no sanitary items to clean machinery. The hallways smell like pee. The appliances are old and don’t get fixed.
Rushmore took over April 2022, and it seems no one runs the building anymore. They evicted some long time tenants, including a sweet, older couple who confided in a few of us that they simply weren’t allowing them to renew their lease. Water damage in the hallway that hasn’t been addressed in months, tenants let their dogs pee by the door, despite signs telling them to stop, several car break ins…and our neighbor is just…weird. Screams incoherent things at night, constantly banging on the walls, and we went down to the gym at like 6am, to him sitting in there with the lights off (it’s still dark outside!!), blasting music, just staring at us. We asked if we could turn the lights on, and he said nothing. There have also been many occasions where the fob is broken and homeless people have found their way into the building. There was a rumor that several were found hiding and living in the basement. The apts are SO beautiful, and we’re sad to go after all these years, but we’re ready to leave.
We lived in a 1 bedroom for about 2 years. There was a sudden change in ownership in April 2022 that no one knew was coming. The management is impossible to get in touch with. We have had a broken washer/dryer unit for 3 months, black mold where our washer/dryer was leaking/broken, and despite multiple calls, emails, etc., management/maintenance has yet to rectify these issues. They did however, send out an email to many tenants informing them that their lease would not be renewed under the new ownership. So yeah...if you're looking to rent from people that care about you and your well being, I would pass on this property.
Property went under new ownership April 2022. New property managers are impossible to get a hold of and do not respond to calls or emails. There is no longer anyone working in the office either. Major issues: We did not have hot water for 1-2 months. The AC is now broken. In May there was fire alarm and we were all locked out off our floors for over an hour. The elevators were out and the fireman did not have activated fobs, so they were unable to unlock the doors to let us onto our floors. This proposes a huge concern regarding the safety of the tenants in the event of a real fire. On a separate note, there building is surrounded by homeless people and others openly doing drugs on the corner. On several occasions the cars in the parking lot have been vandalized.
