PLEASE: IF YOU CAN STAY SOMEWHERE ELSE, PLEASE DO!! The turnover rate for maintenance is unbelievable. It may take months for something to be addressed, and even then, it won’t be done correctly. It’ll be done quickly and sloppy. The electoral wiring is horrible meaning you may not be able to have several things on and plugged up at one time. They will mark your maintenance request as “resolved” without resolving I’m guessing in hopes that you’ll forget about it. There was a gaping hole in our ceiling for 2 months. When I threatened to call Pegasus residential, someone came and fixed it immediately. We have a centipede, spider, and slug problem. We have contacted maintenance several times to send out pest control and the “pest control” is someone from maintenance bringing bug spray bought from a regular store and spraying it in the corners. We have seen maintenance on our ring camera doing this, there is no actual pest control. There is a request sitting in our account right now for pest control that has not been addressed. Depending on where the apartment is, parking is horrid. A family can have 5 cars that take up 5 spaces when there is limited space in front of certain apartments and the only thing the front office will tell you is call the towing company to come get the cars with expired tags. You WILL NOT have peace if you live near the shared spaces (pool, fire pit, etc). The quiet hours are NOT enforced by the complex and people will be outside screaming, playing music, and being loud 1, 2, 3 am. They do not do anything about noise complaints. I have complained via email and in person several times about the apartment above me constantly making noise and they have not done anything about it. They can send emails about picking up after your pets but not about disruptions. The front office does not hear concerns and does nothing about them. They are categorized as “luxury” but it’s nothing of the sort. It costs way too much to have so many issues. In addition to the horrible living conditions and the prices they also tack on hidden “community fees” to your rent. If you were thinking of staying here, please look elsewhere.

Do not live here!!! You will be welcomed to rats everywhere. Nothing in the apartments work. From the sinks, to the toilets, to the outlets, to the refrigerator. Maintenance never comes either. I had 6 maintenance requests sitting for 2 months.. I’ve only been here 3. The people at the front desk could care less about you. I’ve wrecked my car here because of the crazy pothole they have leaving out of the entrance and they did absolutely nothing about it. If you care about your mental and want somewhere to live, where you can actually live, DO NOT LIVE HERE!!!! huge mistake.

Evee since the new company took over, work orders don't get done. They don't respond and IF they do, they promise things and never get to it. Work orders half complete. They replaced my faucet after 3 months only for it to just literally be sitting on my sink. I had to call my friend to come and put it together properly and tighten it. Still waiting on another work order placed 3 months ago that the door had been snagging my carpet. Don't rent here.

As a resident for nearly 3 years, I have experienced rent and fee increases, while customer service regarding maintenance requests has diminished since October, 2022. Property Management contends, staff-shortage as the reason for maintenance delays. However, this was not the case prior to new management in October and the issue continues as of late December. Unless deemed an emergency, maintenance requests are not considered important or a priority.

Pegasus Residential, new management company, is just as worse as the past one. Voiced my concerns to Thomas at the office. Nothing has changed for the better. Walls are very thin, I can hear everything with my upstairs neighbor (ALL activity, walking around, their cats/dog jumping). Makes it very hard working from home. Also, this complex does not pay attention to the balconies and pets. Lease states NOT to leave certain items out on the balcony, but people do whatever they want. Lease also states certain breeds are restricted to live here. For example, my neighbor throws trash over their balcony which gets into my living space. They also leave their restricted dog out on the balcony who makes noise which echoes into my living space. Unfortunately, I can’t consider this place home if I can’t be comfortable here. Still looking for a resolution.

What a beautiful place to live. The neighbors were nice, not too loud, but also know how to have a good time. Mr. Thomas in the office was an incredible help with any questions or concerns I had, and he’s a sight for sore eyes ;) 10/10 would recommend.

There are too many things to name. This is a terrible place to live. This complex is old & broken down.
Treyvon with maintenance is so nice and professional. He always has a smile and is very friendly. The entire office staff are always helpful and responsive. I love the community!
Other than needing updates, it's a quiet, safe complex.

I only lived here 11 months.. the only nice thing about them is how easy it was to break my lease. “Renovated” in their eyes means some granite and an awful paint job. Pee stains left from the last animals that lived there, an AC we requested to be fixed numerous times a however was never fixed and they wouldn’t even come out on a Saturday in June unless it was over 85. 85 in Virginia is an awful temperature to try to sleep or live in with the humidity. Save your money or burn it, both better alternatives to living here.
The only good things about this place is the location and the layout.
Ive lived at the residence for three years now and the staff and maintenance staff have been great. Quick response with any issues Ive had. Community is clean for the most part. Some issue with trash from some tenants littering the grounds but maintenance usually comes around and cleans. The main issue I have is with the permit parking. I wish the word RESERVED was marked clearly on the ground in front of each parking spot because visitors always tend to park in my spot. The sign on the pole is not viable enough and gets ignored. Other than that my stay has been pleasant and I would recommend the community. Thanks so much!!
My apartment is old and I think the rent is overpriced. Majority of residents with dogs just allow them to urinate in front of the buildings and creates a terrible odor/stinch. Maria and the office staff are nice and really try to help solve problems. It is quiet and safe here.

the location and park like setting is very nice. It is easy to get to shopping, interstate, etc. I like the recent upgrades which have been made. The Apartments are spacious and have a good layout.
Staff is fantastic. Concerns, issues are always handled in a quick, professional manner.
The unit spatial layout is nice along with the scenic nature view. The location is convenient to stores, bus lines & schools. Office staff are courteous and service request are reported in a timely fashion. Biggest drawback is that most of the current unit appliances are out dated and major mechanic equipment need to be replaced to avoid continuous breakdowns.
Do not, Do not choose this place. The apartments are completely outdated. If you are on the second level or above its impossible to move your furniture into the home because of the design of the steps and where the front door is located. So, I had to end up renting a storage unit to put furniture and appliances. The washer and dryer they provide was dirty and squeaking so loud it can be heard outside. I asked about a washer without an agitator and was told by the office they dont make top loader washers without agitators. I wanted to go to my storage unit and take a picture or my Samsung top loader without an agitator. The last apartment complex I had to provide my own washer and dryer which was okay. I didnt have to use things that were not working properly. Overall a 1 rating for the amount of rent you pay and condition of the unit. Also, they dont come with microwaves, very poor lighting in certain areas and no lights in living room or bedrooms.
minutes ago Management is hard to reach. “Renovated” apartments consist of new paint and countertops. But do not be fooled like I was! The apartment has so many issues that a coat of paint did not fix. The AC unit has broken 5 times in the past month. Each time it is “fixed” it will work for a day or two and then turn off again. Problems are fixed with bandaids not real solutions. Apart from the AC our apartment had mold in the closet, leaking washing machine, outlets that didn’t work upon moving in, and windows that did not fully close. Unacceptable for what they consider “renovated.”
The only issues I've had in this community were my old neighbors, however that's anywhere you live! As of right now, I do not have any issues and have enjoyed being a part of this community as well as the friendliness of the office staff and maintenance!
Since my initial move here in 2018 from out of the area, the new management that took over in 2019 have made tremendous progress with investing in the community. This spring the landscaping, the pergola, new outside grill, firepit, soccer area and a little section for kids to play are all pluses that are encouraging. The apartments are upgraded fully or partially to offer options for those who want one or the other style. Plenty of dog lovers (and cats) are seen here more than before. Sometimes it takes the right management company to invest in improving a complex than just collecting rent and doing bare minimum that some others do. With new management, the office and maintenance teams are new (Maria has remained and that is a plus for sure from the older management) have been permanent fixtures with the new management which speaks volumes of the company. Overall, a positive change from the former management. Everything is still a work in progress, but at least, the goal is to do something to make the community a better place. I recommend giving Hickory Creek another look and if problems arise, communicate. They do listen and try to remedy, and remember some things may requirement approval to do or to find the right company to do the job
The entire staff is great. Professional, friendly, and truly concerned with any issues that arise. I had plenty of choices were to live and so glad I came to hickory creek apartments. I recommend this complex to all my friends.
The apartments are old, roof leaks. You can easily hear noises from people around and above your apartment. Renovated apartments have interiors renovated but they are mere replacements. The fixtures and other "renovations" are in pathetic condition but obviously you are charged for "newly renovated" rent. Not worth it!
Hickory Creek apts is an excellent community to live. The staff and maintenance are truly amazing.
I've been in my apartment for about 2 months now and absolutely love it! My 1-bedroom, 830sf apartment is more than enough space for me and my furniture. The covered porch is spacious. I love that there's a dedicated dining area in my unit, and the open floor plan is wonderful. Dzenita and crew in the management office are friendly and responsive. Maintenance is speedy and does a great job when needed. The grounds are also well-maintained. With such a convenient location, I'd recommend Hickory Creek to anyone!
Businness major and the business Center is open only when the office is open and doesn't even have Excel or Powerpoint so if I have a accounting spreadsheet assignment or a powerpoint presentation I want to edit, I have to wait to be on campus extra early the next day, or sometimes I will just use my friends business Center, what a bummer! Then what's the point? And the pool, only open memorial day to labor day, and my friends who live close their communities are open year round if weather conditions permit. Hot days in the fall in the south are the norm.
Spent over a month with my ceiling on the floor after it colapsed and they made me pay full rent. Told me to expect maintenance sometimes. Water heater flooded my apt, made the doors swell and unable to close, including the bathroom door for over a month. Again had to pay full rent. Spent weeks without heat or a/c. They don't care at all. Un-livable. That's my experience. I'm likely to file a few reports soon.
Don't be fooled by those pics on the website! That's not what the units really look like. This is by far the worst rental experience in my 40 years of life. The place is infested with mold and camel crickets. The appliances are from the 70's, my refrigerator broke, and they replaced it with another old one from another unit that is rusted and dented. In the bottom units, there's zero padding under the carpet. It's just a thin layer of cheap carpet on top a freezing cold concrete slab. The windows are so drafty that I literally had to cover every nook and cranny with blue painters tape as not to feel air blowing through. Prepare yourself for the highest electric bill you've ever paid in your life, and it was still freezing in the winter. You can and will hear your upstairs neighbors every move because the construction is so poor. No matter how lightly they walk, you will hear them. The trash is always full and overflowing, the property is littered with garbage. There's never anywhere to park, no assigned parking. Maintenance never actually fixes anything, they just put some duct tape on it, or whatever quick fix they can get away with. They NEVER answer the phone in the office. NEVER, EVER. The worst though, is the rent hikes. They get you to move in with these amazing move-in specials and then raise your rent $90 the first year and then $75 the next year. So you have to move because that's so extreme. People are constantly moving in and out. They've created this transient community due to excessive rent hikes. It's really the worst place I've ever lived.
I have been at this apartment complex for some time and although I enjoy the open layout and location, I have asked a couple of times for my apartment to be updated or painted or have the carpet cleaned and am told they can't do this while it's inhabited and if I want the updates, I will have to move to a remodeled unit, at my own expense and most likely a rent spike. My rent continues to go up and I am stuck with a stove, refrigerator and dryer from the 70's, wall to wall carpet in a very sad state of affairs and walls in very bad need of paint. I'm this will be my last year there. I was very excited when the new management took over. I though I was finally going to see some progress. Wrong! They are singing the same tune. Also, when doing repairs, they do the absolute minimum to resolve the issue. The resolution rarely sticks and sometimes creates an alternate issue. That being said, the people are very nice and I'm guessing they are following "Corporate Procedures". Save your money and keep looking. It will go a long way elsewhere.
It's an attractive apartment on the inside and out, however they never answer maintenance requests and it's infested with roaches! I know several other people who have moved because of that. If you're going to pay this much for an apartment you're better off going somewhere else. Late at night there is never any parking and there's no designated parking for tenants, so visitors take up all the spaces. Management is a joke. Please inspect the apartment throughly before moving in.
