Property Ratings at Hickory Run
Lived there for a year. They charge you an arm and a leg for everything. How they split the water bill is absolutely crazy. They have a spider problem and when you put in a request for pest control to come, they only spray the one room that you saw spiders in.. because that makes sense? Then when you move out if there is a tiny spot on the carpet that needs to be replaced they charge you to re-carpet the WHOLE apartment. The office staff is friendly and the maintance is quick to show up. Thats why they got the 2 stars. If you want to overpay for an apartment then Hickory Run is the place.

Honestly I would not take the time to move here. This I a dishonest company whom claim to have your best interest in mind. Where do I begin? There is a spider problem, upon move in we saw evidence of a rat, and was told we were basically crazy. Lo and behold my husband manger to catch the buggard himself because they wouldn’t take us seriously. They charge you for literally everything. In the two years I’ve lived there I’ve had to pay for parking only to find spots available in the supposed “visitor section”. Pest never showed when scheduled, yet our work orders would somehow complete, they charge you almost a full months rent for your final statement. I’m currently seeking legal advice in regards to carpet damage over one spot that simply needed a cleaning. Instead they ripped up the entire carpet. It’s ridiculous .. and not worth it. They don’t do a true move-in move out inspection either wise they’d know what issues were there before and after. Save yourself some money!! They will say they have your best interest at heart, but instead they are in it for the money.

Hello, We are saddened to hear that you were dissatisfied with your time in our community. Our community receives preventative pest treatment weekly and individual units are treated upon request. All preparation instructions must be followed in order to ensure treatment can be administered. All fees and financial obligations are listed in the signed lease agreement that was provided for review prior to signing. There is only so much parking that can be offered given our communities size. For this reason, we limit guest parking and highly regulate the use of our parking lots to ensure all residents have a place to park. We also offer reserved options for residents who would like a guaranteed spot near their home. We inspect the apartment and compare the condition at move out to the condition noted on the move-in inventory form. Any damages beyond normal wear and tear are subject to charges. I could easily write a book on this. You pay for parking (in my case an extra vehicle for 2 years that I never owned), you pay pest control, but have spiders constantly. They cant keep the dumpster working so trash piles up. They make rules for the pool yet never enforce any of them. They dont tell you about all the extra fees on top of your rent, and when you move out somehow you owe for far more than makes sense.

I spent 3 years there. They will try to squeeze every dollar out of your pocket. Do not believe the advertised price. You will end up paying much higher. When you are moving out to somewhere else they will try to charge you for everything including normal wear and tear. Do not go there. They tried to charge me close to a thousand dollars for nothing.

This place really had my hopes up upon moving, only to be let down tremendously! Me and my husband moved in last September. Our first night in the apartment, we heard a noise in the walls while sleeping. We had a squirrel(s) living in our walls! We contacted maintenance about this issue numerous times. They would come to fix this problem, but it still remained. We also had a hole in our wall from where the squirrel chewed through. Thank God there was a picture in front on the hole that was made. We also contact them about a broken burner that was never fixed. The unit’s air conditioning system is very old, causes electricity bills to sky rocket! It’s only me and my husband in the home, and we had a bill for $400! We have never had a bill that high. We are now in our new place and our bill was $78 with doing our normal activities. Huge difference right? There is also a major spider problem that was never addressed as well. When we moved out, they charged us upfront for carpet cleaning, then turned around and charged an additional fee for the same service. They also charged us for a window that we DID NOT break. We were so dissatisfied with this stay and I hate that we even moved there. Save yourselves time, money, stress from this!!!!!!! It’s not worth it!

These folks are a rip off , they charge you an arm and leg to move out.Do not trust them at all they are money hungry and never fixes an issue just cover it up.The sewage smells come through the pipes in the restroom and they have spiders like never before.They have hidden fees in everything.Even parking..I reached BBB they already have a case against them
Unreasonable charge: we had 2 spots on the carpet got damages but they charged us almost $1000 to replace the whole carpet in the unit. Some charges were not put on the contract: trash removal. professional cleaning service.

Hello, At move-out the apartment is expected to be returned to the condition it was received at move-in. We do not replace carpet unless it is necessary. Some stains will not come out from a cleaning such as bleach stains. We try and patch or dye wherever we can, but if it is extensive damage we are unable to fix it and must replace the flooring. The charge for the carpet is pro-rated for the life of the carpet and you would only be charged for the time that is left on the carpet life. The lease agreement describes what is expected at move-out. Trash is expected to be removed and the apartment cleaned. We were looking for a 1 month lease to cover between a home sale and purchase. My Wife contacted Hickory run. They quoted a price for an unfurnished apartment for 31 days. Two days later when we contacted them back to come sign the lease they informed us the sales agent had misquoted. They admitted they were aware this happen. We were told they would only do a furnished apartment and at twice the price! I attempted speaking with someone higher up but was left on perpetual hold. I would stay away form these folks and all UDR Properties.
I’m bamboozled on how they got good reviews here. No help, rude and horrible staff. Maintenance takes days. My 20 Years old unit has broken things since day one and will not accommodate the fixes ( sparking outlets which one of their building had caught on fire due to it in the past look it up people!, cheap blinds that will not allow you to upgrade to wood ones when others resident have the upgrade wood blinds , cheap “flat” white paint job that easily gets dirty especially with kids , broken closet door in my daughters room that fell on top of my daughter the first week we were there, screen door broken that also fell down on my daughter, dirty carpet, peeling cabinets from kitchen to bathrooms). Garbage is all over the place when we pay extra for it. Many residents have complained about the garbage outside. Listen to the reviews people!!!
The staff at Hickory Run Apartments in Hendersonville, Tn is professional and friendly. I have yet to fins another apartment business office with a staff as courteous a Hickory Run's. Any service request I have ever made was taken care of within a reasonable time frame. The living is easy at Hickory Run. The staff is actually why I chose to live here. The amenities is the other reason. I love it!
Very disappointed with this property. I have never had an apartment that does not have regular visits from their contracted pest control. Needless to say I have termites in my bathroom I reported this to the main office 2 wks and now they have moved to my living room. You would think there would be some sense of urgency to handle a problem that could effect and entire building, sense they already had one building burn down, but apparently not. The pest control they use has come to my apartment 5x and they keep telling me that Terminex needs to treat this. So I guess I have to continue to pay my rent on time while termites eat away at my walls. Because their pest control that they make you pay for is not equip to handle my problem!

As they are the experts in how best to treat and resolve this issue, we follow their instructions and process. The complex is very nice and the staff are generally nice, but they split the entire complex's utilities equally among everyone and charge for things like parking and pest control (even if you don't use it). Overall, expect to pay way more than what you're told.
Very unprofessional staff. They were very rude and disrespectful and wasn't understanding. The apartment inside doesn't look anything like the pictures. The rent expanded tremendously from what I was told it would be. Worst decision for making Hickory Run my first apartment to live in.
There's no place like home! Peace begins from the moment you turn the key, ascend to the living room and enjoy the sunshine beaming through the patio door! The floor plan speaks to tranquility and community! Linking the living room and setting area provides a relaxing AND professional environment. A win/win for family and friends!
