Property Ratings at Hidden Hills Apartments
1. 3.75$ for a tiny washing machine in complex and the dryers won’t dry your cloths the first go around ( no in unit hookups ) 2. Theft packages have gone missing off door steps and your car will be gone through if not secured (no scatter brained moments allowed ) 3. Sirens all the time (nightly ) high activity for noises and you just don’t feel safe 4. No management on site / no active management wouldn’t even know who to reach out to in the case of an issue and they will not reach out to you for your convenience either ie. endless random construction on the building When we moved in they were renovating one of the apartments cool no worries we get it setting up for the next tenants then it was property maintenance early morning with no prior notification, or construction sporadically for weeks with no heads up . Apparently today is one of those days where if you don’t live on the ground floor good luck we’re taping off the stairs and working on them without prior notice . 5. No designated smoking area , so yeah apparently if you don’t designate it , and it’s illegal to do it inside people will pick random windows to stand under instead of walking away from the building. So if you don’t want to breath it in just never open your windows . 6. Charge on payment , yep instead of incentivizing me to pay my rent on time every time I make a payment I’m charged . It use to be just for debit and credit cards at a percentage now even the direct transfer from your banking account costs you sure the fee isn’t much but it’s the principle behind it and the lame reason they sent out upon the increase (the only thing they’ve notified us ahead of time ) 7. Noise , not a terrible occurrence , but the walls and floors , and ceilings are thin I don’t mind it if it’s with in the legal hrs , but at 3 am I’m not a happy camper to hear your drunk karaoke night . Doesn’t happen all the time but will inevitably happen again . though your occasional Garth brooks is a commendable choice . 8. Don’t expect deliveries on time , this place can not be found by most delivery drivers for some reason . I some times feel like I have to give directions all the time to people cause they’ll end up behind or next to the complex but not where they can access it . # 9 garbage days not enough space for garbage and recycling the bins will fill up fast and they seem to be shared between two complex’s either that or the place next door is just as bad so they started using ours .
There is mold in EVERY single apartment but they will make you sign an agreement that states there's no mold in the unit at the time you move in. Literally as soon as the windows are closed for 1 whole day mold spores start popping up everywhere. The towing company this complex has an agreement with is Retreiver Towing. In the middle of the night last year a tow truck hooked up and tried to tow my car from its assigned spot and told me it wasn't their problem If I had just purchased the car and didn't get a new parking sticker same day. The tow truck driver made me pay him $200 to put my car down after he had hooked it up. The management company stood by the tow truck driver and told me I should be grateful they were going their job and "what if someone else was parked in your spot?"...no one else was in my spot and no one reported my car being parked in a wrong spot. That tow truck driver told me he was looking for something out of place "so he could put food on his table"...so he decides to take food off my table so he could out it on his own. Completely disgusting excuse for a human being (Brad from Retreiver Towing). Upon moving out we deep cleaned...more than deep cleaned knowing this management company was going to put us through the ringer. We had the carpets shampoo'd, completed and paid for a complete mold treatment to remove all mold and scrubbed that place from top to bottom. They still took over $350 for "cleaning expenses"... which we will be arguing for what I am sure is to no end because the owners of this establishment are crooked theives making money any where they can. Also...if you have more than 1 vehicle good luck finding parking. There is 1 assigned parking space and about 16 visiot parking spaces for a complex with over 50 units. When the parking issue was brought up as a concern we were told the apartments were built in the 70's when people had one income households and there is nothing they can do about it so "too bad". I let them know no one lives in that area who is surviving off one income any more for which they had no response. Many car thefts, mutilple occassions of car break-ins, 2 vehicles had their rims and tires stolen over night and were literally left on bricks like it's East LA. You might pay a good price for rent here but the living conditions are not worth it whatsoever. This is not a safe, clean or good place to live and the owners will not do anything for you besides take your rent and deposit.
There's no management on site here. Sometimes that's nice because it means you can sneak into the laundry room (which closes at 8pm) in the middle of the night if you need to wash your work clothes. But it also means that your neighbors don't care about being loud. All of the windows face each other and there are no AC units (you can't even install your own in the windows), so every summer you can hear everything that every neighbor is doing because they all have their windows open 24/7. Since management is offsite, they hate responding to noise complaints. If they come out and whoever you called on has quieted down before they get there, they will charge YOU a fee. I'm not even a stickler for noise. But I lived on the 3rd floor (with no one above me) and I would often get woken up by the noises coming through the paper thin walls. Even in the winter, with every window shut. Sometimes my FLOOR would shake. The parking lot is also ridiculously small. You only get one spot assigned to your unit, and there are only about 20 visitor spaces. So everyone parks their second cars there, and there's never any space for your actual guests. People parked in my numbered spot frequently. When I would call management about it, they would tell me to park in the handicapped space. (By the way, I never understood why they even HAVE a handicapped space. Literally every single apartment is up one or more flights of wooden stairs that are very narrow. My handicapped family member actually stopped visiting me when I lived here.) Overall, the building is decent and fairly clean, the location is convenient, and the size is good for the cost (if you're okay with one MASSIVE bedroom and one closet-sized one). If you only have one car and you don't mind noise or sweltering heat in the summer, then you'll probably love it here. There aren't any w/d hookups as far as I know, though. I don't know what that's about.
