Property Ratings at Hidden Oaks Apartments
If you value your sanity and well being, I recommend going somewhere else. When I moved here back in 2019, it was amazing. Once they switched management companies and fired all the old staff it progressively went down hill. The people in charge don't know what they're doing. I had my car towed because they never put it in their system and instead of putting a notice on my car or trying to find me, they towed it. 70% of my outlets are almost unusable. They're all so old, you plug something in and it just falls out. I have to tape it in place or lean something against it to keep it in. I've put in reports more times than I can count and they still haven't fixed them. I have to send two or three emails and call a dozen times to get someone to answer questions or concerns and when they do, they usually don't have any answers for what I'm asking. Every couple months they'll fire people in the office and get new people who claim they are working on making things better but it's the same. They don't communicate with each other or the tenants. The last straw was when water started leaking from my ceiling. I told them about it immediately but it took them two weeks to even look at it. In the meantime, my neighbors and I were told to just not use our kitchens. We ended up dealing with things like mildew and mold in the air and the water sat in my light fixture for weeks. I finally had enough and broke my contract to leave but even that was like pulling teeth. I kept asking for things like an exact move out date and final paperwork but they wouldn't tell me anything and insisted there was none. What kind of apartment complex doesn't have you sign paperwork when you leave? They said they'd waive any fees I had but then they turned around and said I did have to pay and that it was late so I also had to pay the late fee. When I fought them on it, they did admit they misinformed me but they still said I had to pay. Cars are constantly in danger. I've had my license plates stolen twice and cars are always getting windows smashed. I've had rat problems several times. There have been many occasions where police have been called in because of armed individuals in the complex. Utilities are included but changes every month so your bill could be an extra hundred dollars warning. I only stuck it out for as long as I did because I held out hope it'd get better but it's not worth it anymore. Good luck to anyone choosing to be here.
It was my first time ever moving out and let me say. The apartment looks great! It was ALOT more spacious than I thought. Very roomie for 1 or 2 people. Maybe even 3 if its a baby. Throughout the move in process Kelly, Amy, and Frank were amazing. They assisted me very well since it was my first time. Very patient, understanding, and joyful members. Nick in repairs was very quick to my requests of whatever needed fixing in my apartment. I highly would recommend if you want something peaceful and away from the "city". Parking was not bad at all inside the complex. It got a little too expensive for me as single income which is why I am leaving.. I wish I could stay but I definitely do plan to return!
I’ve lived in this complex for 3 years now. They are raising my rent $100 and the new management keeps leaving passive aggressive notes on our door. They told us we couldn’t have a tote on our porch, because it was an eyesore. Never mind the plethora of abandoned vehicles, broken glass and endless care racing down the street. On top of all of that my apartment was shot and a bullet went into my bedroom.
I have seen rats running in the laundry room. They relentlessly tow people daily inside the complex. The staff is unbelievably rude and quite disrespectful. The will find any way possible to find you. They also don’t do anything about the homeless who look through cars and dig in our trash. The apartment overall is very cheap at best. The staff is the real issue. I would advise strongly against moving here.
If you do end up moving here, you will need to pay attention to the plumbing and the air ducts. Make sure all the plumbing stuff is sealed properly. The air ducts don't get cleaned annually, and it looks like there is a lot of build-up on the shared ducts.
Unfortunately, I have to disagree with the previous assessments of this apartment complex. I have found it difficult to obtain repairs in a timely manner. Some staff are professional while others are rude. It depends on which days you go in to the office. Depending on which building you dwell, it is pretty loud between the train, airport, busy street and the recycle plant. If you live further up on 125th, then it is not as bad. Many people do not pick up their dog waste. Or, perhaps it is one person doing it over and over again? On the positive note, the apartments are large. The neighbors are generally quiet and you are close to the 205. I find it helpful to have packages delivered to the office. The office used to be closed a lot so it was difficult to obtain a package, but that does not seem to be a problem any longer.
Great place to live! Management is very helpful, kind, and inviting. Its quiet, the apartments are well maintained and clean, very spacious too. The kitchen, bedrooms, living room and bathroom are very spacious. Close to schools, shopping areas, and the neighborhoods nearby are nice for walks. We go out often on walks because you feel so safe in the neighborhood. The courtyard's are always getting well taken care of. The pool area is spacious and has plenty of lounge chairs and tables. There are also laundry faculty's on the property. I've been living here for a year now and I love it here.
Despite being an apartment complex, Green Leaf Springs manages to feel like you have your own individual house. The landscaping is lush with old trees and is well taken care of. In fact, some units - based on their placement - have a little backyard. There are two pools and both are centralized between the halves of the community and are complete with lounge chairs and tables. There are many laundry facilities spread throughout the complex making it a convenient walk for chores. The office & maintenance staffs are friendly and helpful. Downtown Portland is only a 10 minute drive and you're also close to the Hawthorne District. Easy interstate access make getting to the Columbia River Gorge and Mt. Hood a cinch. Bonus: on a clear day, you have a perfect view of Mt. Hood, Oregon's towering volcano, at the top of the street.
The apartment is nice and roomy. There are two great swimming pools. The maintenance guys are awesome, and so are the gals in the office. I'm in a ground floor apartment, and you can hear just about anything that the upstairs neighbors are doing, from arguing to watching tv or even the slightest snore. I usually sleep with a fan on at night so It doesn't bother me. The neighbors are kinda sketchy, I had some random guy come up to me and try to get me to go out with him. He was standing right outside my apartment. He wanted to be my boyfriend and after much protest and telling him I lived with my boyfriend he still insisted that he could take care of me. Most people are very friendly and if you don't mind the smell of weed wafting into your apartment when you have your back door open, thats good. I often times have to shut my door at night, I like to have it open while I'm in the front room so i can get a nice fresh breeze, but the smell is too bad some nights. Overall, I would recommend this apartment, but just know what you're getting into here.
In the heart of the city on a bus line, this hard to find gem is a pet friendly community. These units are unusually spacious with lots of closet space. They offer a variety of floor plans, each with a different view. The several views range from courtyards, pool, street side,and parking areas depending on one's preference. Apartments feature large and small balconies or patios, and optional covered carports with extra storage. The in ground sprinkler system keeps the many shrubs, trees and grass healthy throughout the year. For those who are security conscious, this complex has a night patrol. A beautiful poolside rec room completes the package!
