Roach infested, overflowing trash, broken security gates, mailboxes constantly broken into, no towing of cars that park in paid assigned spots, intoxicated people at the pool after hours during the summer, homeless people are able to access the apartment after hours so they can sleep by the laundry rooms… should I continue oh and btw they are raising the rent

I love living at hidden ridge! Lots of friends and family here. 2 pools and a tennis court and bball. Close to walking trails on the canal and minutes to my job. Maintenance is fast and the office staff is friendly. Deborah is always very friendly and helpful. Highly recommend.

Events organized in the community are very great and entertaining, especially for kids. My son enjoys these events. But I had give 2 star rating because of apartment staff and maintenance. We will have to follow-up numerous times to get a maintenance issue resolved. Also, most of the maintenance issues fixed are not permanent fixes. We will face the same issue again and again and will end up raising maintenance requests for same issues every 6 months. Example: Roof leakage

These are great apartments in a great area. They are a bit older but worth the cost,the maintenance and office staff are always friendly and quick to respond to issues. I have loved my time here and will always recommend it to others. We have cares event being conducted every month is one of the awesome things.

My daughter and grandson live in this property and management stated this is a gated community and the gate is opened all day. Maintenance is poor and management is a joke apartment are over priced and old. Please dont waste your time and money Hidden Ridge by the canal. My daughter is very unhappy with the service and community. We have requested to speak to a district manager and to no Avail.

I lived in a downgraded two br two back for one year. There were problems from the start. Cabinets and walls with water damage. My ac went out over the summer, and it took 6 weeks to fix. They didnt offer a window unit, nor a hotel. They eventually offered to reimburse me through my rent for up to $75 a night. I had 2 children and my dog, all on the lease and no one cared. When they fixed the ac, it would break by the end of the day. I missed alot of work going to the apartment to see no one had come worked on it even though I was constantly told I was priority. They finally gave me a window unit and fixed the ac. I then tried to renew my.leaae and move to an upgraded unit. No one would answer or respond my email, no one would call me back. I finally put in my move out notice, and then they decided to contact me, only to tell me I would still owe rent because my notice was not long enough. 3 days before my move out day, someone called to ask if I would be willing to stay in the apartment. That was very naive of whomever to assume I did not have other living arrangements by then. It's been over a month, and I have not received a status of my deposit. I called left my name number and apt number and was told to give someone till the 3rd to call.me back, but as of now, my apartment had not been walked through. I called the 3rd of october and was told shes walking apartments now. Today when I spoke with I assume the assistant property manager, she stated she actually walked my unit the day after I moved out and I have a balance. I asked why I haven't received an invoice and she stated she had 10 move outs to conduct. I stated I dont know who was in and out of the apartment for a whole month. I've contacted the manager for pictures of damages dates the day after I moved out, so I am waiting for a response. Honestly, be aware. The management changed 4 times during my one year, all promising to be better than the last, and none delivering that promise. Everyone in my.building left, and from what I know no one is renewing. They're the cheapest apartments on the street for a very good reason. If you dont mind no communication, unrealistic maintenance timelines, and an unwillingness to be called back, this might be the place for you.

Whoa! Huge difference in management from months ago. The new staff are really trying their best you can tell. From Lorenzo, Maria, Dee and the new agent Miriam who is so soft spoken and understanding. I hope this new team is here to stay otherwise I will leave. I have been a resident for 4 years. Hope all the issues in the property get fixed in a timely manner.
The new management that we have seen from last week of April-2019 is just doing an awesome and wonderful job! We are happy to have Mr. Lorenzo as the new manager. Appreciate his patience and work. He is approachable, understands our issues and has always done his best to address them. He and his team (Chris, Dee, HD, John, Luis, Markov) are active, knowledgeable, quick, crisp and friendly. My apartment had multiple issues like severe leakages, old and worn out floors and counter tops to mention a few. Every issue was handled and addressed in just a month's time! Not sure why the previous managements failed to address the same. The experience with the previous, multiple management teams was pathetic and rude. Though we do not like to compare, have got to do so in order to recognize the current team's work that's happening on the property. Also would not like to miss to appreciate the events conducted by Scott and Christina! We just love them. We hope and pray that Lorenzo and his team continues at Hidden Ridge forever. - Thank you. Given that the prices here are similar to other complexes in the area, there is absolutely no reason for anyone looking for an apartment to deal with being awakened by a roach crawling across your face, which happened to me my third week here. I moved into Hidden Ridge approximately 6 weeks ago. Carol, the property manager at the time, was amazingly pleasant and kind. I gave them my deposit a month before I moved in and I was assured that the apartment would be in great condition. I saw it 2 days before move-in, and none of the cabinet facings were attached. Carol assured me that it would be done that afternoon. On move-in day, I still had no cabinet facings, along with the following issues: several electrical outlets in the kitchen and 2nd bedroom didn't work, one of the laundry room doors was missing, several windows did not lock (my apartment is on the 1st floor), a bedroom window had a large crack, the dishwasher still had a dish inside, the microwave didn't work properly, and the apartment was infested with ROACHES! After many visits to the office, many of these issues have been addressed at the bare minimum level. For example, they gave me bolts to put on the window frames so I can't open the windows, rather than fixing the locks. Although my apartment has been treated for roaches TWICE, I still begin each morning by walking through each room, turning on lights and killing the roaches that run. This indicates that the problem is that the entire building is infested and needs to be treated. I still haven't unpacked after 6 weeks because there's less chance of the roaches getting inside my boxes. My upstairs neighbors throw garbage off their balcony, but when I reported it to the office, they seemed to just want me to stop talking. The office staff lies to get unhappy tenants to leave the office. I have also been told several times by office and maintenance staff that they are only dealing with emergencies involving A/C. In addition, the office is on its third completely new staff since I moved in. I have videos and pictures of everything, including my move-in sheet. If you're looking for an apartment, there are plenty of complexes in this area. Why not get some service and peace of mind for the money you're spending? Give Hidden Ridge a pass. I bitterly regret that I didn't take this advice myself.
I have never in my life encountered such an unprofessional property management staff in my life before! I am so happy that they showed their true colors before I signed the lease! I filled out the application and was told that the apartment would be held while I ran to the bank to get the deposit payment. I was not gone for more than 15 minutes before my son called to tell me that they had rented it to someone else within the few minutes that I had been gone. When my husband went in to ask why we were promised that the unit would be held but was rented to another he only received a shrug. We wasted two hours of our time.

I just moved in a few weeks ago and so happy I found this place online. I came to pick my keys up all ready to move in but my nice agent told me my locks were not changed yet and the office was very busy, so I got a little nervous. But the really nice assistant manager lady I met that day champain came out of the office to greet me and drove me to my apartment to change them for me/made sure they worked. It feels very good being here after settling in now. Thank you
I just moved from Florida and the apartment I thought I was going to move into acted like they didn’t want my business. So I was more than worried because between orientation at my new job and navaigating a new city, I had no time to search for an apartment. I stopped into hidden ridge on a prayer and Mr Spears was very professional and took the time to help me get into an apartment. I’m very grateful to him and looking forward to dealing with him and the rest of the staff and to me it’s the people that make a successful place. I’m giving him an excellent rating just on my encounter on him alone.
I have been here for 3 years and had recently been having several problems with maintenance and management. There was many issues with my apartment that had not been corrected so I was looking to lease elsewhere.. Thankfully I learned that there was a new staff who actually attempted to resolve my issues. I spoke with a young lady who said she would get with management to see if there was anything that could be done to keep me. Later that day the assistant, Dion, called me to inform me that they would send someone ASAP to fix it all. Within 2 days I had several people in and out of my unit fixing issues I had been begging previous management to fix! I will be staying and thank you Dion and Elissa for fixing my worries!!
I came in with my wife to see about renting at this location and everything was very good! The leasing people worked together very well to inform me to my highest knowledge about the amenities and speshals of the month. They offered me a discount on my apartment home for 2 weeks to seel the deel. My wife loved the layout of apartment and the kitchen was our favorite park since I like her home cooking. Worst apartment I lived in whole my life. Daily there are maintenance problems like water leaking from ceiling, dryer doesn't dry due to clotting , no hot water for washing cloths because its leaking inside, sometime no water in apartment for 2 days, car parking has lot of water around so your kid can fall off and management staff is more worst. Whatever maintenance request you create they just mark it as completed and they even don't go to apartment. So issue never get resolved.

I would suggest anyone who is looking at this appartment to please first talk to 1-2 residents before applying for an appartment. Repairs are never done, the work orders are ignored and it is not just me. I have accumulated data that more than 80 percent of people living here are stuck because of their contract. Poor maintenance. Rude staff. Service requests close without working on that. It takes 6 to 8 weeks to solve even smaller issues. Management attitudes are like that you are not only one who is living here... Dont ever plan to stay here to save few bucks. Electric wires are torn out and AC does not work and we recieve bills ranging from $200-400. If you stay near canal then do expect rats. Maintenance will not be done in 5-6 days no matter whatever you do or escalate. Not safe for kids. Internal roads are damaged, water leakages causing high water bills. Not safe for kids. You will come to know when u visit entire internal roads. Pathetic staff.

This is one of the worst apartments i ever lived in., What these people doing a day time rip off. 1) there were water dripping during rains and the dripping made multiple cracks on ceiling. 2) there are plenty of roaches and even some rats. rats spoiled many of our grocery supply's.We were reporting about this for last 6 months. No response from the admin team.All they say is it will be fixed shortly. 3) I was asking for pre termination of lease. they are asking ridiculous amount of money for even to switch to a different apartment with there community. 4) They stop water frequently without notice. 5) there are plenty of pot hole in road inside community. 6)most of the time entrance gate won't work properly. 7) No remote key for the gates. you have to dial the code every time. (when i move in, I been promised to receive remote keys in a month, now my lease it self over and i am moving out but no keys) 8) if you want report about any of the problem. you won't get a proper response.

Save your money and time. Do not rent here! The roads around the complex have huge pot holes for several months over 6 months on the current holes. The gates never properly work so the property is not secure by any means. Water is shut off at least 2 to 3 times a month. The most recent it lasted for two days with no way to take showers or wash clothes. Also you pay a ridiculous water bill that is way too high. In some months it is over $100 for an apartment! The main cause for the high water bills is the complex does not timely address the water leaks for years until it cannot be ignored any longer. So the residents are stuck fitting the high water bills due to their incompetence. I don't understand how this website shows 4 out of 5 stars when almost all the reviews on here are 1 star.

This is the Worst apartment i have ever lived in, for about an year they are announcing change in mail box as Mail theft is a big problem here. Water always flows on property and uneven roads. They cut water without any notice. If you complain they don't care and talk rude. If some one uses your covered parking and if you inform the apartment office they ask you to wait for 2 days so that the person parked moves out their car. Lots of Roaches. Water bills run unto 100 $$. While fixing the exterior door the service personal has broke the frame. Rain water comes into your home and they if you complain they give you a fan to dry your stuff. Wish i could give zero rating
Its been only a month since we moved in and we already had couple of maintenance issues. They took 2 weeks to fix the issues and i had to talk to them everyday to fix the issue. Even the apartment is not completely clean when we moved in. They charge you for the services like pest control and all but never do any. Even after reading the reviews, if you feel like moving here, make sure to completely check the apartment for bugs and roaches, don't forget to get all the keys before you sign the lease. Because, once you sign the lease they don't care about you problems anymore. The price might be little low compared to other apartments around here but it is not worth with this worst maintenance. Trust me the maintenance will literally drive you nuts and you wish you haven't moved here.
Stay away from this apartment.......Management is worst .... first they will show model house and ask to sign the lease and they assign the infested unit.... and when I visited the unit on the day of moving I saw roaches in the morning hours and huge number of bedbugs lined up after u switched off lights (after 15 mins) I was shocked to see bedbugs crowd around me ...luckily we didn’t actually shift our stuffs ....immediately I moved to my old apartment at night and visited manager next morning and told the whole story ...she told we will treat the unit .... but she will not guarantee that after treatment bedbugs will go ....so I refused to move in and cancel the lease without any fine bcz it was their problem without showing the actual unit they gave infested unit to us....but after arguments also she took 1 month rent as lease breakage fine ......so they are making money like this.....
Hi all, Hidden Ridge is like home. I feel real good to stay here. It is gated safety and maintenance is 24/7 available. They fixed the problem very fast and make sure it is all taken care . I recommend this apt to every friends and family that I care.
Floors 'bounce', appliances are falling apart, roofs leak, no money spent on maintaining apartments from inside - from which residents benefit...False promises.... Avg. time to attend a complaint - 3-10 days!!!! They don't care of your stove is out or you have wires hanging in your apartment with electricity running.... Not their problem. Never seen gates working in last 18 months! They took gas grills out (on pool), when inquired in office why gates do not work and grills are shut down as they were sold as part of facilities - their response is that we do not have to provide you all of this, it is a 'favor' which management does. Joke!! Apartments on first/ground floor flood with water in rain. Moreover - you cannot pay rent online, they charge I think ~$20 for that! Ridiculous..... Staff is rude and lies all the time, 3-4 managers in last 12-16 months. I have seen them calling 911 on people (to throw them out of office) when they demand resolutions to their problems in office.
Feeling really bad for choosing this Community. The heater in our apartment is not working for the last 2 weeks and whenever I called for the emergency, they are telling like they will come and fix it by today. But till now, it is not fixed. I went to the leasing office in person and complained twice about this. They are simply ignoring the request. During night time, my family and kids are sleeping in 65F. Kind advise. Please avoid this community. I don’t want anyone to suffer the same.

this is the worst apartment that I lived in my life. Without giving any notice they will cut your water supply.maintenance is very poor.most of the time they will do nothing...when u will leave the apartment by breaking lease or end of contract they will charge huge amount for almost no reason.PLEASE STAY AWAY FROM THIS APARTMENT OTHER WISE YOU WILL BE FINED MORE 1000 $ with NO reason. Hi All, Before you try to book apartment in Hidden Ridge beware of the following shortcomings inside the apartments and the property. 1) There is 24*7 flowing water on the property road which in turn has become breeding place to mosquitoes - God knows when will it get fixed. 2) In the apartments there is huge Dampness which is the major reason for Roaches inside the apartments - Even Pest Control people will confirm the same. 3) If it rains heavily the water will start dripping from the Roof and dampness patches will be seen across the apartment. My Current apartment water dripping issue is not solved till yet and it is almost a month and have complaint more than 10 times and now I myself am feeling awkward to complain about it. Every time I get the same answer that it will be fixed, when and where; no idea. I have a 2 month old Daughter which makes me more scared if anything happens to her and we end up in Emergency all because of this then who would be held responsible. 4) The Management is very poor, the Manager has no answer to our questions and concerns and the staff never allows us to go to the manager directly and before hand asking us the concerns so we never get to take our concerns to the manager. 5) My Microwave stopped working, and I am informed that an order has been placed for a new microwave but when will it come no one has any idea. 6) Dishwasher has stopped working and no one cares about it. So , people it is all up to you and I would suggest check all the corners and items in the apartment before finalizing the deal. It is not a good experience for me and I couldn't stop myself from writing a bad review about apartment. I am not sure where can I complain about the apartment property so ending up writing a review online.
If you are looking for convenience in the DFW area without having to deal with traffic and willing to give up amenities this is the place however, beware that the community is older but does have larger floor plans. The rents are cheaper however management tends to raise the rents to more than actual market value for this particular location. Very close to the airport, 20 minutes to downtown and central to Ft Worth, Lewisville, Grapevine and North Dallas via the tollway.
