South Ann Arbor is similar to the city itself in its welcoming, diverse community. This part of town features pedestrian- and bike-friendly streets, affordable to mid-range apartments, and abundant conveniences. South Ann Arbor is home to Arborland Center and surrounding shopping centers, offering residents access to popular retailers, supermarkets, big-box stores, and well-known restaurants. Neighborhood parks and good public schools are commonplace in South Ann Abor, adding to the family-friendly appeal of the area. Although most locals find work and leisure activities in Ann Arbor, Detroit is approximately 43 miles east of town for even more dining, shopping, and entertainment options.

Property Ratings at Hidden Valley Club
Over a year we struggled with a cockroach problem that wouldnt go away despite the office sending many exterminators. The exterminators believed someone near us had an untreated problem.

Hi there! Management is very pro-active when it comes to preventing any pest issues. The best way to do it is by having treatments done by a professional!
I love this apartment because of the unique floor plan, quiet community and proximity to all my go to places! Management is effective and understanding.
I recently worked with Sydney to move into a 2b/2b that was newly renovated. All my questions were answered and the special for moving in was great. Thank you to Sydney and her team.
If you live with roommates and you want to leave after the lease ends, they charge hundreds of dollars to take your name off of the (new) lease. First it was 300, then when complained they basically said now it's 500, pay it or they have to move out.

Thank you so much for taking the time to share your experience! We are so happy to hear that you have had a nice experience at our Community.
Trowbridge is the worst property management company I’ve ever experienced. Truly awful! Rude office workers who could not care less about their residents once they’ve locked them into a lease. You can never get in contact or get a call back from anyone. This complex is outdated, you throw money out the window with heating/ac because of the terrible windows and insulation, you can hear every step neighbors make above you, you can hear TVs through the floors (because they renovate apartments as cheaply as possible and clearly don’t put appropriate insulation underneath the vinyl flooring. You can literally hear when someone drops change or taps their foot above you), and the property manager doesn’t do the bare minimum for resident safety. The amenities are an absolute joke. Except for the pool, which is small but a nice area. They also are trying to mark up rent 14% - 20% at lease renewal this year to long term residents, with absolutely no improvements or reasons to justify this kind of price increase. Save yourself the headache and the constant fear of not being safe in your own home, plus never knowing when they’re going to raise rent astronomically. Not sure how the score for this place is so high on here when the majority of the reviews are negative. Seems strange to me. Trowbridge is worse than McKinley- at least McKinley makes the kind of improvements and amenities to balance out how awful they are. Trowbridge is just plain awful.

This complex is located super close to downtown Ann Arbor and the university but it is also tucked away and private. The community has a lot of yard area and good amenities

Thank you for your positive review! We are happy to hear you enjoy the location of our community and all its amenities.
Pros: It was a quiet apartment complex, most of the time. Cons: The laundry facilities were not consistently working. The fireplace in my apartment NEVER worked the whole time I was there. The Carbon monoxide detector went haywire several times. While maintenance came the first time (but not quickly), they never really fixed it. By the third time of it blaring most of a night, they told me just not to worry about it--that it was just malfunctioning. (Really? I'm supposed to sleep through a blaring alarm and "not worry" that I might just not wake up from a colorless, odorless killer??) The pool was hardly open at all, nor was the weight room (but Covid rules account for much of that, to be fair). Just saying that if you are looking at the "amenities" as a plus, don't bet on them actually being available. We *frequently* had the smell of cigarette smoke permeating our hall, even though the rules clearly forbid smoking. Finally, there was constantly dog poop all over the grounds. Dogs are great--don't get me wrong--but when you live on the ground floor and open a window, and the scent of Sparky's steaming crap pile assaults your nose, that's just not cool. In summary, I would likely NOT be inclined to reside here again, though it's better than being homeless. . .
Took almost a month to get a callback after leaving many messages and emails. Took my application fee with no intention of running my application in a timely manner despite them knowing I was on a tight schedule.

Good morning, we are concerned with your review and would like to speak further with you. Please reach out to Samantha, the property manager, at svargo@trowbridgeco.com to discuss the issues you are having. Thank you!
I’ve been pretty disappointed living here so far. The staff is nice, but a lot of the amenities that they advertise haven’t been available for extended periods of time. For example, the washing machine on my floor was broken and it took them over 2 months to get it replaced and it took several weeks for them to replace one of the carbon monoxide detectors when one went bad in my apartment because they didn’t have any extra. Additionally, I love playing basketball and the main reason I picked this apartment complex over another is the staff told me they had an indoor basketball court; however, I have lived here 8 months and the indoor basketball court has been closed for repair the entire time. The apartments themselves are clean, but if you were planning on paying extra for the facilities like I did, just know that what is on their website and what the staff says they have isn’t necessary accurate.
I've lived here for a year and a half. After looking at something in a lower price range and finding nothing, I was lucky to find a unit here. This has been a quiet community of mostly grad students and young professionals. The new leasing company is dumping money into renovating everything. I would easily stay here if I was not moving out of state. 4 stars only to be realistic. Honestly though, you'll be fine living here.
I think this community is quiet and in a great location. It's relatively affordable for my poor grad student self. However, the office isn't open on the weekends, which makes reloading the laundry card difficult. Also, the fitness center needs to be expanded and updated. Seriously. Other than that, maintenance is very responsive, and the neighbors all seem nice!
These apartments are a bit outdated, which pose some heating a cooling issues, the windows leak a lot and the apartments clearly weren't set up for central air so it doesn't cool off the apartment very well. In my experience the apartment is just always hot (except right next to the windows in the winter). The apartments are pet friendly and allow all dog breeds. Overall there is decent space and storage in the one bedroom. The whole complex is back from the road so it is in a very quite spot while being in a very convenient location of Ann Arbor, your close to a lot of stores and restaurants along with the U of M campus which it a huge plus. Also within walking distance of the U of M south commuter lot which means bus access to campus even, perfect for students, as I am. The sidewalk lights are mostly broken which makes it seem like upkeep on the apartments aren't too important, along with low up keep comes the issue of the main access to each apartment building, the whole time I've lived here the main doors to each building haven't been locked, like they're suppose to be, because the locks have been broken, but claims of new doors and locks have been made, so may change soon. It generally feels like a safe place to live, the price is among the lowest in Ann Arbor so for the price and location giving up some of the updated features was worth it for me.
