South Gainesville is a residential section of town in the lush lands of central Florida. The neighborhood lies immediately south of the University of Florida, making it popular with those affiliated with the university. But the city is appealing to more than just students. This verdant area is filled with all types of outdoor adventure, from Alachua Lake Overlook to the streams and lakes that wind through town. More outdoor recreation is available outside of the city’s bounds. Despite being in central Florida, residents enjoy a short hour-and-a-half drive east or west to the Atlantic beaches. Renters looking for a place in South Gainesville will find a variety of options suited for almost every renter.

Property Ratings at Hideaway Gainesville
Management and maintenance sucks and responds back DAYS sometimes WEEKS later. They close out request without fixing anything. Roach infestation. More paid parking spots closer to your building than non-paid ones. Everything is breaking and creaking constantly. Insulation sucks because I hear upstairs and downstairs neighbors constantly. Roommate matching is always off, they just put you with whoever. They will hound you about money but won’t do anything you request if them, aka won’t Fulfill their services. Maintenance will just walk into your apartment with no warning. Mold increasingly grows everywhere. You’re not billed accordingly for your bills appropriately (one roommates will be billed a lot less as if you’re paying their portion). Beware and weigh your options!!

I lived at Campus Lodge for the past two years. It has only gone downhill. At first, it wasn't that bad and the management was nice, but once they changed management, it is terrible. They will try to squeeze as much money as they can out of students, knowing we are unlikely to fight it. For example, I just received a cleaning charge of $285 for move-out, even though I took all my belongings. They charged $500 for "20 trash bags" split between the roommates. I was able to get this reduced to under 200, but there's always hidden service fees and billings fees that they conveniently leave out. Dealing with their managers is a nightmare as they are unforgiving and brutal. Avoid this complex and their parent company at all costs.
Several times the doors failed to open, AC broke down for weeks without fix, Wifi provider is terrible and Campus Lodge refuses responsibility for WIFI being out for weeks, at an apartment complex for a college - unacceptable.

A new out of state owner purchased the property this past year and it has really gone downhill.

Hi David- Thank you for providing feedback. We are sorry to hear that you feel your service this year is not measuring up to prior years with the former owners. We are actually the same company who owned the site in 2018. Please reach out to us at the office and let us know how we can help make your time with us better! Thanks- Campus Lodge Gainesville
My roommate and I moved to campus lodge last summer (2018-2019 term) thinking it would be an upgrade from Lexington Crossing, where we lived for the previous 2 years. We were quite wrong. Upon move in we were greeted by hundreds of roaches in the middle of the day, roaming around the entire apartment, but mostly concentrated in the kitchen, including living in the fridge. This is probably because the apartment complex appeared to have done no cleaning or preparation of the apartment whatsoever. We walked in and there was food all over the living room and kitchen, including in the couch. The appliances were very old and beat up, and the dishwasher was inoperable and had several inches of green, standing water in it. The fridge had roaches in it and the seal was broken. The rooms were also a mess, and I had spaghetti (cooked) and an open can of coke under my bed that I found after reorganizing my room. So first impression of the apartment was overall terrible. The office told us many times that we would have to be patient to get our stuff fixed because they were backed up on work orders. Irritatingly the office staff got snippy with me after I went to them about our broken dishwasher after we had already lived there an entire month. That problem didn't end up getting fixed until another month passed. The fridge is still broken and we did not receive a remote for our tv until 10 weeks until after move in. So we have really not been getting what we've been paying for now almost 4 months into our lease term. Suffice to say the maintenance staff is undermanned and Campus Lodge has many problems. Now lets talk more depth about our roaches. Like I said when we walked in initially we saw hundreds of roaches all over the place in the middle of the day which is disgusting. We had to clean the entire apartment and spray the apartment down with bug defense spray which helped a little bit for a short time. We also complained to the front office immediately which they did not do anything about until days later despite the apartment being practically unlivable according to first world standards. For the first month and half we couldn't leave food unattended for more than a minute or there would be roaches in it by the time we got back, and we still see around 15 roaches a day despite regularly getting the apartment sprayed. I do not recommend the apartment at all.

Thank you for your feedback, Kyle. We are so sorry to hear about your move in experience. We do know that it can be difficult moving into a partially occupied apartment, versus one that was completely turned. We did switch pest services just after your move in and hope that you're seeing as great of results as we are from the new company. Please feel free to take advantage of the weekly service they provide should you find you are still needing or wanting service. We understand your concern for the appliances, since you are living in an older community. Please note that we do offer and will be offering premium apartments again this fall with all new appliances, flooring, countertops and common area furniture. Please reach out to the office team if you are still experiencing any problems. Campus Lodge Management
Over the past two months it has been made clear that Campus Lodge DOES NOT care about its residents. There have been many issues with this complex, from work orders from Move-in not being completed to daily bug problems to the gate system not being fixed, with the back gate still not operational and the front gate working whenever it seems convenient, creating an annoyance to residents and guests, even after talking with front desk. On top of all this, I have also been charged an overdraft fee despite having funds set up for recurring payment, I urge residents to verify that Campus Lodge is pulling from the correct accounts due to the lack of clarity in the online system. After speaking with management, it is clear that their goals are not help or guide their residents in any manner. Despite the overdraft fee caused by their computer system, I am still supposed to be held responsible for an unclear payment system on their end without no notice or alert? I highly do not recommend residents to sign here. Customer service is clearly lacking here.
I lived here for two years. It was quite enjoyable-- nice pool, gym, and a friendly office staff. Every maintenance request was taken care of within a matter of days. Would recommend!
