Property Ratings at Highgate at Sandy Springs
As you start to read this review, you might be tempted to dismiss it as "another person who screwed up on the parking rules and is pissed." But hear me out. The good: This community has some stuff going for it. I owned a unit there for a fairly short while, and other than issues stemming from renovations (which I knew I was getting myself into) the experience was pretty good. The gates tended to work and be closed at night. Things were quiet (at least the further your unit was from Roswell Rd.). Many owners have a high pride of ownership and have kept the inside of their unit looking great. The landscaping was fairly regular and good. The pool was fairly nice. Gym was... present, but not much to speak of. The location is good, but highly beholden to Roswell Rd. horrific rush hour traffic, and not really MARTA accessible considering how geographically close it is to a couple of stations. Now to the bad: The units are old, and did not have the highest quality of construction in the first place. There are (in the units not renovated by owner, anyway) layers of wallpaper over paint. Plumbing is a constant fear/issue, and the units are set up in a way where any problem requires shutting off the water to the whole building/block of units to repair. The pipes are old. It's a bit of a time bomb, if you ask me. I heard from neighbors stories of some owners having pipes burst/leak under their floor and having to do impromptu MAJOR repair, at great cost. The bathrooms are all small, and feel old. And finally, the UGLY: The parking enforcement via booting is ridiculous, and tantamount to a scam/racket. I understand that parking is limited, and must be managed. But on one occasion for me (and similar for other residents after I spoke with them following the experience), the sketchy-lloknig parking enforcement cruises around in the dead of night, peering into cars to see if your hanger is visible. If not? Immediate booting and a $100 fee for removal. No warnings. No consideration that the car is parked in the RESERVED space for the owner (and was the same car parked in the same space for months upon months prior, without any issue). Booted, and by perhaps the sketchiest company imaginable in Atlanta. Unless you get a deal of a lifetime, steer clear. Average neighborhood, old units, poor management.
The apartment is a secured gated apartment with people of different race and backgrounds, the residents are quite friendly and civil, it has a good pest control & also a standard pool, it's a walking distance to LA Fitness and CVS, about a minute drive from Publix and 6mins to Kroger at Northridge. A wonderful experience and peaceful place to live
