Property Ratings at Highgrove
Stay away from this place !! Last week I went with my sister and dad to check it out being that it is very close to my job but what we encountered was far from acceptable. It seemed like something off jerry springer lol office lady and another woman fighting “arguing” about a man (poor dude got caught) ?? like wth keep the dirty laundry at home, not sure what her position was but the things that were being said were insane. now back to the property it is a hot mess and it makes sense since they are too busy dealing personal drama in a place of work, place looks dirty and rundown. Definitely not a place to call home, I can only imagine if that was a resident arguing with the office staff. Yuck Do better!!!! ???????

We would like to make things right. Feel free to reach out to us here at the office if there is anything more we can do.
This papartment management is the worst. Thefts, cops in and out every week, legally parked cars being towed, vehicle break-ins (10 in 19 months), druggie living in and all around the complex, ignored apartment maintenance, management and their lies. Save your money...don't move here. If you want to find out how this place is managed...drive through the property and speak to the tenants.

Management is very rude the rent is sky high and the parking sucks. I wouldn’t recommend anybody renting from these awful people

Maintenance is trash spiderwebs all throughout the buildings. Parking is a travesty unless you like hiking up steep hills after parking a quarter-mile away from your apartment. Maintenance has no clue what they're doing and tried to fix my washer machine twice and broke the laundry door in the process as well as flooding my floor twice causing damage in the kitchen which they are trying to charge me for out of my security deposit. Cheaply built apartments, multiple roof leaks. The best thing about this apartment are the views if you get lucky enough to get a top for apartment on the outskirts of the complex. They truly are asking outrageous prices for the quality of apartment that you're actually getting.I would not recommend these apartments to any of my family or friends. And if you do consider moving in I suggest that you get extra paperwork and pictures of every single little thing otherwise they will tell you not to worry about it and try to screw you over and take your security deposit. When I first moved into my apartment the floors were dirty nothing was cleaned including appliances. windows were worn and there was damages were strewn about the apartment but was told that it would all be fixed before we moved in. This never happened. First day of moving in we had to clean the whole apartment ourselves carpets were disgusting and never got replaced, stains everywhere, even the Windows were weathered heavily and we were told these it all be fixed before we moved in (not to mention the countless electrical issues). I moved out of these apartments three months ago and I'm still working hard to get my actual security deposit back. And lastly safety is a huge issue at these apartments their bums and tweakers always wandering around the apartment complex and on the adjacent streets. I had my catalytic converter stolen out of my vehicle as well as my vehicle broken into. my friends vehicle was also broken into twice as well as getting hit buy another car in the leasing office lot. my girlfriends car was also broken into and littered with garbage from the the bum that Decided to spend the night in the car. The complex has poor security and no cameras except for the ones inside the leasing office. These apartments are overall overpriced, unsafe, and careless.

HighGrove is a really great place to live in Everett! The apartments are updated and beautiful inside with nice high ceilings! The staff is amazing and have made living here fun. Mariah helped us get our apartment and Hailee was so helpful when we were struggling with our rent! Definitely recommend!

Please let us know if there is anything we can do to improve your already 5-star experience. Thank you for the 5-star rating as well as the recommendation!
I love that we are in a hub of Everett, close to malls, shopping and freeways. Being at Highgrove gives us a great little hidden gem where all of these things are but you forget that they're there when you are home. Batul and Mariah have been absolutely amazing. I am not the easiest person to deal with (ask my husband lol) but they have always had patience with me and smiles on their faces. They are quick to respond to calls and emails. Highgrove has been a blessing in more ways than one. We love it here

Unsure on how to inform ANYONE!!! with a CHILD! this is not a family friendly environment(people driving through apartments at 35mph-60mph) and all around probably the worst apartment experience I've ever had in my 15 years in apt living. I also believe I've seen the the office "ladys" maybe once in the 14 months of me living here. Constant police presence! probably here 500 times since I've been here the Management is not proactive nor useful! and the maintenance is the only thing worth a darn in this whole community those guys work absolutely hard as can be! Thanks High grove but the owners Need to update the property and the leasing office people! Not only that When you pay for parking and people are constantly in your spot and you can't even call the TOW company to tow because of all the paperwork needed to have your own spot!!!!!! THERES 3 guest parking spots across the whole property basically ! DO YOUR JOB these owners need to intervene before they have no one leasing apts! Figure it out DON'T MOVE HERE IF YOU HAVE CHILDREN !!!!!! thanks but not thanks high grove.... - can I give 0 stars....

You’ll regret ever moving in! The ceiling and walls are paper thin, the amenities are always broken or closed, the maintenance staff run around all day on golf carts but never actually maintain anything, the neighborhood isn’t safe, but absolutely worst of all is the unprofessional, rude, and incompetent office staff. Seriously, Lauren, Mariah, and Hailee shouldn’t be allowed to work with people.

High Grove Apartments offer a great open floor plan for my family. Lots of room for my little one to run around where I can still keep an eye on her. Parking is vastly improved for residents, but very limited for guests. I only wish it was a smoke free complex.

Great place to live at, super family oriented. This place lets you have your pets here, so if you are a pet lover they have a dog park, and if you are someone who has children, they have playgrounds for the kid. It’s very clean, very put together. The maintenance team works very hard to keep this place afloat, and if you are workout type of person they have a phenomenal gym! Give this place a try!

This was the absolute worst place I have ever known! The entire staff is unorganized, incompotent & inconsistent. From the beginning: The office forgot I was moving in, & did not have the apt ready at all, no paint, no blinds, no cabinets... They were still painting & doing the cabinets the entire time I was moving things in, which made it very difficult when unloading vehicles & bringing up the furniture I didn't get my blinds installed on any windows for 3 weeks, & they broke w/in a week I had to wait until the end of the day to get a copy of a key to this apartment. I had no guaranteed parking spot for 2 years I lived there, even though I had a 2 bedroom. I almost had my car towed at 545 in the morning because the office didn't give out correct colored passes to all the residents. They lost a package of mine in their mailroom for 14 months Once they couldn't find my package, even though Amazon guaranteed they had signed for it. I had to go into the mailroom myself I was charged 4 different rents in 2 years Upon my lease renewal I was offered one price, accepted it, then 3 days later i was offered another one which was $200 higher & had no choice but to take the higher or risk further increasing I was punished & charged more money for them not charging me the right amound of rent I gave notice to move out w/in 30 days in person in office, they lost the move out notice, & had to re-give it in an email, & had to re-give my forwarding address twice b/c they kept losing it (or just asking everytime for no reason?) On my move out day, they forgot I had scheduled to move out & I had to pull up emails to prove it to them before they would send someone over to do a walk-through w/me 5 days after my move out, I was still charged the next month's rent The facility itself doesn't even have 1 spot per apartment. There is garbage & broken glass EVERYWHERE, I have almost stepped on needles in parking lot. Since they have no parking, you are forced to park up on the street, which is very dangerous, didn't go a day w/o seeing a broken car window or smashed up vehicle. It was also uncomfortable walking to my car in the morning when it is still dark & there are often homeless people digging through dumpsters Moved out on May 31st, the maintenance guy who did the walkthrough w/me said I would probably be charged about $250, just got the bill today it's $726.01. WHAT A JOKE! I can't believe I'm still dealing w/this horrible place!
Property Manager at Highgrove, Responded To This Review
Dear resident, We're saddened to find you were not pleased with your overall experience at our community. We sincerely apologize for not having your unit properly prepared for you upon move-in, as we work hard to ensure things like this do not happen. It is customary for rent to fluctuate over time, as we must remain consistent with our research of the current market, and we apologize for any inconvenience this may have caused you. We'd like to clarify that parking is included for free with each apartment. Our team does their absolute best to remain organized, and we apologize for any inconvenience you experienced regarding your move-out documentation. We appreciate the time you've taken to bring these concerns to our attention, and we'll be sure to take them into consideration. We're sorry we couldn't end your stay on a more positive note, and we wish you all the best on your future endeavors.
Although the apartments are nice, the staff only cares about getting you in. Your security deposit is used for cleaning and your last utility bill, but they don't tell you that. Dog mess is everywhere including the sidewalks and streets. Cars get broken into all the time and don't park on the street its even worse! Some tenants don't respect others with loud music of which the staff does nothing about. Parking is a nightmare, if you get home from work after 5pm you most likely will not find a parking spot. The staff has no clue who has a parking permit or assigned parking. They over charge for this as well; $50 to park one car! Convenient to I-5 and shopping is my only plus from living here.
Property Manager at Highgrove, Responded To This Review
Dear resident, we are sorry to see you were left with such a negative perception of your time here. Our staff prides itself on being transparent in all communications, especially those involving potential fees and charges - all of which were outlined in your lease agreement. You'll find it is not uncommon in the multifamily housing industry for the deposit paid upon move-in to be applied to cleaning and repair costs when a resident moves out should the condition of the unit warrant it. If you have any questions about these costs or would like to see an itemized list of charges, please give the office a call. We do hope all residents are being respectful of one another by cleaning up after their animals and being cognizant of their noise level. We encourage any resident who witnesses another resident failing to abide by our community policies to please reach out to the office so that we may address this issue. In terms of parking, we know it can - at times - be frustrating. However, we are limited to the confines of the space and do our best to prioritize parking for our valued residents. If you have any more thoughts to share or lingering concerns you'd like us to address, please give the office a call so that we may chat with you. We wish you luck in your future endeavors.
The apartments look nice, but once you get passed the looks there are a list of issues/problems. First issue is the location. Countless homeless/transient people hang out in the area. Once you leave the grounds you’re surrounded by ditches/junk cars and discarded needles everywhere. Second is parking. They charge for parking and 75% of the time you can’t find a spot. Cars without passes parked everywhere and they don’t do anything about it. If it gets cold and icy, the hills on the grounds are never de iced or taken care of. Also, when I comes time for move out, they’ll charge you an insane amount of money for simple things that should have been covered by your security deposit. I had a cleaning service come in and clean once I had moved out and they still tried to charge me more then I payed for rent. I would highly recommend looking/living elsewhere!!
I lived there when it was owend by Avalon wasnt bad. But know wow office staff horrible maintenance horrible. Long story short moved there in 2013 moved out 2017 will not send me my original lease thats shows my deposit instead sent me my 2015 renewal lease. Stay AWAY

No stars would be better not worth the one i had to give.. Why give passes if you can't use them and other parking there that shouldn't. Parked on the street below and keep getting tickets because of no parking signs that are new.

I am disappointed to hear that your experience has not been what we had hoped. We strive to make the parking as simple as possible and hold all residents accountable in regards to the parking rules. If you have further concerns please come into the office to discuss!
The parking situation is atrocious, you will not have a spot even if you pay for one. If you do manage to get into a spot, you'll be towed and out 400$ anyway.
Property Manager at Highgrove, Responded To This Review
We're sorry to hear that your experience hasn't matched your initial expectations. Regarding parking, we've actively worked to make the current parking arrangement as convenient for our residents as we can, with the space with have available. Prior ownership, had a different parking structure than we have implemented now. We wanted options that are more flexible for our residents, and have received positive feedback so far with the new system. You are always welcome to stop by the office. Thank you!
I lived at High Grove Apartments for 2 years. During that time, the management was ok - not great, not bad. They were prompt in responding to service calls. That said, if you are seriously looking at moving here, take a drive around the corner to the Home Depot and check out the local wildlife there. There is a gaggle of homeless people and dealers there - they will be in the area on a regular basis. Parking is also a HUGE issue - you are issued one spot with your rental and you can pay $25 per month for a parking pass if you have a 2nd car. That just allows you to park on the property. Since they don't enforce parking very often, it is literally jam packed every night after 7 and all weekend long with people that don't live there. I often had to park on the street even with my pass. I really didn't have a lot to complain about - until it came time to move out. I am a good tenant, clean, quiet, pay my rent on time. We have two cats which we paid (non refundable) deposits for each plus the regular non refundable deposit and the refundable deposit - about $800 in total. The carpet needed to be replaced when we moved from the cats - usually the case if you have them - hence the non refundable deposit. Our lease was up in June and we planned to move the 15th. High Grove said "they couldn't" pro rate our rent even though we were going to give it to them 2 weeks early. Funny, they were able to pro rate our rent when we moved in. Still, not too bad. It is September now and I received a call from the office saying that I owe them $480 to replace the carpet - even with our deposits. 3 months after we have moved....I am 45 and have lived in apartments most of my life. Never in my life have I not got a deposit back - until this place. Unfortunately, it would cost me more to take it to court than to pay it so I am stuck. I just want whoever moves here to realize: 1) You will be living in a high crime, homeless area. You can visit them at Home Depot or on the exits and entrance to i-5. There are a ton of them. 2) You will be paying through the nose to move out. Between their inability to pro rate us moving early ($600) and paying $480 for a $400 bottom tier carpet and no refund for cleaning, cost us an extra $1000 moving out - on top of our moving expenses. Take a drive around the neighborhood and be warned - they won't be treating you nearly as well moving out as when you move in. This place wants to really stick it to you when you move out.

Hi there, I apologize for your experience. Move out costs are never something that we want to incur. Highgrove bills residents fairly based on the lease signed at move in stating what a resident will be responsible for at move out. Due to the excessive damage there was a charge for a very small portion of the carpet replacement. We appreciate you resolving your debt with Highgrove!
I'm overall happy with the apartment complex. We moved in right when they were starting to remodel their units. I would say the quality of the remodel is a 7/10. There are brand new, clean appliances as well as new carpet and paint which I appreciate. However, the bathroom quality could be better. Overall, for what we pay the space really works for the both us!

I am disappointed to hear of your experience. Our Courtesy Patrol actively patrols our property several times through out the night. I appreciate your feedback and communication on such serious matters.
I lived there when it was still owned by Avalon (and wasn't terrible). They ran out all the previous office staff and now it's just profiteering at the expense of it's residents. Don't expect them to pick up the dog excriment, literally everywhere, but do expect them to randomly tear up the roads etc. Impossible to drive on in the winter with the hills everywhere and no maintenance, plan on walking when the weather is bad. Also, they'll charge you for new carpet after living there for 3 years, when you moved into a place with messed up carpet as well! They'll get you on both ends

This is definitely not what I like to hear from past residents, and want to apologize. If your experience was anything but positive! Our company strives to better properties and the environment for all residents. Sometimes that can mean, construction, re-pavement or numerous other related tasks to make the property a fitted home to many. If this ever inconvenienced you I apologize, it was never meant to make things harder but rather make things better.
Going on my third year of living here and I wouldn't rent anywhere else. This community has an amazing office AND maintenance staff who are always so friendly, along with great floor plans that are nicely updated in comparison to other complexes nearby. Parking has never been an issue for me. It really is a great place to live.

Been living here until they switched owners. Avalon actually towed cars without permits New owners do not even think there is a parking issue. Just got home from work and had to park 3 bldgs. away. On way to apt I counted 17 cars with no permits. Would not be an issue if I did not have to pay for parking that is not available. Then there is also the Do issue. If you live on a down stairs unit be prepared to dodge doodys everytime you leave your patio. Lease up soon and I'm gone

I have looked a dozens of apts then I found HighGrove there Staff made us feel welcome from the start, we looked at the apt for rent and feel in lov with it was'nt like all the others we looked at and it came with a garage. Great price and great Location, we did'nt want this one to get away so we filled out an app ASAP turned in and within 5 min they ran the credit check and said the apt is yours then we filled out the leasing paper work which was one simple paper and BAMM it was done we are so excited to move in.

Just a ridiculous amount of fees for everything at this complex. You have an assigned parking spot (good if it's near where you live I guess) and then you can pay a fee for every extra car to park it. Fees to sign up for online pay. Fees to USE online pay. Pet fees. Utilities aren't bundled into your rent either.
