Property Ratings at Highland Hills Apartments
There are many things highland does poorly. They haven't had the pool opened for over 2 years. Maintenence workers enter my apartment with no warning. Outdated and broken amenities. Terribly slow app and no real way to pay for your rent without paying fees. Unless you want to write them a check every month.
WARNING: Don’t trust this apartment ! BEWARE!! Don’t sign a lease until you do move-in inspection. Regardless of security and safety violation, once you sign a lease, they don’t care. The front office people are HORRIBLE, they have zero customer care.
Wish I could give it a lower rating. For reference, I lived here from November 2020 until June of 2023. Starting with their terrible maintenance staff. It was like pulling teeth to get them to fix problems with the unit. My furnace went out on 3 separate occasions and typically took a few days just to get them to look at it. Ceiling in my unit started leaking in January of 2021, and when they showed up they couldn't find the issue. Leaking subsided for the most part, but they never patched the ceiling. Finally in January of 2023 my apartment started flooding. After several days of having my apartment full of water, they brought in a contractor to work on fixing the problem. A week later he finally showed up and cut a massive hole in my wall that showed multiple cracks in the building's foundation. I proceeded to live in this unit with the hole in the wall and water pouring in for several weeks before the contractor told me that he couldn't work while I was living there and finally management stepped in and had me move to another unit. I suddenly had to move all of my belongings by myself to the other side of the complex with no assistance except for 1 afternoon when my parents drove an hour and a half to help move furniture. The management isn't much better. For the first several months of living there, my apartment smelled like marijuana from one of my neighbors and after contacting the management team multiple times, the smell stopped. Finally this winter my car broke down and I had to drive a rental. When approaching the management staff about parking, they issued me a temporary permit which if not returned periodically would be fined. I was without my car for 3 months and was fined several times even though I explained multiple times that I would need the pass long term. In closing, the facilities are awful, it is poorly managed, and grossly overpriced for what you get. Learn from my experience and go anywhere else.
Don't live here at all. There management are rude and wants money. During winter they dont clean sidewalk or parking lots. Security and service is a joke.
I lived here for a year and it was the worst decision I ever made. The place smells like pot all the time and management and security did nothing even after I called numerous times. I was awoken at all hours of the night due to loud music. When I first moved in the place wasn't even clean, the bathroom was dirty the floors weren't washed or vacuumed, the walls surrounding the stove were yellow form grease. Not to mention, the first week I was here I woke up to water leaking onto me while I was in my bed. Do not live here.
They do everything possible to take residents money. They want their residents to be perfect at respecting policies but they don’t live up to their own standards. There’s been a nest and a dead rat sitting in our hallway for about 2 months now. It’s obvious they never clean which they should especially during this pandemic. Oh but god forbid resident overflow trash cans. lol what a joke this place is
Owners dont want to invest real money in their decaying property, anywhere. They cut corners to save money and let staff get the brunt of everything. Absolutely poor ownership at its worst. Pay for things the right way, pay your staff. Sad place to be and work.
Do not be deceived like we were. They put on a good show during the spring and summer months but there is a lot they don’t tell you. Don’t think the pool is a plus because it is a green mosquito pond and is never functioning to the residents, ever. Overpriced for a good college spot with flooding, roof leaks, bad parking, thin walls, poor insulation, and horrible snow removal aka shovel yourself 99% of the winter and so much more. It just isn’t worth the trouble.
While you do NOT have to be a student to rent from this complex, this location is ideal for students at Minnesota State University, Mankato. The apartments are right across the street from campus, so it's a very convenient location. My particular 4-bedroom unit has a stacked clothes washer and dryer in a closet in the living room hallway, plus a dishwasher, which I've found is very unusual for student housing. Both of these features help make college living so much easier! (Not all units include these). In 2 bedroom units, each bedroom has its own closet, with sliding doors that make it easy to access the entire closet. My 4-bedroom unit includes 2 bathrooms, which makes it so much easier for everyone to use the bathroom when they need. Some units require the residents to pay for water, though my 4-bedroom unit includes water. We have central AC and a roomy, shared living room closet. There is plenty of free parking for all units (residents must obtain a free parking permit. Guests may obtain a free temporary permit and park in designated spots). Maintenance is friendly and usually resolves requests within a few days, sometimes with same-day response. The rent rates are incredible when all of these features are factored in! My only critique is that there is no secured entrance to the building itself. Adding this feature would be much safer.
