Cumberland is a charming city in northeast Rhode Island. The city’s historical significance runs deep and is remembered today through the Monastery, a historical home for monks in the 19th century. This unique property resides on about 481 acres and now houses the Cumberland Public Library. Recreational trails were developed by the monks at the Monastery, known as the Nine Men’s Misery. Parks, ponds, and reservoirs are plentiful in the area, and more nature trails are available to the public, such as Diamond Hill Park Trail. Local pizza restaurants are abundant in the community, as well as a good variety of other cuisines like Angelo’s Palace Pizza and Davenport’s on Mendon Road. Cars are broken into fairly frequently and management is very poor. They accuse you of doing things that you didn’t. If I could go back in time I wouldn’t have moved here. They nickel and dime you for everything.

Hello, I'm sorry to hear of your trouble! Though in general my goal as manager is not to accuse anyone of anything. If you received a complaint about something please know we just want to work with people to figure out if the complaint was about them and see what we can do to remedy the situation. Any situations in which the police are involved we try to work very closely with the Cumberland police department to make sure is remedied. I do believe frequently is a gross over exaggeration as since the last time I worked with the Cumberland police, we've not have anything happen on site since then.

To my knowledge we've never had a car broken into on site. If there are any incidents involving cars we do work closely with the Cumberland Police and our corporate park to resolve any issues that may arise. I'm sorry you're having a problem with our management, as always we're happy to meet in the office if you've got an issue or would otherwise like some help. As a rule I generally don't accuse tenants of issues unless I'm 100% certain there is an issue with the tenant. Otherwise, if you've read into an email that was sent with a possible suggestion to remedy a situation or otherwise please reach out to the office and I would be happy to clarify.
Everything is poorly made and Managaement will fine you for just about anything, but won’t enforce smoking rules. Go somewhere else. It may look nice but it’s all poorly made and they’ll charge you for it when you move out.

I do assure you we enforce smoking rules. The last complaint the office got about smoking we did an inspection of the surrounding units to ensure no one around is smoking. I'm not sure which building this is in reference to but I'd be happy to follow up with you to make sure there are no issues. We are new construction and if there are damages to the unit you would be charged accordingly.
This is NOT a smoke-free facility. Marijuana and cigarette smoking “rules” are not enforced! Apartment constantly smells like weed and cigarettes!

We are a non-smoking facility however if there is an instance of a smoking issue we do absolutely try to narrow down the culprit and if the issue persists do everything we legally can to stop the issue. Most of our tenants readily and regularly abide by the rules of the community. Unfortunately with just under 200 units not everyone follows every rule however as the property manager I do my utmost to make sure the person who is the issue stops or is removed from the site.
The rent is high compare to other community. They are new build and had good interior. But the cost coming in the utility are really not acceptable. Also amcillery fee is little expensive.

As well we work very hard to keep our grounds and apartments in excellent condition! We find the utilities to be reasonable in most cases. Please reach out to the office and we'll be happy to send our maintenance manager in to go through and make sure everything is working efficiently! In the ancillary fee we do include many helpful resources including cable, internet and our front door trash pickup which you will not find at many other communities. We are happy to offer this package as generally cable alone would be more expensive than our ancillary fee!
I cannot elaborate enough on how terrible of an establishment this complex is - management is AWFUL, I have truly never experienced anything quite like this in my entire life. The complex is not safe and living here is terrible. STAY FAR AWAY!!!

Nice-looking, new apartments in a pretty setting, with some units having beautiful views through their floor-to-ceiling windows. However, these apartments are a cheaply built appearance of luxury—kick plates fell off all the time by themselves, interior paint seemed like some form of chalk, our windows weren’t even sealed, Formica counters, etc. Also, rent is pricey to essentially live in Woonsocket with the vast majority of your amenities at least 5, if not 10, minutes away. There are better “luxury” communities nearby for less money. I lived there because I worked at CVS and didn’t have a car. There aren’t many scenarios beyond that one for which I’d offer an unreserved recommendation of the place. Management is uptight, which comes with positives and negatives. Positives: the community is well maintained and annoying stuff like tenants smoking indoors quickly gets curbed. Negatives: we were charged $3K (!) when we moved out to replace all carpets because of 2 small stains. Pros - Pretty surroundings, views/windows, “luxury”, intense management Cons - Price, distance to anything besides Dollar Tree, cheaply built, have to lay plastic over all carpet if you don’t want to donate thousands of dollars to AR Building Co. when you move out
We have moved in here less than a year ago, I must say, while it is generally quiet and peaceful, there is absolutely no sense of "home" "community" and it just feels like a corporate tenant turnover. I asked the previous property manager about possibly putting in benches outside, or in the entrance ways so that you can sit, chat with neighbors or just enjoy the outside. I was told that "A.R. Management is not about that" .....end quote. The apartments are pretty nice, new and clean, Overall, I'd rate this about a 2 1/2 - 3 for the lack of resident appreciation no sense of community. Unsure about renewing our lease.
Visited the property and everything looks nice however prices seem really high for that area, also charging $150 per month and forcing tenants to have BASIC cox and Internet is absurd. Management should really rethink their rental strategy.

According to all the market research done in the area we are staying competitive with the other communities in Cumberland. As well, the benefit of our property is that we are the only brand new community that is also offering 4 floors with elevators in every building. We are also 2 minutes from Route 99, 295 North and South, 146 and 116. The $150 per month is an ancillary fee which actually does benefit the residents since it covers the cable and internet along with valet trash services, building maintenance, the 24/7 fitness center and our seasonal pool which will be open for next spring.
