Situated about 13 miles southwest of Dallas, the vibrant suburb of Duncanville began as a small settlement in 1840. Today, Duncanville is a part of the Best Southwest partnership of Dallas, along with founding neighbors Cedar Hill, DeSoto, and Lancaster. Eight nearby cities have also joined the Best Southwest partnership since the initiation launched.
Although Duncanville is within minutes of bustling Downtown Dallas, there’s plenty to do in town. Indulge at any of the many diverse eateries, or unwind in one of the numerous scenic parks. A strong sense of community is fostered through a host of regular events. Among these events is the monthly Main Street market known as “Duncan Switch,” which takes place the third Saturday of every month.
Duncanville is just a short drive from popular outdoor destinations, such as Cedar Hill State Park, Mountain Creek Lake, and Kiest Park. Quick access to major roadways like I-20 and U.S. 67 makes getting around the DFW Metroplex easy.

Property Ratings at Highland Oaks
Management is by far the worst no one answers the phone. Out dated, you can drive by and most the roofs have tarps on them from leaks. Parking was okay now a mess because the current manager doesn't care, trash piles that cause bugs bad. Nothing is fixed more just painted over. Mail boxes get damaged weekly and pool parties almost every weekend. We lived her over 2 years but with recent management change is has went down hill and we are moving this month.
I love my neighborhood. My manager is awesome. I have been here for going on 3 years
