Property Ratings at Highland Park at Columbia Heights Metro
The building has retail on the first floor, and the management just ignores the fire alarm problems. Most months they go off 2-4 times per month in bursts, sometimes during the day, sometimes at 1am. They last for 20 minutes or more and when residents complain, management just blames the restaurants. But they are the landlord for them too. They’re unwilling or unable to address the problem. Overall, management here has just accepted this is a high turnover building and invests in getting new first time tenants, rather than keeping current tenants.
I have lived in this apartment building for a little over a year now. The area is convenient to stores and restaurants. However, the building needs a facelift--stinky carpets and non-insulated windows (you hear everything including your neighbors). Management is not very friendly or easy to get in touch with.
I've living in this building for over two years and it is perfectly acceptable. However, the two property managers make this building awful and if you have the misfortune of needing them or having a question, their behavior makes this building not worth living in. As for the building itself, it's the same generic luxury building but it is older and that is becoming more obvious - fewer amenities, dirty carpets, things breaking, etc... However, it's fine and for the rent, completely fine. Colleen and Doug tried raising pet rent and parking fees on existing residents - fees that are clearly defined in resident leases. Many residents questioned this rent increase and the way it was handled was exceptionally bizarre and unprofessional. Particularly strange was the fact that every single question about the rent increase was directed immediately to an attorney who appeared to have never read a lease agreement and who threatened legal action and eviction and even told me to get rid of my dog. On top of that was the complete lack of interpersonal skills exhibited by Colleen and Doug who could not think of decent defense for their decision and decided to shout at residents instead and threatened to call the police on them. In the end, the pet rent and parking fees were not increased on existing residents because the policy was illegal. However, Colleen and Doug had created an uncomfortable environment with residents and have done nothing to repair those relationships.
If any apartment can be faulted for having too many amenities it's this one. We have a great gym, a business center, a party room, a bocce ball court, a roof top, and an aquarium. It's just too much!! Most of the time when I am home I am in my apartment and the fact that am paying for the bocce ball court in my rent each month seems like such a waste. All these amenities and the fit and finish of the apartments seems a bit lacking. I've needed to call maintenance to fix the constantly running toilet so many times that I've given up and either turn off he water to the toilet or adjust it myself; knowing full well I'll be fixing it again in a few months.
I have lived in 14 different apartments in 4 states and this by far is the best apartment building. From the maintenance to the customer service by the apartment staff. It's a pleasure to deal with it all when I need to. I will be in this place for an extended amount of time. I don't want to move any time soon!
This is a nice building to live in. The team keeps it very clean (which has to be difficult with all the pets on site) and everyone on staff is extremely friendly and accommodating. The gym is spacious, clean and offers a diverse array of equipment for a variety of exercises including several classes. Outdoor common spaces are large, plentiful and include amenities like grills and games which are a nice bonus. Additionally, the surrounding area offers a diverse cultural array for dinning, shopping and social interaction. If you're interested in apartment complex living but don't want to seclude yourself from your neighborhood has to offer, this is the place for you.
I have lived in Highland Park for exactly two years and jsut renewed for another year. I have to say, I am very happy with my living environment. The price is ok (maybe a little high, but what isn't in DC)...but it is comparable to the other "luxury" apartments in the surrounding neighborhoods. The best part about the building in my opinion is that it is well insulated. The floors are concrete so you do not here anyone above you. The walls are solid as well, drowning out any noise from neighbors. You can hear the occasional noise of sirens, but that's to be expected with city living. The location is by far the best in Columbia Heights. The metro line is literally steps from the front door as well as about 5-7 fast food restaurants. Also, two pretty awesome restaurants are located on the first floor of the building(Best sports bar in DC). The front desk concierge are always inviting and helpful with any needs for residnets. He knows everyone and goes out of his way to make HP a pleasant place to come home to. The maintenance and cleaning crew are next to none. Maintenance requests are typically handled within hours and the common areas are always spotless. The ameneties are also impeccable. Billiards lounge, two bocce ball courts, and one amzing rooftop with plenty of grilling and amazing views of the city! Overall, I am quite pleased with Highland Park. Of course this is not the mecca of apartment buildings, but I have been pretty satisfied so far.
Everything is very modern and well kept. Great amenities, close to lots of shops and restaurants, and right on top of the Columbia heights metro station
Apartments: Spacious, clean, and affordable. Poured concrete floors and high ceilings in the 2-floor loft unit strike the right balance for unpretentious comfort. Interior units keep the noise of busy 14th street at bay. Hearing your neighbors is not an issue either with the concrete walls instead of drywall. Pet friendly (with restrictions) if you have fur-babies. Amenities: Two-floor gym with TV-equipped cardio equipment, weight machines, and free weights, plus a studio where classes are held three times per week and available for individual use at all other times. Concierge team is courteous and helpful. Maintenance staff is responsive and does a great job of keeping the building clean. Large roof deck with grills, tables, and chairs offers a nice view of DC, while the atrium offers more grills and bocce courts. Community room can be rented out for private events and the business center offers printing and a conference room, though I've never used either of them. Neighborhood: The neighborhood is transitional and busy, but good thing you can escape it all in your oasis of an apartment! There is a big-box haven across the street (Target, Bed Bath and Beyond, etc), but there are also a lot of great Mom and Pop restaurants nearby. Metro access is immediate and there are a plethora of buses available in front of the building to get you cross-town, down-town, or outta-town.
