You know how when scrolling through apartment.com and apartments are advertising luxury and then you're disappointed. Well, this place is great because they are upfront about what they have and it's super refreshing and honest. Highly recommend this place :)

I’ve lived at Highland Ridge since 2021 and have had a great time here. Location is great, the size of apartments are great, and prices are fair. The property is well maintained and is constantly being improved. Any issues we’ve had within our unit- water/electric issues, appliances not working, etc.- have been handled promptly and professionally. All of the staff members I’ve came into contact with have been excellent. I recommend our apartment complex to all of my friends and anyone else who is looking for a place to live!
Anytime I have a maintenance issue it is always handled within 24 hours. My dishwasher decided to leak all over my kitchen and the staff was super helpful with getting a carpet cleaner and a new dishwasher! High recommend the Danbury style apartments as well because they feel more like a townhome!

If you like brown recluse spiders this is the place to be. Infestation level and they do nothing about it. Also the staff is unpleasant and rude. Management sucks.
I have lived here for three years, it’s been a very comfortable stay! All of my requested accommodations have been met and maintenance is always very responsive. Office staff are very flexible and great at communication! Definitely recommend this place for anyone. Looking to stay long term in Johnson county and don’t want to buy a house.
I’ve been here for a few months already and I think overall I really like it! The only thing I don’t think works as well as they could are maintenance/the tub. The tubs are painted which I find .. different but they have no texture for non slippage (which normally wouldn’t be a problem except for the tub is painted) so if you place anything to help you not slip ... the paint will come off. I also found maintenance to be not so nice. As someone who doesn’t work from home, I can’t pick up maintenance phone calls every time they call. So to get a semi-iffy answer when I can pick up is not so great. Friendliness goes a long way! :) Other than that, it’s overall great. The office staff is helpful and amazing! They have different contests that are fun and festive. It’s the small things that aren’t so great.

I chose Highland Ridge last month and am so happy with my turnout! I live in a one-bed townhouse and absolutely love the layout. So far everyone seems friendly here and it’s very quiet. Even a great space if you have a dog! There’s places to walk and bags to pick up poop which is so helpful. I’d recommend this place to anyone searching the Overland Park area for a place to live.

My husband and I have lived at Highland Park for 7 years! We have lived in 3 different layouts within this community. Our first apartment here was a 1 bedroom, and we outgrew it within a few years but we could not imagine living at another community, so we transferred to a 2 bedroom and then transferred to another, bigger 2 bedroom after that. The transitions were both so smooth and the office has always been very organized and friendly. The location here is unbeatable! Seconds away from the major highways and so close to everything. The office staff is always nice and professional and maintenance always takes care of any issues! All of the amenities are awesome too! I even had my bridal shower in the clubhouse :) You will not regret choosing Highland Park as your home. The only reason we are leaving is to buy a house. Thanks for an awesome 7 years!

Lived for almost 3 years, The Bathroom upstairs liking and create mold they come and fixed several times and last they cut the ceiling and let it open when we went to complain about moving they came and patch it up. And told us we can move because it need a lot of work. After we moved they charge us for painting after 3 years never one time came to repaint. Once they told us we left for Couple of days we came back same. And worse Part of that they report to Credit bureau
I've lived at Highland Ridge for nearly six months and am very glad I made the decision to do so. There are many complexes within the area, let alone Overland Park, so it certainly was a process in choosing Highland Ridge. I've had a pleasant experience due to the following: Complex & Unit: The complex itself is a bit older but they are actively updating everything from units themselves, to the community as a whole. I moved into an updated unit which includes stainless steel appliances, new countertops, new backsplash, refinished cabinets, washer & dryer in unit, new carpets, fresh paint and central air. My unit is a one bedroom, one bathroom, second floor apartment without a balcony/porch - the bay window is the substitution. You have the choice between the two when deciding on a unit. I have a large walk-in closet in my bedroom, my bathroom has two separate entrances - one from my bedroom, one from the kitchen. My neighbors are pleasant, quiet and clean. The demographic varies. There are a handful of people in their twenties like myself, families, single middle-aged men & women. There are many dogs in the complex. Never hear them bark, but always get to pet them! New pavement was poured at both entrances a few weeks ago and it looks great. There is ample parking, the complex is clean, safe and friendly! Management: I believe the complex is recently under new management and they have been phenomenal. As I mentioned earlier, the complex is renovating all units and while they're beautiful, naturally there are going to be oversights. A few service requests needed to be made within the first two months or so - all of which were promptly handled and required very little of my time. About a month ago, management handed out freshly baked pizzas & soda to tenants as they were coming home. Who does that? Thought it was very thoughtful. Location: The complex is located directly next to a Tanner's and a Starbucks. Happy Hour & Coffee - perfect. Highway 69 is across the way which is excellent. The complex is safe and I feel comfortable coming home and going to sleep at night. I have felt compelled to write a review that is honest and fair as I've seen others that seem so far from the truth. Hope this helps!
We have 10 month contract. This is by far the worst experience I have ever had in maintenance and in office staff. They NEVER answer their phone at the office. They NEVER call you back. They take days to a week or more for most to all maintenance requests. Sometimes they just forget about the maintenance requests completely or "never" got them. They're in the voicemail. Someone got them. We started out leasing an apartment where they noticed a foul odor before we moved in and they ignored it. There turned out to be a dead squirrel and bird above our door in the ceiling. This took them a week and a half to find. This is not sanitary and while they gave us a discounted rent for that week and a half, it was like pulling teeth getting that done. "Only the manager can do that" is all we ever hear and where is the manager? God knows. This place is a joke. Find somewhere else to live. I assure you you can find someplace better. There are constant problems. The places are old. The foundations are shifted so the doors and everything are off. Our bathroom door has a visible 2-3 inch gap from the top of the door to the ceiling. They had to shave off the bottom of the doors to make them open and close and they're already getting worse. The cabinet drawer hardware is installed upside down They're installed on the top of the drawers and CONSTANTLY fall of their tracks. When maintenance comes to fix things they jerry-rig everything instead of actually replacing or fixing it. They FINALLY replaced our washing machine after weeks of issues with it and several visits. I come home to find they left the old washer in the yard area in front of our apartment to be rained on all day and night. The sad part is I guarantee they will put that back in someone else's apartment after they replace the broken part. The reason they had to replace it instead of getting us the part was because their old property manager was fired and so the bills hadn't been paid so they had no money to buy the part they needed. It's just and endless joke with company and there are still 5 stars on this site. These apartments haven't been 5 stars in 20 years. Just keep in mind that everything I have said here is a small piece of the frustration that is living here.
I love my apartment! I moved in almost 5 months ago into a 1 bedroom townhouse. I really like how pieceful the area is and my neighbors are great. The maintenance guy's are really nice and quick. The only complaint I have was the parking lots, they were full of potholes...but now getting fixed. The front staff is awesome, always very friendly and helpful.
The apartment we currently live in is very small for our 4 person and one dog family. They also charge us over 1000 a month to rent a 900 sq ft. 2 bedroom. Staff is great and maintenance is too. That and location is the only thing they really have going for them.
Run as fast as you can from this place! Management is a joke. The worse part is that the management is so slow to help or act on anything, even after I told them I had pneumonia from the mold in the apartment they did nothing to fix the problem.
The only good thing about this place is location. Proximity to town center plaza and highway that's it. That staff is rude not helpful and quite condescending. Do you want to wait 2 weeks to get a maintenance request done... then this is the perfect place to live. Dated appliances horrible insulation about $200 in electrical because the insulation is horrible. Sooooooo if you must live in overland park for a fair price and you can compromise dealing with some jokers in the office this place is for you.
Just found out the indoor pool is closed for possibly the next month and the tennis courts are closed as well. The place is falling apart. Would have been nice if this was conveyed to me when I told them the reason I was signing the short term lease here was for the pool.
I moved here with my roommate almost 2 years ago and I really don't want to leave! We love our floorplan and the location of this place. The full size w/d inside our apartment is the reason we stopped by and I'm glad we've stayed for so long. We will be graduating soon and have to part ways, but I will miss the staff, maintenance, and my neighbors so much. I would recommend this place to anyone looking for good rates at a perfect location. My only complaint is that the indoor pool is barely open during the winter time and I LOVE swimming all year round.
I lived in these apartments for 1 year and couldn't wait until my lease ended. If you like the smell of dog poo or like stepping on it even on the side walk then it's your place to be. They do not enforce any of the rules. Bugs bugs bugs everywhere lots of roaches. . Word of advice stay away. Also heard the manager saying she wouldn't live in these apartments..
