Property Ratings at Highland Springs
The unit: The floors and carpets seem to have been replaced in my unit very recently, likely within the year prior to moving in. The master bedroom is plenty of space for 1 and had a large walk in closet. The windows are huge in my room and let in wonderful amounts of light. Insulation must be pretty good because I don't have to turn my heat on until December and turned it off in early March and my summer electricity bills with AC were not unexpectedly high for the temps. I can very occasionally hear some upstairs activity, though I would not say that it's disruptive to me. The internet is included in rent and works well. Kitchen and bathroom fixtures are still a little dated but functionally work well. In-unit washer and dryer have worked great. The complex: There is a community garden with 12 plots next to the pool for residents to sign up for to use, and the only thing to say about those is I wish there were 3 times as many! There are several access points the foothill trails just hundreds of feet from my apartment door which is great. The units can be noisy at time, however most of this is due to motorcycles that either idle in the parking lot (which can be annoying) or dirt bikes riding up to Bogus. The construction on the club house that several people have referenced appears to have largely concluded other than the final installation of a new hot tub adjacent to the pool and club house. The price for the quality of my unit feels appropriate and have not had any "hidden fees" charged to me, mostly because I pay by paper check monthly so there is no automatic withdrawal error. I have not had any major maintenance complaints, however with the small issues that have come up, maintenance was here quickly enough. In summary, I'll say for the price and quality of my unit, considering alternatives in the North End area of Boise, this is wonderful option.

Management is terrible, maintenance requests are ignored, old dirty appliances, walls are paperthin, toilets don't flush properly, first floor floods, the "park" is always muddy, grills are rusted out and full of trash, rent is way high for the old dirty units.
They have a lot of nerve claiming this is a "luxury" apartment. Worn out carpet, ancient appliances and AC units that constantly need service because they're so old. When winter hits they seldom even bother to shovel the snow. They raised rent over 25% during a pandemic. The manager is dishonest and just plain weird. Avoid at all costs.
