Great apartment to live in. Great amenities and very spacious. The laundry machines are sometimes broken but they always get them fixed quickly.

The staff is helpful and friendly. Sierra, Brantley, and Stephanie and all the others are cheerful and wave at you when they see you at a distance. Free food and beer events are held every once in a while to cheer up the tenants. The maintenance crew is helpful and they are friendly, too! And I like the different kind of coffee and snacks they provide at the office. (Complimentary, of course)

Some leaks occur as they happen at every apartment building to ever exist. However maintenance will come right away and sort it out for you and fix it.

Great staff and very reputable. The time I needed help they were always there and responded in a quick and timely matter. I have been here for years and enjoyed my time

Great apartments I’ve lived here for over 2 semesters class is a 20 min walk isn’t bad maintenance is very responsive and helps every time I need it. The office people are extremely nice and care about what’s going on!

been good experience with newish appliances and a quick responding office. laundry machines are outdated and slightly expensive and the AC units are also slightly outdated

Apartment is very noisy with neighbors walking upstairs or hearing them through the walls but at least the apartment is close to campus and decent condition.

Absolutely love it here! Short walk to campus and any issues i’ve had maintenance has fixed them very quickly! The apartment is spacious and also has great amenities.

This is a great little apartment, with huge windows, in a wonderful location, central to downtown! There's plenty to do all in walking distance.

I love this place. I live in the culdesac area in apartment 43. That place feels like home now. At first I was not a big fan of living in Highland Terrace. However, now that I have lived here for 2 years, I love it.

Great apartment, slightly outdated but genuinely great for the price you pay! The staff is so helpful and they host great events throughout the semester!

Its been really great with close proximity to campus and coming home after games! I really like the space in the bedroom and the living-room and there is a lot of storage

The location is great and the apartment layout is nice. The neighbors and streets are loud especially at night. I wish that the washer and dryer were newer and held more clothes.

Living at Highland Terrace has been an absolute dream! Nestled within walking distance of UT and downtown, it's the perfect blend of convenience and comfort. The vibrant community here is incredibly welcoming, and the amenities make life much easierâ€" especially for a busy student like me! One of my favorite amenities is the resort-style pool. It's the perfect spot to relax on a hot summer day, and I love lounging in one of the cabanas with a good book. My wife and I love exploring the nearby cafes and parks, and coming home to our cozy apartment feels like a breath of fresh air after a long day. Overall, living at Highland Communities has exceeded my expectations in every way. Highland Terrace is the spot if you are looking for a place that feels like home while being close to all the action!

Great location for students. They have nice community events with free food and drinks. They're washer and dryer system is too expensive to be so unreliable, but they're close to several bus stops and allow pets. I don't have puts myself but it's nice seeing kittycats in the windows and people walking their dogs

The leasing office told me that my electricity bill seemed high and sent a matinence person out to figure out the issue which I really appreciated!

The price is great, staff is friendly, and I love the location, but I have to fight mold and roaches which is unfortunate. Laundry is also far too expensive.

The place is great except the roaches. We also have some black mold but it is okay. It takes them awhile to fulfill maintenance requests. Solid price though.

3 am music, random trash or objects left in walkways for days, no warning that laundry machines aren't taking card payments despite knowing for a week. Firepit in parking lot within 15 feet of residences. Not great, but a decent deal for the area I suppose.

Been here for a few weeks now and I love having my own place! 1x1 is spacious and perfect for just me. The laundry situation is sub par but theres a laundromat down the road.

It would be 5/5 stars if I had in unit laundry. Overall a very great place so far! Highland Grand is very convenient to UTK campus and the strip.

Love the apartment and location but parking is not great. I can easily walk to all of my classes and meet up with friends who also live in the fort which I like the most

The service at Highland Terrace has been amazing, and the amenities are great. The only problems that I have had so far is that the paint on the walls is very cheap, and so we can’t use command strips to hang up our decorations. Other than that, I have greatly enjoyed my experience so far.

It's definitely a little rough around the edges, but you get what you pay for, and living in the fort for under 1k a month is a literal dream.

All of the staff have been amazing and super welcoming as I am adjusting to this new community!! All of the questions I have asked have been answered in an efficient amount of time!

My move in was very quick and easy! The staff was very nice and I had a wonderful move in experience. There was plenty of parking and they did not two the first couple of days that way my family could park and help me move in.

Nice area, nice amenities but I wish the laundry was free. Close to campus. I feel very safe here and you don’t even need a parking pass because there’s so much street parking if you can parallel park

Pretty chill very spacious apartment additionally the ac works quite well. Very ample parking. The distance from campus is pretty far but youre able to take the fort bus

This was a great move-in. My apartment was extremely clean compared to other apartments I've moved into; I was pleasantly surprised. The staff were genuine, kind, and helpful.

One appliance was broken when I arrived. However, besides that the apartment was in good condition and the move in process was smooth and efficient.

The office workers were super friendly. Everything went very smoothly. The environment is welcoming and cozy. And I love the bark park for my puppy. He really enjoys it.

I love how close to campus this is and the nice community surrounding it! I also really enjoy having the small corner store that is walking distance from the apartments.

The place is pretty moldy from before I got here but it’s not unlivable so that’s a plus. Also maybe the cheapest place in the fort and within walking distance of campus

Decent move in process; the errors that did occur were quickly corrected by staff. Apartment is clean and decently sized though the kitchen is small.

When we first moved in, the apartment was a bit uncleaned from all the paint works. The shower head was dirty. The blind was broken. The stove top required fixing. Also, there were not any shower rod. However, the management was very helpful fixing all the issues as soon as I informed them, especially Sierra.

Highland Terrace is easily accessible to campus and things around the Fort. It’s a great place to live. The apartment is clean and well maintained. I am going to love living here.

Apartment was ready for me. Not the cleanest and has a weird stench. All stuff that can be fixed. Staff seems decent. Have to tell multiple time for maintenance

The move in process was easy and it is very close to UTK Campus. The room was clean and everything was in working order when I got here. They could do a bit better with letting people know where things like the dumpster or laundry rooms are, but ask and you shall receive.

staff was very nice and quick to help out: I moved in and had a few minor issues with my apartment that needed fixing asap. I talked to the staff at the office and they immediately had someone help me out

So far so good! Parking is accessible, apartment was clean during move in, the leasing office was very helpful, and the kitchen is larger than I expected!

Great location, the apartments are a little outdated but definitely worth the price with proximity to campus! I’ve lived here for 2 years and the office staff has been wonderful

Not been great, bad quality apts with old appliances but new apt price ? Doesn’t add up. They do not care about what the units look like they only are concerned about the outside appearance they replaced windows with ones that you can’t clean properly and painted the buildings a horrible grey and orange and now have painted the doors blue which means my rent will definitely be going up soon, even though they didn’t even bother to sand the doors down. You’re not going to like how much you are paying for this

. The staff is nice and friendly. They will gladly help you with anything you need. The maintenance crew is hard working and would fix anything that needs fixing. The parking lot is kept very clean because there’s a very hard working guy called Kenny who keeps the area clean and free of trash and stuff.

The location is great for those attending UTK! In terms of parking, although parking on campus in general is very limited, I have always found a spot to park at Highland.
