I lived in one of the 2 bed/1.5 bath 3 story homes and it was a very good size with a lot of closet space. The people in the office and the maintenance team were great. Work was always performed quickly, and the problem was usually fixed after 1 try. There were often unexpected things that management would do for us such as little goody bags for Halloween at our door, fun activities or treats at the office. The property was really well taken care of, and it was very clean. I moved out of the area but otherwise I would have stayed there much longer. I think for all that you get and the wonderful Lititz area, it is very reasonable. It is worth being put on the waiting list!

I’ve been living at the Highlands at Warwick (Lititz, PA) for over 3 months and I am ecstatic! My new apartment actually makes me feel cozy, happy, and at home. The maintenance team is the most responsive I’ve experienced, usually responding within a matter of minutes to 1 or 2 hours; I have heard about this experience from my new neighbors as well. Grounds are impeccable, the walking path through the woods is perfect (1 circuit is almost exactly a mile), and my kitchen is huge. Kitchen storage is spacious and where there is a nook or corner, it is turned into storage. The main bedroom is ensuite with a large vanity and individual controls for lights and exhaust, with large walk-in closet. I love my fireplace and built-in storage at the media center. I’m an Architect, who has designed over 4,800 apartments and townhouses (multiple NHBA award winning projects), so when I tell you how superb the construction is, how beautiful the landscaping is with many fully growth trees (40 and 50 feet tall), and how impressive the management of B&F Partners is, I know of what I speak. The concierge service of the on-site managers is second to none. Audrey and Alaina are always available during the week and are wonderful to work with. Finally, the Highlands at Warwick has been voted the Number One Apartment complex in Lancaster County for, at least, 12 years. Once you’re here, you will see why I love living here with my cathedral ceilings, covered desk, and skylights. Kimberly H.
Lived here from 2017 until 2022. The Carriage House I rented was well built and cared for very well. The maintenance staff were attentive to all needs and quite friendly. I very much enjoyed getting to know the office staff too. I can say enough good about this place and highly recommend them.

Beautiful landscaping and view, well maintained. Staff are friendly, helpful and respond quickly. Alayna and Amber are super nice and very accommodating. Quiet and peaceful area with very friendly, welcoming neighbors.

I have lived here for 10 years in a 3 bedroom apartment. The quality of life here is excellent! The management is courteous, professional, and personable. Any maintenance requests I have made have been handled extremely promptly and professionally. The grounds are beautiful and immaculately kept. Snow removal is always done very promptly in the winter. I love going to the pool in the summer and walking the beautiful trail that surrounds the property! The workout facilities and business center are so convenient to have right here on the property in the clubhouse. There is also a convenient carwash pad with vacuum. I have rented the clubhouse for two separate parties. My guests were so impressed with the beauty of the facility and its amenities. Plus, it was convenient to host the parties on the property, but not in my actual apartment, which would not have accommodated so many people. My experience living here has been stellar and I highly recommend you come see for yourself if you are looking to live in Lititz.

I've lived at The Highlands for four years now and enjoy the ease and comfort of everyday life!! The office and maintenance staff are always available to resolve any issues, whether it be getting a document notarized or repairing an appliance...even changing an unreachable light bulb! I highly recommend The Highlands for anyone who is downsizing or just looking for care free living without the worry of maintaining a home. The grounds are just beautiful, there is a playground and a pool available for residents. Can't go wrong!!

HIGHLANDS AT WARWICK We have a spacious two-bedroom two bath luxury apartment at the Highlands. The complex is quiet, safe and the grounds are meticulously kept. The administrative staff is professional and friendly, fostering an authentic sense of community and wellbeing. Any concerns are taken care of immediately. The maintenance staff is wonderful. They are friendly, prompt and extremely competent. The amenities are great. We have been to lunch on several occasions with large groups of our neighbors and have never heard a negative comment. We are so happy we chose the Highlands at Warwick for our new home.

We moved here 6 years ago after deciding to downsize. We also had great reviews from other residents that had lived there. They wernt wrong. The Highlands is very secure. Quiet. Amazing maintence department. Many activities. Always keeping well landscaped plus the complex is close to anything anyone would want.
I moved to Highlands to be closer to the town of Lititz. The Community is centrally located to where I work and places to go for gatherings. The maintenance staff was just great during the snow months. They had all snow removed long before I expected and the sidewalks too!!! During the Summer months the place looked beautiful, very well kept and no clumps of grass were left on the sidewalk to track into the house. If I had any issues with the apartment they were handled ASAP! Thank you to all the staff of Highlands for making my experience there a great one! Brent Kramer
