Excellent experience!
Moved to TX from the northeast and was completely new to the area. Moving here made it super easy to figure out my apartment situation. Jose has been an amazing help and super attentive to all of our questions and any concerns we had. The rest of the staff has also been amazing. The apartment was super clean and smelled fresh on move in day, and everything seems to be in great shape! So excited to make this place home :)

Noise issues
The apartments are mostly pretty nice for the price, but if you need a two bedroom apartment and have any problem with excessive noise coming from an upstairs unit, don't rent here. The insulation between units is fine within floors, but absolutely awful between them. You can hear every step an upstairs neighbor takes, you'll know what room they're in at all times, when they open or close any door, you'll hear all conversations, television, etc. If your eventual upstairs neighbor is louder than normal or keeps odd hours (or lets long term guests stay who do), you won't sleep, as the noise goes through earplugs and white noise machines. Noise cancelling headphones have been the only solution. Management hasn't offered any help for this issue, and I'm counting the days until the lease is up.

Great place in Irving!
We have lived in multiple apartments in Irving before we moved into Highlands of Valley Ranch well over three years ago. This is the longest duration we have stayed in the same apartment and have extended our lease further. We have no complaints at all - the office staff are all incredible. Jackie has been very helpful and accommodating with our lease renewal. She very patiently showed us multiple apartments from the community for us to choose. The maintenance team is prompt. The location is great. Highly recommend this community!

The highlands at Valley Ranch
I just recently moved here and I must say that I had the most amazing experience with the manager Kayla. She is very helpful and always quick and responsive. I love the community it’s very quiet. My only complaint is the closet space and kitchen is to small.

Great Place to Live!
I've been a resident for over a year now and I love it here. Jackie and Kayla are both helpful and communicative. Maintenance request are quickly tended to. The overall neighborhood is in a great location.

Welcoming community

Wonderful Stay!!! Couldn't have been happier
Hands down one of the best apartments!!! From the time we moved in 2 years back till the time we moved out it was a great experience. Jackie was always helpful for us. She made the move in and move out process sooo easy for us. If not for our work situation we would have never moved out from this place. All maintenance requests gets completed within 24hrs. We really miss being there!!!

Love love love
I have never walked into an apartment complex and felt more at home; the front office staff were so friendly and accommodating - answering every question gracefully and honestly with no hesitation whatsoever. Kayla and Jackie put every single one of my fears of moving into an apartment complex at ease, and I can’t say enough god things about the staff I interacted with.

Feel at home
After touring the property I knew I really enjoyed the staff— but everyone’s on their best behavior when new possible clients come in the door. After living here for a year, I can say that the staff is still just as friendly and always handles anything I bring to them as promptly as possible and checks in when we pass each other around the complex. I love my space here & it feels like home!

Great neighborhood!
I've had the pleasure of calling Highlands of Valley Ranch my home for several months and it's been great. The office staff and maintenance do a good job of taking care of any issues I've brought to their attention. I would highly recommend anyone looking to stop by and check it out.

Roach infestation upon move-in
I had just moved in and my apartment was in pretty unacceptable condition. Roaches abundant, there's some leaking sound in the shower, coaxial outlet isn't working for internet, other issues as well. Management said the unit was inspected and didn't note any issues, but I fail to see how that's possible given how many there are. I then sprayed the kitchen and wow, total infestation. That flushed out dozens if not hundreds that I saw all within about two hours on site. Management is attempting to rectify the situation though so at least there is that. I'm extremely disappointed right now. Was really looking forward to this new apartment and it's pretty much ruined and I'm in a hotel instead for an undetermined amount of time.

Great Complex!
I had a wonderful experience with this complex. I lived there for six years and couldn’t have chosen a better place to stay. The community was quiet and clean. They always quickly fixed any maintenance issues I had. I would recommend this complex to anyone moving into the area.

This is a great place to live. The management is great, especially Andrea. She is wonderful and has helped us whenever we needed management or the maintenance team. Highly recommend this property. Oh and did I forget to mention, Washer and Dryer in the units. Makes life so much easier!!!!!!!!!

I loved this place. Washer and dryer included in rent. Victoria is wonderful. the couple years I lived there, she was very professional and fast to send somebody to apartment for any problem I had reported. I lived the place because I purchased a home, otherwise I would still be living here. I 100% recommend this.

Best place in Irving/Valley Ranch
I love this place. The staff is great! They are always fast with getting repairs done. The scenery is beautiful and the units are gorgeous inside out. this community is very well kept. Linda is the best and I hope she is there to stay! They go above and beyond for their residence!!!! Love Love Love this place! Glad I chose here especially being from over 1,000 miles away!

MEDIOCRE- Research First.
Gonna start off by saying that read through everyone of these comments with a grain of salt. There are units that are good and there are units that are not so good. Some of the complexes are older and may not have been updated in a while. My unit in particular is the latter, and I’ve been living through a few problems. The one thing going for these apartments is the fast management response. There are significantly more positive reviews because management will do everything they can to keep it that way. It’s not uncommon for apartment complexes to do so because they want to compete, but I would prefer more honesty. My experience so far has been a “3 star” experience. That may be ideal for some and very low for others. I honestly would have preferred better living arrangements. All in all, be weary of the “4 and 5 star” reviews because everything may not appear as it seems. There are many apartment complexes around, so do in depth research before committing to one.

One word - Linda
Overall our experience has been great. We had an issue once regarding an ant infestation but we were able to reach Linda during her off hours and she advised us on what to do then and there and took care of it first thing the next day. You can tell she truly cares about the tenants and wants us to have a great and relaxed living experience. They treated us to an awesome breakfast spread this week too which was super nice! We look forward to the rest of our time here

Outdated
I moved here in 2017 and, I have noticed a number of issues overtime. The apartments are outdated and even though there is fast maintenance, there’s no telling when they will be renovated. If you compare these apartments to the ones around the area, you’ll see that the others are more up to day. Because of that, I will not be renewing my lease here.

Great Place
Lived here for almost a year... Office Management and staff are outstanding and responds quickly to any issues we may of had. Follows up on any maintenance orders to ensure they were completed in timely manner. Maintenance staff very good and very professional.. Grounds kept up very well.... Overpriced and Overrated
I did a good amount of research on apartments in Irving and these were the apartments I felt most confident in. After moving in, I was extremely disappointed by what I saw. I noticed the units are super outdated and on top of that, there’s a roach infestation. Those two problems alone can create poor and uninhabitable living conditions. I also noticed lots of problems with the foundation. Not all units here are 5 star worthy, so anyone looking to move here should be cautious. I don’t feel like anyone should have to pay 1k+ for units that are in poor conditions. Definitely consider other apartment complexes before committing to these.

LOVE LOVE LOVE
If you’re searching for an apartment, STOP LOOKING, Highlands of Valley Ranch should be your new home!!! I have a one bedroom and the cathedral ceilings and the unique windows gives it a larger feel. Whenever I call about a maintenance issue it’s handled promptly. The grounds are very well manicured, the complex is quiet and it’s safe! Oh, and the office personnel: Tanisha, Linda and Andrea; I have never come across leasing agents such as them! They are all kind, patient and informative!!! Your search is over…BOOM!!!

Updated review
I wanted to update my review at the time my last review was more based on recent event that's worrisome so I deleted it. I really do love living here, it is very quiet and the unique windows and high ceilings are beautiful. I'm glad management informs us the latest news/events going on via emails quickly as possible. Andrea was very friendly to us when she first showed us around the studio example, her communication through the beginning process was perfect!! Their maintenance staff are awesome as well. Linda was very welcoming over the phone as well. My neighbors are really nice too. I hope the complex continues to improves and stay friendly in the long run.

Overpriced, Unfriendly and Pets NOT welcome
The units are old and outdated with need of majors repairs, the units are way overpriced, the residents are cold unfriendly, and despite claiming to be "pet-friendly", they basically don't want dogs heard or seen on the grounds less you'll "make uncomfortable" the residents who are afraid of dogs.

Beautiful Community with a phenomenal management team
We recently moved in. Linda & her team are awesome. Andrea is very good at going through all the details a prospective resident would need. The move-in process was very smooth. All requests get attended are quickly. The team makes every effort to keep residents happy! We spoke to a few residents before we moved in. They also were happy with the team. It is a nice, quiet, beautiful, well maintained community. :) The apartments have beautiful, huge bay windows in the living room. The apartment is very well lit. People searching for apartments... This may be the one you are looking for!

Excellent Management and Quality Housing
I've been at Highlands of Valley Ranch for a year and the level of service has only gotten better. When I was first looking for apartments, I was showed around by Andrea who provided such a welcoming atmosphere and positive feeling that I knew this was the right place I should be. Even now, Andrea and the rest of the management staff continue to give the best service and make sure to follow up on any and all maintenance requests, no matter how small. On top of that, the maintenance staff are all very nice and do very good work. Their maintenance team also gets things done in record time and almost always get same day service for many of my requests. Thank you Highlands of Valley Ranch!

Amazing Apartments
My family and I have lived here for about a year and a half now and we love this complex. It is a family friendly neighborhood with parks and trails near by. A total plus for us because we enjoy bringing our kids out for afternoon walks to the park. Since we moved in, Tanisha and Linda have always been there to help us with any of our needs. They are amazing. It is very nice to walk into the office of wonderful and kind staff. Andrea is always there to greet us with a smile when we go in to pick up mail or have any questions. Absolutely zero complaints. I would highly recommend the Highlands of Valley Ranch.

In general, this is an excellent place to live in. The vicinity as well as the apartments are all well-maintained and their standard of clean, organize and order is exemplary high. The location is centralize and almost every major place you need is within minutes of driving/walking. One thing they also stood above the rest is the way they treat their tenants and how responsive they are when work orders are placed. They have an excellent staff spearheaded by Linda (Office Manager), Andrea and Tanishia. These guys are awesome, very accommodating and friendly as well. Aside from them, they have a group of people working hard everyday just for the tenants to feel satisfied with the place they have. I really recommend this place to those who have long been looking for a place to call “HOME.”

Amazing Place to Live!
I have lived in the Highlands for 15 years this September, the rental staff and maintenance staff are awesome. They respond to all maintenance requests very promptly, i have had very few maintenance requests in the 15 years i have lived here. I love the neighborhood and the convenience to DFW airport close by. The pool area is amazing, great layout and a lot of fun. I feel safe living here, i have never had any problems, all my neighbors are great people and is very family friendly. I recommend anyone wanting to live in a safe, fun and vibrant environment The Highlands will be your new home!

Excellent Community and Great Apartments
I have been living in this apartment for last three years and never had any major issue with the management or neighbors. Property management and maintenance crew response times are amazing when there is an issue. Overall, a nice and pleasant place to live in Irving.

Great Customer Service
I moved here in August and so far have been so very happy ! The staff is wonderful, they take care of work orders very timely and the property manager herself, calls to follow up and make sure everything has been taken care of. This is my 2nd Tonti property to call home and I love the small family feel.

New lease breakage terms are horrible
The apartment is good with good sunlight and ample parking space. The staff is also nice and helpful. However they recently changed the lease breakage policy which makes life difficult if you plan to terminate the lease even for valid emergency situations. They are now charging accelerated rent for all lease breakages by which you may have to pay rent for full lease term if the apartment goes un-leased. I was promised that my apartment would be on market immediately after I gave notice. When I went back to check why it was not available on their website after a week, the staff had clue and funny thing is they don't even know their own website. I had to spell out the website address and tell them where to check for vacancies.

Home Sweet Home
I've been living in Texas for almost two years and I am proud to say that the Highlands of Valley Ranch has been my home the entire time. It is a safe community centerlly located in North Irving. Close to major highways, stores like Walmart, target and plenty of restaurants. The management staff is extremely courteous. I've had mostly worked Tinisha and she has always been so great with me. I love that she remembers details of past interactions. I was considering leaving the Highlands and move to a bigger apartment and she to the time to listen to what I wanted and found the perfect fit for me right on the property. I was so happy with that apartment that I signed for another 14 month lease for less then what I would pay in neighboring complexes. The value is great! There is washer and dryer built in as well as ample parking. If there was any upgrades I would make is covered parking. There is no covered parking available and I personally would like that due to the unpredictable North Texas weather.

Love this place
The property itself is nice. High vaulted ceilings, pretty much soundproof walls, updated amenities and excellent staff. All my maintenance needs are taken care of promptly. The area is awesome,trails everywhere, very safe and pretty quiet. Great value for the price, definitely recommend.

Great Location!
Love how the units resemble town homes and not stack and pack apartment complexes. I really like my tall ceilings and two of the walls in the living room are comprised of all windows. The complex is near all the amenities and walking/biking trails close-by. The property is well maintained, the staff friendly and attentive, and service requests adequately addressed in a timely manner. The staff, location, and ambiance of the property make a wonderful place to live in a great area of Valley Ranch.

Wonderful place to call home!
I've been enjoying living here for about a year and a half and I have to say, I just love it here! Maintenance requests are handled quickly and the level of courtesy from the front office is remarkable. On top of that, the apartments are really nice, high vaulted ceilings and unbelievable natural lighting. It's so quiet over here and the neighborhood is close to all the shopping you could need. Great trails for riding or jogging or walking. I'm in my second lease and can't see any reason to not sign a 3rd. Highly recommend you check out The Highlands if you're looking to move into this area.

Great property and service, very helpful staff
I stayed at the Highlands for 14 months and had a great time. The property is very clean and well maintained with a great quality of service. I did not get a single maintenance issue over the last year. The location is quiet and ideal for families. Very near the property are the canals of Valley Ranch and the Campion Trail making it a great location for walking/running/cycling. Finally, the staff and management have been extremely helpful from start to finish which really facilitated my move to Texas. I would strongly recommend the Highlands if you are looking for a quiet apartment to settle down.

Great location, attentive management and maintenance
I've been here at the The Trails for just over a month now. It is a very quiet area and I was gifted with great neighbors. Everyone is respectful of each other and very quiet. There is only one "main" street running along the complex, which isn't a very heavily trafficked road. Behind the complex is a canal. I haven't had any maintenance issues. Everything in my apartment seems to be in great shape, aside from the usual small dents in the walls, etc from previous residents. Management is great! They always reply to my emails within a day and seem to really care about my residency and business. You won't regret moving here.
