The Travis County community of McNeil covers a large expanse of north Austin. Much of the area belongs to the Austin White Lime Company, but the surrounding roads and residential areas in the southern part of McNeil provide a beautiful sprawling landscape for renters of all types.
There’s a selection of homes in all styles in McNeil Estates, a compact residential area that sits just off of North Mopac Expressway and West Parmer Lane. McNeil is also receiving a number of modern apartment complexes, each offering upscale amenities and stylish living less than 30 minutes from Downtown Austin.
Yett Creek Neighborhood Park sits just outside of McNeil and offers 40 acres of forest to explore on walking trails. With all of the surrounding highways, McNeil is a fantastic, affordable spot for those who commute to the city for work. The nearby thoroughfares also mean you can be at Lake Travis or San Antonio in no time.

Property Ratings at Highline Apartments
It's fine living here but they will make up stuff to charge you when you leave. I was charged 200 dollars for crack in ceiling and wall.. I sure as heck wasn't dancing on the ceiling to cause a crack. Prolly the bad building moving more likely or the dog above that never stopped barking over a year. Dont move here y'all.
DO NOT BE FOOLED. THESE APARTMENTS LOOK NICE, but that is all. Feel equal out to ATLEAST 100 more a month on rent, maintenance is half fixing things. I’ve had the same issue fixed 3 times and it is still messed up. The renewals will be astronomically high, so plan to only live here 1 month. They act like they are offering the best rate, they are actually overpriced. The apartments do not pay for anything. Make sure you look around more before moving here.
New management gives conflicting and dishonest information. This is not a place that cares about its residents. Fellow residents also complain of skyrocketing rent that comes ahead of pay increases, and this from engineers and other well educated professionals.
It has mainly been a good experience. I did have a crazy upstairs neighbor on my first apartment there. The walls are thin, you can hear your neighbors. The apartments are very nice and modern. I love the kitchen island and the open floor plan.
Landscaping is not consistent. Maintenance has gotten better but still issues unresolved. Location is great and buildings are never loud at all. Management can be hard to reach.
This complex is the nicest I've been in by far. Beautiful landscaping, easy to navigate, and the kindest and most helpful management I've dealt with. I've had a tumultuous year and they have been so understanding and helpful.
Nice apartment, I love the beautiful community. Only problem is regular big noise from the railway when train passing through. And also you can barely find a parking lot right at your unit, have to park pretty far away.
Highline is a nice luxury apartment and is located conveniently off Parmer within a short distance of anything you could need--grocery stores, banks, gas stations, restaurants or bars. The pool is a fairly large size and can hold quite a few people. The grounds are clean and very pet-friendly. I have lived here for 3 years and my unit feels like home.
Terrible maintenance staff that ignore requests and do nothing to fix the issues. Always tells us they are waiting for "parts" that they never receive. Since move-in our dishwasher has never worked and requests have been made almost monthly with no avail. Even called front office for direct contact of the problem and they tell us a specific day for when they will send maintenance and they never show up. Noise is awful to deal with here because of the thin walls and flooring. You can hear footsteps from units above you that you do not want to be petty about and submit a complaint but this is a problem when it comes to normal-voice conversations during the night. You can hear average conversations during the night. My roommate and a share 2br/2bath and have received multiple noise complaints for "loud voices, yelling, and loud music" when we dont even use speakers and use headphones. Furthermore, when we arent using headphones and studying, working, or on our computers we cant even hear each other from the other side of the same unit but would receive noise complaints from residents above us that truly show how thin the flooring is here at this Apartment Complex. There is constant trash near the area and walkways of the apt that have been there for months. We kept a fairly large tube for the river that we use in our gated porch that was stolen that the apt complex did not take any responsibility for and told us to be more careful and leave goods inside. Basically making our gated porch useless. During the snowstorm in 2021 the sheltered parking that we pay for as an "amenity" collapsed on every single residents vehicles and we were obviously not reimbursed for damage. However, the main issue with that was the poor structure of these rooves and the amount of time it took for them to be removed from our vehicles. The collapsed sheltered parking stayed on all of our vehicles for weeks as they only sent us emails saying they are doing what they can and we should file claims, out of our own pocket of course. If it wasn't for the location being close to work and average price, only because I share a unit, I would not live here because of the TERRIBLE maintenance staff, unhelpful front desk when it comes to maintenance, subpar amenities, AWFUL noise due to thin floors and unfriendly neighbors who complain, and overall lack of responsibility by the apartment complex.

Long story short.... DONT LIVE HERE. Ive lived here for about 2 years and have been through 3 management teams: US Residential, Avenue 5, and now Lincoln Management. When Lincoln took over they started charging us more for trash. There is NOTHING that they cover. You pay water, the boiler management fee, the gas bill for the boiler, valet trash, storm drainage, and even the trash dumpster pick up cost, the package storage locker sign up fee. Management, including Courtney, seemingly don’t care about their tenants. Courtney always has an excuse for why the office falls short on communication. An email was sent out at the beginning of COVID saying we’d be surveyed prior to any maintenance coming out, and yet my tickets weren’t being actioned. When I questioned the office (who never answers and always changes their hours) they said they had a company policy that prevented them from coming out and performing any non-emergency maintenance. These apartments are very nice and quiet, however management is a serious issue. Also, My garage has been broken into twice and there are numerous other burglary reports from this property. The gate has stayed open for the past 2 years and there is always an excuse. From, someone hitting it, to parts back order, to bids, to the latest “because of COVID-19.” Management says the following are affect by COVID-19: -the clubhouse can’t be used -the pool and gym can only be used during office hours and by reservation only -non-emergency maintenance is suspended -the gate is kept open I wouldn’t have renewed here if I knew Lincoln was going to basically limit all the amenities and maintenance. I’ve asked to speak to someone higher than Courtney and have yet to get a call from anyone higher.

These people find ways to charge you for anything. Getting in contact with management is nearly impossible if you don’t drop in. Calls and emails are rarely answered. You have to pay for valet trash even though you don’t need it. Dumpsters are always full, looks very messy. Location is great, apartments are decent, and area is maintained very good.
After the management has been changed, all they want is MONEY. DO NOT RECOMMEND.
I have been living here for about a month and cannot be happier about my choice. The staff particularly Bri and Felix have been very friendly and helpful. They care about the residents and are approachble about any and all concerns. We are new to Austin and the highline has felt like home already! Thank you!
