Property Ratings at Hill at Woodway
When I moved into my apartment, I was never informed about a severe cockroach infestation in the unit previously. It turns out the apartment below mine, occupied by a hoarder, was also infested, contributing to a widespread problem. Today, I discovered a cockroach on my fridge and traced it to the space behind the fridge and dishwasher. There, I found remnants of a significant infestation of German cockroaches — the small one known for infesting entire homes and causing extensive damage. When I raised this issue with the property manager, asking if they could send someone to clean up the mess left by the infestation, my request was denied. The reason given by corporate? I didn’t notice the problem when I first moved in. Apparently, it’s my fault that I didn’t dismantle my entire kitchen—fridge, dishwasher, stove, and microwave—before moving in, as if that’s the expectation. They were at least courteous enough to offer a few suggestions for some professional cleaners, that I would have to pay for out of pocket. In just four months of living here, I've already faced two separate infestations. The first one involved ants, which forced me to discard a lot of food on two separate occasions. For my first two months of living here I had to store ALL my food in the fridge or in the pantry inside of a plastic tote.
I just moved out and they are trying to charge me 800 dollars for apparent damages to a window but refuse to send pictures or proof?? Did I mention that’s the balance due after the security deposit being taken away. Had a roach infestation when I first moved in that I had to get rid of on my own because management is useless. Mold in the shower celling aswell. Horrible apartment complex.
The management has no idea how to take care of the complex. DO NOT LIVE HERE! You will be treated terribly and overpay for these apartments. The property is disgusting and terribly maintained.
Among several things. I have had my children harassed by management. They were accused of not being on the lease and interrogated without being able to answer. Then I received a notice on my door stating I had unauthorized occupants. They also did this to a guest I had visiting for the holidays. They also told me I was not allowed to move out early whatsoever as though it is not my right.
Roaches. Poor management. Theft. Property damage. Maintenance steals. Mold and rust were painted over in “renovations” now they charge you 50$ to park under the carports. Save yourself.

Pros: beautiful property in retrospect, now putting in car ports, specials at move in Cons: Will NEVER answer emails, staff on all levels do not like to handle task that are not convenient to them even at the expense of the resident ( I have severe asthma and bronchitis, they refuse to clean the AC unit, replace the filter, and take care of the mold in the closet from the AC leaking- which wasn’t fixed after maintenance personnel came twice, only to take smoke breaks on my porch), if you get a monthly check on any day of the month after the 4th, expect to automatically pay an additional $90 a month because they will not hold your fees or work with you. I would have the spare money if I wasn’t always in the hospital due to these poor living conditions.

I would give it no stars if I could. Change in mgmt and they don't talk to you. The office staff never answers your questions except that's its a process. You can't reach their Regional Mgr either. Tried for a week. They don't communicate any major updates etc until they have already started. Once they have your money and you signed the lease suddenly they say oh there is charge for this, charge for that. They want you to use their app and send emails but they don't reply to that either. IF you want to live someplace where they just want your money and will find ways to charge you for everything live here. For example a blind breaks cause maintenance put it in wrong and they want to charge YOU to replace it. You must pay online but oh there is a hidden fee for doing so. The rent is too high for what you get in every aspect you can think. Don't do it you have better options trust me I'm moving once my lease is up. I had been here for several years not any more.

My family and I have been here for almost 4 months. I have continuously seen roaches in our apartment, and there are always gnats flying around. Pest control has been in our apartment 3 times, and treatment still did not help the bug infestation. We have kept, and continue to keep our home immaculate so this bug problem is very disconcerting. Our air vents are filled with dust and mold, and despite maintenance coming to clean, they still look as disgusting as they did before. My children have had numerous asthma flare-ups because of their allergies to dust and mold. They are constantly sick. For the sake of their health we need to move, and yet we are trapped in this lease. Everywhere you walk there is bird poop and dog poop, and I mean EVERYWHERE because people are incapable of cleaning up after their pets. I have taken my daughters to the pool several times only to see a child urinate in the pool, and please keep in mind that I have four children so I understand that accidents happen, but on another occasion a child was clearly sick with a cold, and she kept sneezing causing snot to fly into the pool continuously as the mother was chatting away on the phone not even paying attention to her child. I have also seen dogs swimming in the pool. Please take into consideration there are people who are very allergic to cats and dogs. Please don’t have your pets swimming in a public pool, and can maintenance please clean out the leaves and dead bugs? I will NEVER take my children back to the pool which is disheartening because they were looking forward to swimming all summer. The entire pool was filled with leaves, and dead bugs. In addition, don’t expect to get much sleep in these apartments. Whenever the neighbors turn on their water, it is so loud it sounds like you are next to a dam. It’s disruptive to our sleep along with the neighbors who are constantly throwing parties. We wish we never moved here. Nothing would make us happier than to be released from our lease so I can ensure my children are living in a home that doesn’t contribute to constant doctors visits and even hospitalizations. This apartment complex is horrendous! DO NOT MOVE HERE!!!!!!!!

I mean compared to the other places I have seen around here it is really nice for the price. Quiet at night and well lite and management seems to be on their game. I like it!
Compared with other complexes round the area, great square footage to rent ratio. Fireplace for those cool Winter nights, spacious balcony for those Spring mornings. Only been here a week and loving every minute of it.
Moved in 6 months ago. Apartment was clean and quiet and the staff has been very friendly and helpful. I would recommend this complex.
