Property Ratings at Hill Rise
This place is one of the worst apartments! The lady "in charge" of the complex is a mess and is never there and does not ever answer her phone. When maintenance issues are even written down, they are ignored. The toilet was broken from the beginning and never fixed. I am trying to leave my keys and get my deposit, but she is not in her office (apartment) and won't answer the phone so I hope I can even vacate on time! I would ABSOLUTELY NOT recommend this place!!
Don't live here. First the good: the apartment layout is nice. The location is good if you enjoy skiing or hiking (easy access to the Cottonwoods). The place looks nice when you first visit. The price is a bit on the high side for what you get, but not insanely so. But after two months living here, I would move elsewhere if given the chance to do so. Aubrey, the apartment manager, is very nice when you're touring the place. When directly asked and pressed, she admitted that one building had bedbugs a couple of years ago, but otherwise, there were no problems of any kind reported. Once you move in, though, it's convenient how every single maintenance request is not management's responsibility, from pest control to air vent cleanliness to basic grounds maintenance. See the pics for examples of things that "aren't the responsibility of management." Twice, I have come home to find that the bathroom was flooded because the toilet overflowed while I was out of town. Clearly, it's not due to my actions if no one was even in the apartment. Management response: "It's $75 to unclog a toilet." When I mentioned that it takes 2-3 days for sidewalks to be cleared of snow and steps to be salted after a snowstorm, I was told they'd be happy to discount my rent if I'd do it myself. When the ground thawed for the first time after I moved in and countless ants began pouring into the apartment through floorboard and ceiling cracks that I requested to be fixed during the initial walkthrough inspection, I was told that pest control is not management's responsibility (and that no bugs had been noticed during move-in inspection-- of course they hadn't; the ground was frozen!). Ants also come nearly continuously from the sink and shower drains. Management response: "There's no way to keep ants from coming through a drain." The units are very poorly insulated. In my one-year-old unit, the weatherproofing has already peeled off the door, allowing significant drafts through. I noted this during the walkthrough, but it's been two months with no response. My heating bill was nearly $100 last month to keep the place at 55°F. If you push hard enough, they'll sometimes give in and fix a problem. But it's exhausting to have to become an angry jerk just to get simple maintenance. I don't enjoy being made out to be a bad guy simply because I'd like my sink to drain, my apartment door to be insulated, and bugs not to pour in through structural cracks in a one-year-old building.
The Landlord is dishonest. He takes the deposits and uses it for his own purposes even when you leave your Apartment immaculate when you move out. He does not take care of the grass, sprinklers, roads etc. or take care of his tenants. It’s never updated or taken care of. The Landlord charges you to repair problems that were left by previous tenants. They automatically keep $100 from your $500 deposit and charge $20 for each room if there are any holes at all from photos (even if left by the last tenants) and $20 for a Smoke detector battery. It’s not even worth cleaning the apartment because you will be charged for it anyway. My advice pick somewhere else to live. Worst experience ever.
Poor upkeep and they make up charges when you move out even though we left it cleaner than when we found it. A perfect example that is symbolic of this place is how they advertised that there were on-site washing machines when we moved in. I walked to the building with the washing machines to wash my clothes and the machines were all broken and full of dirty water. The tennis court is cracked and growing weeds and the pool grows algae. People frequently smoked right outside our apartment building. We were excited for our year contract to end.
I lived here for a few months. They are great apartments. Good location. Close to the mountains and city for fun stuff to do. I would definitely recommend these apartments.
neighbors are quiet and keep to themselves. the pavement is very bumpy and hard on your car. it's tucked away from the world so that's also a plus. there are extremely thin walls though. you can hear people in the other apartments flip on lights, use the restroom...etc.
We moved in and completed a walk through report with the manager on things needing to be completed. Two months later, we are still waiting. I called the manager concerning the A/C going on four weeks ago and it is still leaking. Management and maintenance are a joke.
The apartment manager (Sara) is the WORST. Repair requests don't get completed in a 6-month timeframe, the lease is deceitful, our apartment smelled like smoke when we moved in, and snow doesn't get removed for days. Absolute worst apartment around. Pick somewhere else to live, this place is garbage.
We called them a few weeks ago stating that our AC was not functioning. They want a note or email. So we dropped off a note, and they never got it. So we sent an email, and we are still waiting. I get that some things can take time to fix, but an AC unit especially in this heat, should be priority. But they don't care.
