Property Ratings at Hillbrook Apartments
Lived in Building H for three years (2021-2024) and can confidently say that it was just fine. Rent was reasonable (utilities being included actually made it kind of a steal), the neighbors were quiet, and maintenance requests were more inconvenient than an actual problem. No pests outside of the odd spider. The two things that caused me the most grief were the shower--the water temperature was NEVER consistent, and getting blasted with cold water at random was a nightmare I couldn't seem to get resolved no matter how many times maintenance came to look at it--and the smell. Neighbors not picking up after their dogs and letting them pee right outside the front door made the smell in the hallways intolerable. I also had a neighbor that chronically littered cigarette butts all over our shared green area. But those were more gripes with residents than the actual building. I also got my deposit back, minus a modest cleaning fee, which I was very pleased about. All in all, it was a net positive experience, but nothing to write home about.
Day 1: I'm told a room that met my basic preferences would be available late August. Day 2: I come in with my security deposit and they have no idea who I am. Then quickly find out they tried sticking me in a room I did not want. After some discussion they said that a room similar to the one i previously agreed to would be available Sep. 3rd. I pay them, sign for that room, and leave. 2 hours later: They call me saying they signed me up for the wrong room and the correct room would be available Sept. 12. I begrudgingly agree. Sept. 5th: They call me saying the tenant that was in that room isn't leaving anymore and they could put me in a different complex for "only $100 more." Luckily they gave me my deposit back but the management is a joke and a waste of time. I wouldn't trust them with a cent.
Lived here for a year, was unhappy with the condition of the building. Siding all over the ground, dog crap everywhere you looked, my friend had mold in her kitchen and closet. Twice I reached out to maintenance to report a leak in my sink which they denied finding. I got a new job in Cleveland so I informed management of my intent to vacate well before 30 days and signed my paperwork. My lease was up in December but because of the holiday weekend the office was closed on Saturday and my sister was unable to return the key until the following Monday. She was not informed of any money owed. February 4th, I received a massive bill, more than the 30 day deadline the landlord has to send an itemized list of charges. I was charged for 3 carpet replacements despite living in a one bedroom and a full months rent plus a late fee. When I reached out to the office for a copy of my lease nobody ever responded to me. Obviously management knew I was not living in the unit at that time nor could they rent to anyone else. Just a slimy way to make more money.
The staff at Hillbrook is so nice and friendly. They go above and beyond to help you. Maureen and Shar made me feel so welcome. They have the best prices. The amenities are great. I would recommend anyone that is looking a place to live call Hillbrook and you wont be disappointed.
Came in. Filled out application and paid fee. The manager asked us to turn everything in and told us the apartment was not free until next month but that it was help for us upon credit check. Credit check was passed. We called for two days straight to hear back about what the security deposit would be. When they finally called back, they had already given the apt away and said they had tried to call, which is a lie. As we had called for two days and even talked to someone THE DAY BEFORE. DO NOT rent from HillBrook. They are a mess. They lie to try and cover themselves.
For starters, this place is not handicap accessible like they claim to be. All they have is stairs, wobbly railing, and lighting that hasn’t been fixed since I’ve moved in (Sept. 2019), I can’t tell you how many times I’ve almost tripped down the stairs walking my dog at night because of the light that has needed fixed for 2 years. AC needs replaced, I wash the filter (which is what maintenance said to do when I called them about it) every 3 days and it either gets too humid or freezing cold. Whoever installed appliances in this apartment doesn’t know what a level is, my towel rack was so crooked that it fell off and my ceiling fan in the dining room is so crooked that it looks like it will fall off at any given time. The only nice thing about this place is that all the utilities are included for a very reasonable price and their dog policy is pretty lenient.
I’ve lived here for three years. Run like hell!!! The office is AWFUL and full of liars. Maintenance is useless because it’ll take months upon months to even get them to show up just for them to do nothing. If it weren’t for the weight limit for the dog I wouldn’t be here anymore. Every resident is miserable here and even the sistering locations know how awful hillbrook is. They once not told my fiancé and I about it when we went to inquire about moving to one.
I have lived here since august 2017 and I live on the second floor. My bathroom ceiling started leaking because the people above me would let water sit on their floor and it leaked down to my bathroom. The maintenance guy has come to fix it 4 times so far. He tore down the roof and the wall is ruined. He also washed something in the bathtub and now my bathtub won't drain properly. I have contacted the front office MANY times. No one seems to care it is still leaking and now there is mold on my ceiling. Also the people above me are up all night screaming and wresting. I have had 5 noise complaints because everyone things it's us (when it's not) and the lady at the front office is extremely rude and harasses me over the phone about the complaints. Do not live here. Not worth it at all. Written March 2018.
I moved in five months ago, and I have been extremely impressed with everything. The maintenance workers are on point. Every time I call they are here shortly after.

My father has lived there for about 3 years. The bedroom window was leaking when he moved in. They have "fixed" it several times. There is so much mold on the wall and the carpet is so wet, he has to sleep on the couch in the living room. The bedroom is UNINHABITABLE!!! They refuse to either fix it properly or move him to another unit. Just terrible!
Quick responses to maintenance calls. Just watch out if you are looking for a short term lease. Everything changes. Otherwise, this is a great complex.
