Property Ratings at Hillcrest Park
They will attract you with low rent when you move in but they increase rent so much every year. It's an old apartment complex with dirty and loud neighbors. You will end up paying more than their new tenants. AVOID!
I am shocked that this place has even one good review. I can only speak for my unit/area, the management and community. Parking issues are terrible (neighbors told us they have their guests park at Ralph’s and they go pick them up) ongoing projects take up 20-30 visitors spaces. I was towed on my FIRST night living here… $500 to get my car out. I’ve reached out to management and they told me I’m the only one who has complained… total lie because we’ve spoken to multiple neighbors who said the same thing. They made it seem like they heard my concerns but now they are radio silent. Our neighbors diagonally below us fight 4-5 nights a week between 12am-6am. We’ve called the cops multiple times and management won’t deal with it even though they’re blatantly breaking lease terms stating “resident agrees not to harass, annoy endanger any other resident, neighbor or other person, or create or maintain a nuisance, or disturb the peace or solitude or quiet enjoyment of any other resident.” We’ve lived here since beginning of February (it’s now beginning of June) and they’ve had 4 “emergency water shut offs”which they give you a few hours-only a days notice. If it didn’t cost so much to break our lease, we would be out of here so fast. The pool and pool restrooms were vandalized and subsequently closed for repairs. We’re not even sure if they’re open again because management communication is literally nonexistent. About a month after the pool was wrecked, we woke up to a body in the walkway of the building next to us. Guy was stabbed to death. I wish I could list all of the problems here but these are the biggest ones. For the amount of money we pay to live here, we really expected more. But I guess we’ve learned our lesson now to read and trust the bad reviews! Please reconsider if you want to move to a quiet, safe community with good management!
There is no such thing as a courteous, polite office employee here. Read their review on other sites. They are the worst. The place is overrun by the teenage gang from other neighborhoods. To which the police said that the office refuses to ticket or trespass, so the cops have their hands ties. Theirs borken glass in the swimming pool, which you cant use, because the gang are always there. Theres trash, live, exposed electrical wires all over the place. there's trash covering the grounds and bugs in every apartment. Do not live here unless you are desperate
Parking? Horrible! Management?? Extremely unprofessional and unhelpful! People around here??? Judge you for any little thing!! I’m barely in 4 months into my lease and I already want to leave! Nobody doesn’t care about you so if you wanted to start a family, this isn’t your best shot nor living here on your own is the best! Super close to just leaving and not paying anything at all!! DONT COME HERE FOR THE SAKE OF YOUR WELL BEING!!
Worst place to live in the team doesn't doo anything to help out the residents and they are always towing cars with visitors pas and will make you wait for a extra parking space for over two months this is literally the worst place and it's all there apartments are filled with cockroaches.
Depending on the area you live in inside the park will determine what kind of stay you have. Where I live there is a army of kids who terrorize the area for 4 or 5 hours a day. It’s sounds like a riot or a bunch of kids are being tortured by the screaming and crashing of things. It’s insane. Then you have the dogs. OMG, little dogs screaming. Big dogs defending the farm and letting you know about every single kid outside which like I said is a lot. Aside from that not to bad. It’s usually quiet at night and I don’t really hear neighbors inside the units. It’s the crazy kids and dogs that ruin it.
Since January 2021, there has been a total of 8 water shut offs due to maintenance issues. There is usually 1 day notice or same day notice. The laundry rooms are disgusting and poorly maintained. I once had to walk to 3 different laundry machines to find ones that had availability and that were not broken. I actually once opened a washer up to have 5 gallons of water come out all over my shoes and pants. There is always garbage and trash strewn around the place and every surface looks like it needs to be power washed.
I absolutely love my place!! Lynette in the office is super sweet and extremely helpful. Actually, everyone in the office has been really nice and accommodating. Visitor parking is really bad but I have no other complaints! My daughter and I are very happy here!
This complex is trash. Stay away from it, there are better places in the area. What a shame
I wish there would have option to give zero star. Prime reasons 1. Community is not clean 2. Management does not care residents 3. At start you may think it is cheap option to rent but after renting community will charge you unnecessary. I would like to give 2 examples to my case specific - there are many but i wanted to give you financial picture a. Management charged me non-genuine move out charges - Scott performed move out inspection and he told me other than carpet and basic apartment cleaning there will not be any move out charges. However i was charged for paint for dirt marks that can be cleaned by wet cloth. I was encouraged by Scott to leave apartment in as in condition as basic cleaning covers it. Non Genuine paint charges issue was brought up to management but they never listened - Nicole was manager in my case .. if you coming to this society i will encourage you to make video of your discussion with move out inspection team. 2. I referred my friend to this society back in June 2017 - they never given me this bonus . however when my friend was moving they promised referral bonus will be added to my account. I seriously advise you don't take take hasty decision considering rents are cheap here as you will end up paying more. in my case i paid 1. 200 $ for carpet 2. 105 $ for apartment cleaning 3. 310 $ for paint 4. 356 $ advance rent - as i was move to other society for better life style 5. Approx 300 $ for move out expense. Think you are paying 1200- 1500 $ for making move as you find after 3-6 months you are in wrong place. Better you pay little more at other society and have peace of mind. DON'T TRUST COMMUNITY MANAGEMENT THEIR MOTIVE IS TO LOOT YOU. They will send your name to their collection department to get money by hook or crook means - they will not listen you . If you have any queries feel free to reach me via email.
Hillcrest Park Apt Homes is set in the midst of old growth trees, yet walking distance to grocery, Starbucks, banks, and restaurants. Unfortunately, there is no in-unit laundry, but there are 4 shared laundry rooms on site. As well as 3 pools, and two playgrounds. Only 2-story buildings of 1 and 2 bedroom apts with patios, carport or garage parking available. Feels more like a home, than an apartment.
I've lived here for almost a year and it isn't a bad place to live, it's safe, more or less clean and for the most part quiet. Recently had a bed bug issue but management was great in taking care of it. They've had Orkin there for the past couple of months spraying and doing follow ups and keeping residents informed. Most of my issues come from the fact that after I moved in they kept doing small renovations to the apartment nothing major but it was annoying becasue there would always be a mess left behind and I am a clean freak and I would have to pick up after them and disinfect everything, and one of the renovation crews left a huge stain on my carpet. Also, the extermination of the bed bugs require you to move your furniture wash all your clothes and bag them all up, it's so time consuming and when you work 60-80 hour weeks, have to travel etc... that's the last thing you want to worry about. Again, not their fault but nonetheless aggravating and affects the overall experience. The laundry facility is sometimes disgusting but what do you expect when you have a bunch of people sharing washers and dryers, management also tries to keep that area clean. The pools are pretty good though. I havent used any of them but they look clean. The Gym is horrible, I love to workout but the equipment leaves alot to be desired and so I have a gym membership. It's close to the highway and a few minutes drive from the Oaks Mall so location is decent. Fairly quick drive to the beach and slightly longer drive to LA but definitely doable.
In the sea of life this is not a port you would want to stop at for supplies and shelter. You may or may not find someone on the pier to help you moor your lines or patch a leak. The crew is sometimes there, sometimes nowhere to be found, yet the cost of staying increases without the benefit of service. If you don't mind a haphazard experience then sign on matey! The location is great if you work for Amgen, need to catch the bus, or walk to the local market or Starbucks. there are 3 pools, but they mostly have a cat-like smell..... The grounds are full of mature beautiful trees, but the complex is always turning off the water for repairs, and don't fufill their agreements once you are in. I'd keep searching, there are better fish in the sea.
this is my first appartment. I couldn't feel better about this appartment! it has all the luxuries one could possibly want! plus it's super safe, I live on my own and have never once been worried about it! plus I get my puppy here too!
Its a great place to live. I lived here for a year and i enjoy living in this community its a safe place.
Pools, tennis courts, friendly staff. Oh my! Lovely!
