Property Ratings at Hilliard Station Apartments
It does not surprise me in the slightest that this place has a 2 star rating. My boyfriend and I applied here around 2-3 weeks ago. They emailed me saying my boyfriend’s form of income was not coming through. I sent it multiple times again with no response for days - a week. I finally drive up there and get everything uploaded. After multiple attempts to reach out to them after doing so they finally respond stating that we make $80 less than 3x the rent but would be happy to accept another form of income. I responded that I actually do have a side form of income through the same owner I work hourly for, but I worry your manager would assume it’s a lie due to me just now bringing up this form of income. He assured me I could send in a letter from this owner stating the arrangement of my employment with him. No response again for days. I learned the trick. Always hit 1 for “interested in leasing an apartment” because if you hit 3 “speak with someone in the office” it’ll immediately take you to a voicemail that they don’t ever answer to. So today I hit “1” she pushes my application ahead just for them to tell me my form of income appears to be a LIE!!! WITHOUT EVEN CONTACTING THE OWNER OF THE BUSINESS TO SHOW ANY OTHER FORM OF PROOF. I have never had this happen to me until hilliard station apartments. Bottom line I was BLESSED with a denial from this place. DONT LET THEM TAKE YOUR MONEY AND NOT RESPOND TO YOU OR STATE THAT YOUR PROOF OF INCOME IS A LIE WITHOUT FURTHER LOOKING INTO IT

We moved in from out of town and Juan helped us with our move-in. He made sure that we knew exactly what we were getting and made it as easy as possible. The move couldn’t have went smoother. The price was right for our budget and the area is lovely.

This property has been throught the ringer with different staffs coming and going and usually could never get anything done, but this new staff works above and beyond. I have not talked to everyone in the office, but I have talked with Kairstan the most, and shes always a delight she really listens to your problems and tries to help in the best way she can

We love knowing when one of our team members went above and beyond to help a valued resident such as yourself. Thank you for choosing Hilliard Station to call home. Have a fantastic day!
This place is an absolute joke. Believe all the bad comments you see because it is very true! This place needs an entirely new staff. When I visited the property, even one of the staff members said “do not move here, you won’t be happy”! Two staff members quit while I was waiting to be approved. Also, they will take your money and never return it if you don’t move in. They will never answer the phone, emails, or any requests. Please save your money people.

I have lived at HS for 3 years. Nice apartments. Quiet area (i live in the back). However, management is horrible and refuses to address issues UNLESS they can do it "hiding" behind a computer screen. Trash service is HORRIBLE but yet we are stuck paying a monthly fee. No issues with maintenance so far...This year the pool is STILL green and unkept! Groundskeeper is NONEXISTENT as are the leasing staff. Emails, phone calls FORGET IT! No response! We pay BIG BUCKS for absolutely ZERO in return! This property management team is JOKE!

Poor management. Doesn’t care about their tenants. Office is always closed and promises are never kept. You’d think they’d care about honoring lease agreements and keeping your business. They don’t. Simple requests can’t even be met. Sad.

Don't answer their phones, emails and are not the good with communication or I'd had moved in by now and there'd be no complaint. I've had to do all the work and when I had my application and lease completed online, I came in to make my deposit and after they had it they let me know the apartment on my lease was no longer available and they'd be in contact. I kept reaching out to them for 6 weeks, leading into 2 weeks prior to my move in date and they didn't have an updated address so I asked for refund and they said they'd be in touch. It's upsetting you want to move in somewhere, they take your money and then don't give it in return for a place to live or a resolution. I still need a refund since my move in date was this week and nothing came of it. $900 gone. Be careful... I saw below I wasn't the only one this happened to.

Your feedback is much appreciated. On behalf of the Hilliard Station team, we most certainly apologize for your experience as it is not indicative of the quality of service we wish to offer our valued residents. Please follow up the site staff so that this matter can more readily be resolved to your satisfaction.
I actually live here and it’s been a terrible experience from the get-go. Washer was broken upon move in, took them a month to fix it after many attempts to reach them. I had a maintenance man in my home more than I’ve had guests. The maintenance men will not enter if there is a pet, even in a cage. They will say the ticket is done without touching the issue. Got charged an extra $238 because they didn’t change my contract like they originally agreed. I moved in on the 5th, instead of the 1st, they charged me for the 4 days even though they said they wouldn’t. You will never get a call back if you call them and do the voicemail You will pretty much always be put on hold for up to 20-30 minutes for any complaint or needing information. Trash from the dumpsters EVERYWHERE. They don’t clean the apartments prior to move in. The walls are like paper, and don’t date step on grass or you’ll risk getting dog poop on the bottom of your foot.

Hello! And thank you for taking the time to post your review. We are sorry to hear you did not have a good experience. It is certainly not indicative of the environment that we wish to create for our valued residents. We are working to improve our overall process and hope the you might allow us the opportunity to offer quality service and a blended sense of community. That is our current and future goal. Thank you kindly!
I have been very disappointed with management's lack of concern for resident safety during the COVID-19 pandemic. Birge and Held is pursuing non-essential upgrades that require workers to be in our homes multiple times, without adequately ensuring that the workers will consistently wear their PPE. Management has not been respectful of reasonable requests to defer entry to the apartment on the grounds of health and safety. We will not be renewing our lease when the time comes.
Applied and gave deposit, and app fee. I received a call the next day but no voice mail. I attempted to return call every day for a week without anyone returning my voicemails left. I went in on moving day and found I had been approved but nothing available. They said i would receive a refund, but they sense have changed their mind. I didn't get it in writing they seemed to be a reasonable group of people. was told it would be sent in 4-6 weeks. at week 8 i called looking for refund and was told because i was approved i wouldn't receive my deposit. explained this to both the property manager and district manager neither cared. poor management, poor location, poor employees. STAY AWAY! Birge & Held is the owning company and do not run a good business. I would thank them I have decided to buy a condo and will best investing in my future rather than someone else.
June 21st, 2019 my Air Condition went out and I contacted the emergency maintenance line and left a voicemail. I have contacted the rental office that following Monday. It has been seven days and I still have no air-conditioning and I have a five-year-old son with asthma that lives in my home. They have not sent anybody out, and when I went down face-to-face the office staff was very rude and inconsiderate. They raised their voice at me after staying they forgot to put the work order in. When I moved in three months ago I filled out a checklist stating that I have no running water in my kitchen. Still to this day I have no water working. When I came home there is wasp in my apartment and I told them they told me there’s nothing they can do and I’m overreacting. I’m filing a police report and contacting the Franklin County Courts and filing a complex with the BBB. This is by far the worse apartment complex I have ever lived in and suggest anyone thinking about moving in to not move in. Sincerely Tenant Raquel Neaves
The company that has bought this place is literally the worst and impossible to deal with. Running this community to the ground, with rent checks being lost, maintenance request not being fulfilled or half completed, mold in all units, trash every where and office staff that doesn’t know how to do their job or just plan doesn’t do their job.
Do not move in there I stayed there for a year and a half and each month it got worse I've been trying to get my deposit back for a month and a half the people in the office don't know anything they claim that they don't know corporate phone number thinking about getting a attorney
This has been the absolute WORSE application process I’ve ever experienced in my life! Do NOT waste your time nor money. Myself and one other were looking forward to moving into the apartments because they are pretty decent looking for a reasonable price. We initially got denied during the application process due to past rental history so they needed more information. We sent the information they needed immediately and when we didn’t hear back from them we would call periodically to see what’s going on. Everyday someone would give us the run around, assure us that the information we sent should be enough, blah blah... TWO weeks later they call and added more stipulations. We finally just requested our money back for the administrative fees that should have been processed back THREE weeks ago now. I continued to ask for information for the person/entity who owns the property because the people who work in that office are horrible and they should know it! I actually heard Jessica, one of the “managers” say in the background, “She doesn’t have time for this. Tell her I’m in a meeting.” The nerve of these people. They’re now saying my refund may take an additional 30 days to process and no one will give me the number to speak to the actual entity that owns the property! That places is madness...STAY AWAY!!! Their excuse for the unorganization is that they currently don’t have a property manager... If you live there good luck! We found a new home and I’m glad we dodged a bullet here!
In an effort to get this review posted I am going to be very politically correct.... Hilliard Station is NOT a nice place to live. Hilliard Station is NOT a clean place to live. Hilliard Station is NOT a secure place to live. Hilliard Station is NOT a good environment for families. Hilliard Station should NOT be your choice of a place to live.
I have lived in this complex a total of 6 years under 2 different management companies. Here recently Birge & Held took over the complex in August 2018. I never heard of them so I looked up the reviews as they are from Indianapolis and found they had 1 star. Birge & Held was understaffed, lacked knowledge, was VERY unorganized, and didn't seem to be compatant in their job. Trash bins would always be overflowing, trash left around complex. I was to sign a new lease in October, so I had spoke with one of the agents in early part of September who advised me what the new rate was which was maybe a $5-10 difference of what I was paying and was advised she would email me the lease to fill out. 2 weeks went by, no email, so I went back to office spoke to manager at the time Stacey and was advised they would email me it took down my info and again gave me the same price on rent. About a week later I received an email from Sophia who advised me its time to sign a new lease and also gave me the same quote on what my new rent would be, I emailed her back to have it sent to me, no response. I went to the office again spoke to manager Stacey who advised printer down can't generate leases right now but again took down my info advised me of the rate of my new rent and would email it to me soon as it was up. I finally got the new lease agreement and it was $130 more than what I had been told not only by Champion but by also by the property manager, Sophia and the first agent I spoke to. I replied to Sophia email but never got a response back so again I went into the office and was advised that it must have been a system error. She told me she would email corporate and see what they want to do and get back with me. I also advised my apartment didn't have the upgrades so why would they charge me regular rate, and she stated she doesn't know nothing about the upgrades. I never got a call or email from the leasing office about this issue so I decided to move! (Keep in mind the leasing office NEVER got back with me on the issue of the rates to pay) I would advise anyone who is considering living at Hilliard Station under the management of Birge & Held, DO NOT DO IT!! This company is HORRIBLE!!! There is no phone number or contact info to reach anyone in corporate office and when calling the leasing office you have to leave a message in hopes they will contact you back.
I love that I chose Hilliard Station as my home! The location is super convenient and every place you would ever want to go to is 5 to 10 min away. The apartment is nicely finished with neutral paint tones unlike other apartment boring white walls. Stainless steel appliances are a plus! My favorite thing so far has been the washer/dryer within the unit. Being able to park right in front of my apartment is a plus as well! The staff has been very informative with everything too

Hello, thank you so much for taking the time to leave us some feedback. It is greatly appreciated! We are happy to hear how much you are enjoying the location and the washer and dryer! Please let us know if there is anything else we can do.
I have nothing good to say about Hilliard Station. I never leave reviews, but I would hope if people leave enough reviews like this it will deter anyone else from moving here. First of all, they did just enough renovations to make it look “nice” so the price seems reasonable, but they do the bare minimum. We moved from Alabama for work so weren’t able to actually see our unit beforehand, and our apartment was disgusting. The floors weren’t cleaned, the bathroom was barely wiped down, our entire stovetop was ruined, if you try to wipe anything off the wall with water the paint comes off completely, everyone’s front doors are peeling, and that’s just a few things I’ve noticed within only two months of living here. You have one assigned parking spot for even two bedrooms, and good luck getting a guest spot on the weekend or after 5. The hot water heaters only stay warm for about 10 minutes, and it’s useless to ask the front office for anything. I came in asking if a package had came in, the guy told me no, needless to say he just didn’t look for it and the package was sitting right beside him. After I kept annoying him he conveniently found it. Our neighbors blare music, and the upstairs neighbors jump around so hard that it’s made our kitchen light flicker. Do yourself a favor and spend an extra couple hundred a month and live somewhere nicer, or save a couple hundred and go somewhere cheaper because this place is not worth what you pay for it.

I really enjoyed my time at Hilliard Station. I have no complaints about the apartment. The staff was helpful and I got a discounted price on my rent which was nice. Most everything in the apartment is new and updated and it felt very cozy.

The staff and management as well as maintenance personnel go above and beyond my needs, and anticipate other needs. The community is very well maintained, and clean. The security is also very good- from being a gated community to having security cameras in various locations. I have lived here for 2 1/2 years now, and very much enjoy the various amenities such as a 24 hour gym that is secure, as well as 2 sparking swimming pools! They even installed a brand new washer and dryer for my use while I live here! I plan to sign many more leases to come, as Hilliard Station has become a home to me, as I am not from this area! I hope you will stop by and view your new home! You will be glad you did! Sylvia P.

Hi Sharon, We are blown away by your awesome feedback! Thank you for taking the time out to let us know how we are doing. It's great to hear that you're enjoying our newly updated apartments, various amenities, prime location and our staff. Making sure you're time with us a positive experience and you feel right at home is our main priority. We are happy to hear we have succeeded in just that! Thank you for choosing Hilliard Station as your home, we're happy to have you!
The place is horrible. The ONLY reason there are good reviews on here is because they put your name in a drawing at there "community" events if you put a good review right then and there and show them you have done so. There are children everywhere who's parents never watch them so it's incredible loud, there's trash everywhere and I've almost hit them with my car a few times because they run the place. The kids pull apart all the trees/plants to really trash up the place. There is dog poop everywhere because it never gets cleaned up. The turnover in the office is ridiculous so no one ever knows what's going on. Noise level is horrible, apartment is NOTHING like the model. The windows are old and leak so you pay a lot extra for heating/air. They are "renovating" but just means you'll get some new (but cheap) appliances. There's never any parking and they empty the bulk waste once a month if you're lucky. There's tons of dog poop and the kids run the place because the parents NEVER watch them so there's trash out all the time. It's just a gross place to live with loud neighbors. Also, they get residents to write wonderful reviews and then you get entered into drawings if you write good ones so don't listen to the 5 stars. The people in the office also write their own review as if they are residents. The office staff never knows anything and looses paperwork (huge turnover there). Gates are useless (everyone tailgates). I don't even remember my code to the gate because no one has ever had to use it to get in.

We have lived here almost 2 1/2 years and we have not had any real problems (basic maintenance). The maintenance and staff has always been kind and respective to our needs to our apartment. I have even recommended Hilliard Station Apartments to other people. It is easy access to anywhere and it's easy for people to come to where we live also.

Hi, We love hearing how much you're enjoying your experience with us so far. Not only are you happy you made your home at Hilliard Station but we're just as happy you're here! Thank you for taking the time out to leave us feedback, we truly appreciate it. Talk to you soon!
I love the staff and maintenance crew. They are so friendly and helpful. I have lived here a year and not had one problem. If you're looking for a nice and quite neighborhood then this is the place for you.
I have lived at Hilliard Station since 2015 and have only had positive experiences. The upgrades done to my apartment, fitness center and the 2 pools they have make the rent worth the cost. Office staff and maintenance have been so helpful with anything I need! I have not encountered any of the issues listed in the other reviews online. I had a slight issue with ants in the Spring/Summer time, but they were able to get their pest control company out THAT WEEK to get the situation taken care of. I would recommend Hilliard Station to any of my friends or family looking for a new home. Before reading all of the negative reviews from people that were probably mad over something very minimal, experience the great staff and complex for yourself, its been worth it for me.
DO NOT RENT HERE DO NOT BE LIKE US AND THINK THE BAD REVIEWS WERE just angry people we haven't even lived here 2 weeks and first it was no washer dryer then it came and started spewing water all over kitchen and used every towel we had so we had to buy towels for son going to camp next day. Then on monday were told washer and dryer is a courtesy amd it will be 11 days before we can get another we have to go to laudramat more money then last night our ac stops working its 82 in the apartment I call er maint who tells me they wont come put unless i have a drs note on file with office. We're very sorry that you are not happy living at our community. As our staff explained, air conditioning is not considered part of emergency maintenance, as per a company-wide policy. We understand that a broken A/C can be incredibly stressful, as it is so hot outside right now, and our HVAC staff made sure to get over today as soon as they could to fix it for you, after they completed the work orders than came before you. We hope that now that these instances of bad luck are resolved, we can make you happy in your home and you can enjoy your time at Hilliard Station.
At first it looks nice, but dont judge a book by its cover. In my year here I saw fights in broad daylight. My neighbors got busted for hard drugs, and there are viscous dogs off leashes here. One dog was killed by a German Shepard here. Stay away.

Hello, We would like it to be known that German Shepard's are on our restricted breeds list are not to be allowed here at Hilliard Station, as well as we require all dogs to be on a leash in our community. This is the first time we are hearing of this situation and we would like to discuss this in further detail, if you could please call us to talk so we can know more on what occurred. Thank You,

Seriously, way better quality complex than others around Hilliard. Newly renovated and totally up to date, the pool is always clean, and the girls in the front office actually care when you have questions. I recommend!
Nothing like the display apartment. We moved in things were already broke and not working. Bugs galore! Centipedes, large ones. Insane amount of ants. Not like, left something out in the kitchen ants, but everywhere. Spiders and mold everywhere. Pathetic paint job, molding isn't even against the wall. Rust or something in tub(wouldn't fix) said it would take more work then it looks to fix it so no. Can hear every step from neighbors above. Gates are useless, everyone tailgates or waits to get in. Residents speed through lots of honking. No additional lock, so maintenance can enter whenever without even knocking, has happened several times. Constant spamming of advertisements on door. Very stock about condition outside, but should spend more time cleaning up inside apartments. Disgusting apartment, don't waste your time!!!!!! Would give it a zero!
Run......This place is terrible, the model looks great but you get nothing like it. Way over priced and the office staff is terrible, and unfortunately the office staff doesn't seem to know what the maintenance staff is doing. I wouldn't recommend this place to anyone.
When I first moved into Hilliard Station apartments, I thought it would be absolutely fantastic. It is close to my work and close to a lot of main areas in the city. The rent is very overpriced, but I thought since I would be saving on gas getting everywhere it would even out. Regardless of the rent, the apartment is plain awful. They gave me a tour of an apartment way smaller than the one I was moved into, and when I confronted them about it they acted very rude. Over the last few months they have been "renovating" many apartments and so a lot of people were moving in and out. I began to see a lot of ants and spiders in my apartment. Not great, but not the worst thing ever. However, not to long following that, I started seeing centipedes and roaches. I was HORRIFIED. I have NEVER dealt with these types of bugs in my life time and am unsure how to handle them. I emailed the apartment complex and told them and they ignored it completely. I would not recommend this apartment to anyone ever!
Fantastic deal for your money. Newly and nicely remodeled. Close to everything! Gated community need I say more?
Hilliard Station has received a major overhaul over the last year. The interior and exterior of all apartments has been refreshed and updated. Overall most changes have been positive, with one downside being the gated entrance which can cause delays if someone doesn't have access. I really like the interior updates with new kitchens including updated appliances. The exterior renovations make it look like a newly built complex. The neighborhood feels safe and family oriented, just wish there were sidewalks. Management has been reasonably responsive to maintenance requests.
