Property Ratings at Hills at Fair Oaks
I've lived here for a year. And personally experienced my car getting stolen out of this apartment complex parking lot. Things are broken in my apartment and a good ol fixing will restore it until it breaks again. We stopped using our dishwasher for this reason.
This community markets itself as a luxury apartment community. It is not that. It is perfectly average. Don't expect maintenance to respond to any need other then emergency plumbing. We pay for Valet trash but often they only pick it up one day a week. I also have not had water for twelve days, no has in our building because they are doing work on it. They promised we would have water after four days, 7 days passed and no water, twelve days and still no water. Pool and gym have been closed the majority of the time I have lived here, and just now is starting to open up on limited hours.
My move-in was great! The apartment was super clean. The staff and maintenance have made it easy for me to live here- they are quick to fix any issues. And the neighbors are friendly and helpful. I can sit on my patio and watch the squirrels play in the oak trees! Hope to stay here a long time.
This Hills was a very nice place a year ago when we moved in but the same cannot be said at present. The place is dirty with no one cleaning up the complex. If you are interested in renting there than walk around the whole property before making your final decision instead of just seeing the apartment building you will live in. The scariest thing about the complex is that everyone knows the code and a few cars have been broken into making it a safety concern. One of the employees is very unpleasant to talk to and has caused problems for multiple residents. We also moved out earlier than our lease but they still wanted to charge us for an extra 17 days as well as our security deposit was not returned.

The only thing ?luxury ? about this apartment is you nickel and dime us for everything.
Staff and neighbors are friendly. Over all the community is quiet and well kept. The only downside thus far is that a recycling bin is not available but other than that, I love it here.
The length of time to fix maintenance issues when I take the time to place an actual call to have something fixed. Also, having to wait for something like washer/dryer seriously disrupts my life.
Lease rate always raising. High fees for electronic rent payments. Terrible about enforcing property rule. Especially leaving trash at apartment doors.
The personnel in the office are the face to this community and they rock at customer service. They are the reason why I would recommend these apartments to others.

The parking is horrible and you have to pay for EVERY little thing. Most apartments have at least ONE covered parking spot per apartment but you all charge for that too.

Maintenance guy was great - so professional, pleasant, and fixed the issue in a timely manner. Highly recommend this apartment, mostly due to its awesome staff!
Favorable location, landscaped grounds with shady trees & picnic tables areas, rules are upheld and complex layout is spacious and more open throughout.
I takes several attempts to get a response from admin team. Before signing up I spoke o Sam several times and e mailed me regularly and primly. Once I signed up never her from her again although I sent e mails with questions. Seems that more raining is needed for from desk team.
Dog trash cans are not taken care of in a timely fashion. Mainace seems to be under staffed have had to call them twice and go to the office to get something taken care of. They are nice everytime but they are unorganized or they are so busy that they should add another guy. The trash area is another big problem it seems as every weekend there is trash piled up so high I can't get into the compactor so I'm forced to throw mine on the ground as well. I even tried to throw all the other trash into the compactor but could not get to it because of the amount of trash that was piled up. Other than the three problems it is nice place and really quiet.
Great location with a nice breeze, lots of trees and easy access to IH-10. Some recent construction has created some challenges with entering/exiting
I would highly recommend "The Hills" for several reasons. It's cost is more than reasonable but most important, it's safe, clean and just outside of the hustle and bustle of San Antonio...a little peace and quiet after work. Btw, the pool is refreshing and big.
The office Personnel have been wonderful. The apartments are beautiful along with the grounds and amenities.
I already have recommended this property to a few friends.

The staff is courteous and professional. The location is conveniently located. Nice to have the flexibility of a short term lease.
Recommend: The apartment is close to the highway, but it is not burdened by traffic. It is in a good location If you want to stay out of San Antonio and have access to the city, then it is an excellent place to live. It is close to a grocery store and to Walmart. I think overall, the apartment is in a very convenient location. Not recommend: The facilities are a little bit pricey and the gym could be a little bit better,
The other aspects of living here are spot on. The maintence team gives a feeling of neglect on the property. Many requests have gone unanswered.

This is a very nice apartment. It's been quite and cozy. We love the pool and gym. It is absolutely beautiful and stays clean.

It is quiet and a lovely location! Close enough to major freeways and stores, but out enough for privacy and views.
We've lived here a little over a month and love it. The apartment was very clean and spacious. The grounds are beautiful. It's very quiet, yet there are lots of friends for our son to play with. And it feels very safe. At move-in we asked for a couple of very minor maintenance items and they were taken care of immediately! So, we couldn't be more pleased with our decision.
The area is very accessible to the grocery stores the pharmacies schools work so the area of the apartment location is absolutely perfect,Is why I would recommend this apartment community
Only having one trash compactor is a big pain. instead of being able to walk to strategically placed trash bins, we have to drive each time. oftentimes the compactor is full and folks leave all the trash outside the compactor.. it also needs to have CLEAR AND EASY operating instructions... but it still won't stop folks from putting large bulk items in there... we needs BIN(S) ... one on each corner of property..
Pricing is good and apartments are very nice inside.

Situated about 25 miles northwest of San Antonio (take IH 10 West), and 5 miles before Boerne, you'll find The Hills at Fair Oaks. The complex is about four years old and sits back off the frontage road of IH 10 nestled among huge oak trees. The builder actually kept the trees! That's the first thing I noticed when I paid a visit 3 years ago to check the place out (yes, I'm going on my 4th year here!). The Property A long driveway takes you directly to the leasing office and mailbox area with security gates on each side. Once inside the gate, you'll follow the winding road lined with a mixture of oak trees and other greenery with beautifully landscaped grassy areas in between. It's really quite beautiful. There are about 14 three-story buildings on site with each floor housing 4 units - 2 units in front and two in the back facing the pool and grass areas. There are 1, 2, and 3 bedroom floor plans to choose from. Each area of the home is quite spacious and they didn't scrimp on cabinet space either! Hardwood floors throughout except for the bedroom and walk in closet which are carpeted. French doors with small paned windows leading to the balcony add to the charm. Of the two one-bedroom floor plans, I'm in the largest at 735 sq. ft. which also has the biggest balcony of all the floor plans. It measures an astounding 17 feet long! The 2 bedroom 2 bath unit is 960 sq. ft., with the 3 bedroom 2 bath unit coming in at 1,150 sq. ft. Every unit comes with its own washer and dryer. There's plenty of parking and if you prefer, detached garages and covered carport parking is also available. Storage rental is also available. Pet Friendly PLENTY of areas to walk your pet and there is a good sized dog park which also has an area to bathe your pet. As a an added convenience, throughout the grassy areas are receptacles for you to dispose of your pets' "business" with a supply of extra bags if you need one. Amenities The pool is nicely sized with a beautiful clubhouse, conference rooms, a media center, and a 24-hour gym. On one side of the clubhouse There's a cabana available to rent for parties and on the other side is a beautiful gazebo with a bbq pit for use anytime. Also, there are picnic tables with bbq pits throughout the property. Come see for yourself that this truly is luxury apartment home living at its finest!
The location of these apartments is perfect. It's very secluded and you feel like you're in the country but you drive a few mins either way and you're either in the busy city of San Antonio or the old town of Boerne. It's the perfect mix of peace and quiet while not being too far away from what you need or want. The interior of the apartments is also nice. Solid wood flooring everywhere except the bedroom and granite countertops with black appliances. There is nothing basic or boring about it. The entire apartment building, inside and out, looks very elegant and clean. You get a high end experience at a decent price.
