Property Ratings at Hills of Diamond Bar
Our vehicle was stolen from the parking lot inside the gates and when we asked around we found out that is unfortunately a very regular occurrence (or probably an organized one) that the corporate office never warns the residents about or spreads the word when an incident happens, leave alone doing anything about it. I see zero security measure/consideration whatsoever. No security patrol, no security cameras (there are only ones at the gate but footages is not available according to the corporate office when an incident happens, because they don't have the manpower to check it)
Cars get stolen from the parking lot often, as well as tires being completely taken off. Management refuse to put up video cameras or notify other tenants of thefts. In the past month between September and mid Oct, at least 3 cars were stolen from the parking lot and 4 cars had their tires stolen. Wouldn't recommend!
Worst experience living in this complex, the management is incredibly rude and could care less about you. I reported mold in my unit over 3 months ago and nothing has been done. Any request made by email is ignored or denied. Please save yourself the time and money and stay away.
New signs at the front of the property claim to be "luxury apartments", but cosmetic renovations can only do so much when the property is old and falling apart and has many problems. Water gets shut off at least once a month, and there's never any advance notice since it always seems to be an "emergency". Ants are an issue. Management does spray, but ants keep coming back. You can see tons of ants on the sidewalks when walking through the complex. Plumbing for hot water runs along the floor of ground-floor apartments and heats up your tiny apartment until it's unbearably warm especially during the summer. Swimming pool is ice-cold even on hot 100+ degree summer days and so no one ever uses them. Theft is rampant in the parking lots where multiple cars are broken into every night. Everyone is required to pay $15 per month for trash pickup Sunday through Thursday, but they only pickup if it's in a trash bag. They won't pick up trash if it's in grocery bags or boxes or left loose. And sometimes they miss you and don't pick up at all. Smelly and unsightly trash is left at everyone's front door at all hours of the day even though you're only supposed to leave trash at your front door for pickup after 6pm. Internet service is through Spectrum only, and the service is down for hours at a time.
The management is unprofessional, dishonest and lack integrity. The owner's son acts like a mean spoiled child and is extremely hard to reason with. They do not serve the proper 30 or 60 day notices and don't follow laws at all. During the covid-19 crisis other places were not taking new tenants. Horrible here.
We have been residents for the last 5 years and the community has gone down. They allow the worse tenants to move in and do nothing about it. I doubt any backgrounds checks are being done and just want to fill vacate units.
Greystar recently took over from the previous management at the end of 2018 and let me tell you the new management team has done a tremendous job within these past short months. Christi is the leasing manager and she is so helpful, kind, professional, and courteous. My friend had an urgent matter overseas and had to break his contract. If it was another leasing manager I would expect that they would have taken advantage of his situation and charged him the full penalty..... Not with Christi! She was sincere to his matter and really helped in a big way, I was surprised because you just don't see that type of sincerity and kindness these days when it comes to apartment complexes and their leasing staff. Thank you, Christi, for having the patience and kindness other leasing managers should take an example from you. The apartments are clean and have just been renovated. I moved into my apartment last year and there were all newly updated appliances in the kitchen and around the apartment. It is a quiet and respectful community and although there are so many apartments, you feel that everyone knows each other and you get a very welcoming vibe within the apartment community. The grounds are always kept clean and they enforce a very strict policy of cleaning up after pets which is great. Maintenance here is second to none and usually come by the same day I put in my request or the next day. Can't ask for more!! Thank you to Christi and the leasing staff, Abdul
I HAVE BEEN A RESIDENT OF THIS APARTMENT FOR SIX YEARS.....iT HAS ALL OF THE AMMENITIES THAT ANY ONE COULD ASK FOR AND IS VERY FAMILY FRIENDLY
This apartment building has been great so far! Throughout the application and move-in process the Leasing Office was so helpful and nice to us. It made moving into our first apartment wonderful. The insides of the apartments are awesome, newly upgraded and they look so pretty. We are in close proximity to any place we would need to eat or shop, this is looking to be a wonderful first home for my future husband and I!
