Property Ratings at Hillsborough Park
This is a safe community to live in. I have been here since Nov of 22 and I am really sad to go. The home it self feels like a resort, with washer and dryer, fridge, stove, microwave & dishwasher already in here makes everything so much easier. Maintenance guys are the best! The office staff is great! I like having a garage for my car and a parking space right in front of my home. The patio is nice! The street noise can be a bit crazy sometimes but not too bad. The pool is awesome and so are some of the people you meet at the pool. I will say I wish the parking was a bit more regulated since there are some tenants that live here who use the visitor parking as their personal car storage! Makes it a bit hard to have visitors over. The convenience of the stores is awesome! I will miss living here!
Been here about 2 years now. I have lived in apartment buildings that were made in the 1950s that had less problems than here. The constant "emergency" water shut offs that somehow take the whole day. Or the "emergency" water shut offs that happen at midnight for necessary repairs? Tell me, which maintenance person is working on the water at 12am midnight? This place has terrible water and the fact that it shuts off atleast twice a month while we have to pay for water as a utility is pretty crazy. Pet friendly neighborhood but if you get unlucky with a neighbor who leaves their pets on the balcony and they bark all night expect management to do nothing about that either.
Future tenants beware leaving anything valuable in your car as break in happen fairly regularly. We've been here over a year and have seen 4 now which is 4 too many.

FUTURE TENANTS BEWARE!! I resided in these apartment homes for 3 years. The communication here all around is so difficult, unless its something they want you to do. I moved out in November 2023 and they have refused to answer any questions regarding the charges they added to my account upon move out. First and foremost, I send an email with my exact move out day and they called me 3 times the day PRIOR to see if I would be out early bc they read the email right. Secondly, Upon reviewing the account balance, the property charged me for full carpet replacement, paint & supplies, and a cleaning fee totaling up to about $1k fees and my deposit is nowhere to be found? I have video proof that no carpet needed replacement. I have send multiple emails and am at the point to where I refuse to speak with them on the phone for lack of there being a paper-trail. They take weeks to reply and threaten to report nonpayment to credit bureaus for lack of non-payment, however, will not reply to emails asking for a detailed explanation regarding said fees. Most people get desperate and pay the fees to avoid discrepancy to their credit so I'm sure they are used to ignoring people long enough for the bill to get paid. This is OBSURD and should be against the law. Communication here SUCKS. Leasing office is non-existence. Clubhouse isn't available to tenants. I do have to say, the maintenance staff is wonderful and Candace in the main office was the only person whom took the time to try to explain some of account but couldn't go Into full detail bc its not her department. Save your time, save your money, and the headaches from dealing with this place. Also, Avoid any downstairs apartments on the back side of the buildings toward the waterbed area, lots of rodents come from there. before my move out, I noticed an influx of rats hanging out in the walkways.
Overall this property is managed by individuals who do not have good customer service skills. First off, when I first moved in they did not provide me with a checklist to walk through the property and provide my own notes for what I say. They said they were going to but never came by with the document. I wished I had pushed them more to provide that to me because now as I am moving out, I am worried they will place blame on me for things that were there before I moved in. I have lived in many apartment complexes in my lifetime and every single place provided me with this document. Secondly, the complex amenities look great but the apartment itself had really old and outdated appliances. They did a lot of updates to the club area, pool, and dog park. However, my apartment had utilities that were very old, the washer and dryer sounded like there were rocks inside every time I ran it. The kitchen amenities were okay. Definitely not worth the money I was paying monthly. Third and the main highlight, the maintenance staff was amazing. I will probably say they were the best part of the complex. They were always quick to respond to our maintenance needs and very hard working. I have absolutely no complaints about them. My main complaint came from the management staff/front office staff. They were never very welcoming and they were never on the same page as to what different policies were. I should have noticed it right in the beginning, when I was told I could pay with my personal check. Keep in mind I don't have checks, so I had to go and pay my bank for some personal checks. Then when I came with my personal check, they then told me they only take cashiers checks or money orders. This is also another big complaint, the management team has sent out multiple emails to remind pet owners to pick up after their pets but they do not enforce anything. Every time we walk towards the back of the complex (facing Beach Blvd) there is always cigarette buds and dog poop all over the garden. It got to the point where we stopped walking around there because it was so disgusting. Overall, the leasing office seem to just want to come in get a paycheck and leave. They did not care for their residents. I was okay with Lulu, I think she really cares for us but the rest of her team just weren't very welcoming or organized. If the front office staff learns how to have better customer service, I think this complex will go a long way.
I live here for about 10 months, and management office favorite word is "I'm Sorry" and this is why as far as place, its ok and if you are moving into 1 bed room with 2 cars, then check this out before. I think every 1 bed unit get 1 assigned space and other space is first come first serve bases and If you don't part before 5PM, then you will have a problem parking. also note there is NO outside parking. only place I can think of, is business parking next to the apartment. anyway, it is really a hassle to park and if you are coming at 9 pm or later, you will circle around for a long time to find a parking. once time I had to double park and I get a warning about getting towed.... so thankful I work out the deal with work, I get off at 4PM and come home to park outside (unassigned parking) so other car can park in the assigned space. Oh until then you are stuck at home until other car shows up. (unless you are willing to walk). So if you are moving here to 1 bedroom apartment and having 2 cars then my recommendation will be look for other place. I even asked management to buy / rend out the space for another spot and they will say "I'M SORRY WE CAN'T DO THAT". Oh weekend is worst. you have to have 1 car in the unassigned space otherwise you will be looking for space outside. 2nd is there is no smoking policy. so if you don't like the smell of smoke, you make sure your unit building has no smoker.....
Not really an oasis but it's got some really good amenities. Our complex is very updated/modern, very pet friendly, attentive staff and maintenance, and overall very quiet. We've seen some reviews on yelp that the management isn't very helpful but we beg to differ. We've seemed to move in to an apartment where the old tenant wasn't utilizing the appliances much (i.e. dishwasher/AC) and they've needed to be replaced. We sent in a maintenance request and they've been very responsive on their services and follow-ups. We haven't had any complaints thus far. However, there's always a few negatives to go with the positives. The parking is not so great. Not that many visitor spots when you're having visitors over so the spots need to be watched to snag one up for your guests. The only other complaint is the other tenants' responsibility for picking up after their pet's businesses. Other than that, we've had a great experience!
