Property Ratings at Hillsdale Garden
I do not recommend renting in this location, my experience was terrible with this condominium. I lived there for 3 years and the quality of the apartment is not good, the office never helps you, you never find anyone there. When my contract ended I asked to look at other units because the rent had gone up a lot and it wasn't worth the price charged, so I chose a new apartment three times and in the same week they had rented it to someone else (which is disrespectful) after that for 3rd time I gave up because I no longer trusted them and my deadline was running out! So I followed all the requirements for handover of the apartment, in fact I delivered it better than they delivered it to me when I rented it, I moved out leaving everything clean, carpet washed and in good condition. and after moving out they didn't give me back my deposit of $700 and I was still charged an absurd amount of $1,015.70 saying it was to cover repairs to the apartment, cleaning that I had done and changing the carpet. absurd things just to take money from me. If it were possible, not even a star would come out!
They have “show” units and when you ask to see the actual unit, they say it’s all the same floor plan. When you get to the apartment you actually paid for, there’s warped shelving in the closets, giant splotches of paint in the bathroom, giant chip in the porcelain of the bathtub, dents in the steel countertop, and a massive hole in the pantry with tape over it and RAT HAIRS stuck to the tape. We had to have maintenance patch it for us. Why on earth would they not patch it BEFORE renting the unit out? They set up a new oven in our unit and didn’t take care to remove all the plastic tape inside, so first time we used the oven the plastic baked itself into the oven, filled our apartment with a stink, and we had to scrub it with goo gone. There is garbage absolutely everywhere you look, always. No effort from management to fix this. There’s actual rats and raccoons everywhere too. Next problem is noise. I don’t think we had a full nights sleep once in our year at Hillsdale Garden. Drag racing, loud arguing on the street at ridiculous hours. Parties blasting music you can hear from blocks away. The floors under the carpet in unit also squeak everywhere. Tenant under our bedroom made music or something, because they would play the same. exact. song. on repeat. Every night. For a year. The same song 12 hours every night. The unit below the rest of our apartment had a dog that they kept in a crate all day, and it would bark/cry/howl all day for hours. We sent emails with videos and nothing was done until 11 months later. Lease says barking is not tolerated but obviously that’s not something they actually enforce. Water temperature is inconsistent so expect to get burned and frozen every time, the windows had a condensation problem so moisture and mold would build up in the window sill, stairwell is full of bugs and spiderwebs, we’re not allowed a doormat even though it’s a carpeted unit. The night patrol was useless and Hillsdale Garden went through 3 different security companies in the year we lived there. None of them were helpful. If you care about where you live, not navigating through a sea of garbage and broken furniture to get to your apartment, sleeping at night without excessive noise, enjoying a 10 minute shower without being burned or frozen, and having a responsive management that actually seems to care about your issues, this is NOT the place for you. Only living beings I imagine enjoy living here are the rats, raccoons, ants, and cockroaches.
Pros: large space for the price, convenient location within walking distance of shopping center, the landscaping is attractive. Maintenance has promptly (though inconsistently) addressed our issues. Cons: The people living in this community are discourteous and noisy. Neighbors have a fenced off outdoor area and have parties all the time, kids run around the shared walking area and throw their scooters everywhere and leave them for weeks. Silly string and garbage all over. People leave their furniture and garbage next to the dumpster because the dumpster has a sign saying no furniture. I’ve walked by and seen broken ornaments, litter covered mattresses, broken tables, etc. A couch has been in the bike area for months. The people below to us play music loudly all night til 8am. People next to us us blast their TV all night and have a large dog that barks for hours daily. They slam doors and yell. Management won’t do anything but give warnings, despite noise violating the lease and the lease saying “barking not tolerated, no exceptions!!” in bold and all caps. They sent an email to the community saying no doormats or objects outside the door(in the stairwell). How can we have no doormat at the entrance when the apartment is fully carpeted? Meanwhile the stairwell across from us is FULL of junk, bikes and buckets and shelves. Kids run around outside screaming every day and every day a guy with an ice cream cart stands outside our window ringing his bell and not moving. Every Friday a kid knocks on every unit’s door asking if they want to buy oranges. The building is old and the floors squeak with every step. You can stand in place and it’ll squeak every time you breathe. The shared stairwell groans and echoes and you can fully hear conversations in the stairwell, footsteps, keys jingling. The stairwell doors are propped open 24/7 and full of bugs and spiders. The water temperature is super inconsistent so you randomly get burned and frozen in the shower, it happens every single time. Our fridge came stinking of death and we have to use baking soda and ground coffee to fight the stench. The kitchen has steel countertops that came dented all over. The shared washing machine is completely disgusting so I have to take my laundry elsewhere. Oh, there are also rats in the walls.
The property itself is OK but the neighbors are noisy. My neighbor next to the master bedroom talk very loud and like to play music very loud that I thought the music is coming from my own room. Another neighbor in the same building likes to play music feaking loud in the parking space that is just outside my window in the midnight. The old gentlemen downstairs is a heavy smoker that I can smell it when I open my window, my storage, and the little space behind the mirror in the bathroom. Not to mention the other neighbor who live in the building nearby likes to party and play music very loud. Like other reviews suggested, it's rarely quiet in this community.
I called them many times . No one here to help you. No one even called me back. I made 4 written complaints about gas and oven not working.. air conditioner not working. They don't have time to check or they did not even call back . Seriously I'm stuck here
We just moved-in a week ago, I parked my car car to the designated parking slot given to us, what a surprise when somebody threatened to have my car towed as it was his slot, until now I don't know if I can use that slot as we have no word yet from the admin. office.
I typically try to weigh out the pros and cons of an apartment complex, since a lot of people usually have more cons than pros. We had a 6 month lease here and we are very thankful for that. The PROS are that it's close to the CalTrain, Trader Joe's, the Hillsdale Mall, the Counter, Old Navy, the space of our 1/1. The CONS are that management said we would not be charged for any pet issues and they went ahead and charged us anyway (GET EVERYTHING IN WRITING), because we had a conflict of time with our move in date; we had to rush to get to San Mateo from Austin, Texas, so they did the pre-inspection for us, which they did NOT write down the carpet and pet stain issue they said they promised us; kids were constantly screaming outside at all hours of the day; our neighbors on the first floor had a little dog and they never picked up after it; and the hot/cold water was super inconsistent. This place is definitely good if it's short term and you're on a budget, but I would not recommend it otherwise.

I have lived in Hillsdale Gardens for over 18 years. I have seen the complex go through several changes. Some were resistant to the changes because some amenities were altered dramatically, like the basketball court and pool/BBQ area. But other areas were improved such as the new fitness center. For the most part, these improvements have been a fine addition to the complexes. The area is local to great shops, eats and moments away from freeway access (101 & 92) and CalTrain. This area is central to everything in the Bay Area and a great place to live.
Hillsdale Gardens is a quiet nice place to live. The apartments spread over a few streets making the area spacious. The courtyards and landscaping are kept maintained and are very welcoming. The pool and gym aren't far from any buildings and tend to be quiet and are well kept as well. Only across the street is the mall, groceries, and restaurants. The Caltrain is also right across the street making a commute to the city convenient. The apartments are also dog friendly and the puppy playground is a fun little place for my pups to run around.
Hillsdale Garden is a very nice place to live for the most part. The rent is pretty steep for a building that isn't updated, but is anyone shocked in this area? I especially like how dog friendly they are. It was difficult finding a place that accepts big dogs. My dog, girlfriend and I are pretty happy campers except when someone doesn't use the provided doggie bags to pick up after their pooch. Rude. The apartments are spacious and offer a good amount of storage. It stays pretty cool during the day. Fridays are the worst due to the garbage man coming, it sounds like your building is being picked up and tossed around by Godzilla or something. It's also nice having access to a pool and hot tub. They just opened up the gym, but I haven't been because I mostly like ice cream.
When searching for apartments, especially online it's difficult to figure out what's what and if they are showing you the best apartment they have versus what you get. So I'll go over a few things I look for in an apartment. In my case I was unavailable to physically view the apartment before moving in. 1. Cleanliness: the apartment on arrival was very clean and the carpets appeared to be new. During the walk through no damage was noted. 2. Outside: the area around the apartments are well kept and the landscaping is always kept up. There are multiple trashcans and dog stations for cleaning up after your pooch. It is well lit and I never feel intimidated walking around at night. 3. Dog friendly: the apartments are only limited to pet breed versus size but addional pet rent and deposits are required. 4. Parking: each place gets one parking spot. This spot is very small so unless you have a small vehicle you're out of luck. Street parking after 3pm can be very difficult but I've never had to park more then a block away. Also parking is on the street so brush up on your parallel parking skills. 5. Leasing office: the office is centrally located and most staff are friendly. They can be hard to get in touch with via phone though. 6. Amenities: the pool and hot tub appear clean but close at 8 pm and the area tends to have a lot of children there playing. The gym was just recently opened and I have yet to be offered a badge to get in, so no review other then it's new. It appears small on the outside. 7. Apartment: I live in a two bedroom townhouse style apartment. The rooms are decent size, both upstairs, side by side. You can basically hear everything everyone is doing in the room over. The bathroom is very small. The kitchen is also small and dated but gets the job done. Storage space is very minimal and there is only one closet in the living room. Each place has a outside back area but ours is all concrete and my neighbors window opens to it. Making it not private. They don't have air conditioning which can be brutal on the few hot days. The windows usually need to stay open or its hot. There are often people outside and you can basically hear everything going on out there. Overall this isn't a bad place to stay and is located across from the mall and trader Joe's. If peace and quiet is what you're looking for I don't suggest it here as many of my neighbors are young and there are a lot of children.
Hillsdale garden is a pretty nice place to live. The layout is spacious and there is plenty of storage. I feel very safe in the neighborhood and enjoy being able to walk everywhere. There is also a nice pool and a new gym as well. They accept larger dogs which was a major selling point. I love that they have a dog area and provide doggie bags.
Hillsdale Garden Apartments is nestled in a prime part of San Mateo. Walking distance to Hillsdale mall and Trader Joe's makes this location extremely convenient. To top it all off, there is a Petsmart around the corner and a hospital across the street. For those commuters out there, the Caltrain is less than half a mile away. The complex itself is decent, and the interior is always clean upon moving in. The walls are pretty thin though so you can definitely hear your neighbors when they come and go. The maintenance staff is prompt and handles most of your repair needs. The biggest negatives come from the raising of charges and fees that appear when renewing or ending a lease. No matter how immaculate you leave your apartment, do not expect to receive any part of your deposit. Whether you stay in an apartment for 1 year or 1 month, they do a compete overhaul of the apartment and take the deposit and then some. You can also expect a $150-$200 increase in your rent at the renewal time of your lease. If you can get past the multiple charges then Hillsdale Gardens is a great fit for pet owners and silicon valley commuters.
