Property Ratings at Hilton Head
If I could give less than a zero, I would. Management is absolutely horrific and never helpful. I have been lied to on multiple occasions by the "Manager" in the office and the Property Management company WRH does not care about you at all. I sit here writing this review as water is pouring out of my bathroom ceiling and also pouring from my kitchen ceiling now. When I was going to sign a lease for a unit I was told by the person who gave me a tour, that there was no water damage in the bathroom. I told them IF that is true, THEN I will sign the lease for this property. The ceiling has continually leaked since I MOVED IN in almost half a year ago. I keep getting told lies about the problem and I was lied to when I SIGNED the lease. They also have a major pest problem. Its stray cats. I love cats, but feral stray cats? I am hugely allergic. A family of stay cats took over my patio and they would remove them, they told me it was illegal... I talked to a City of Dallas officer and he assured me they lied to me about that. When I first moved in, a maintenance person stole one of my towels. The list can go on and on and on. The security gates are routinely broken, so if that's why you wanted to move here, cross that off your list. If you want an apartment complex that will breach your Lease Contract, sign with Hilton Head! Couldn't be more miserable, and have only been here for 5ish months.
The neighbor above me smoked so my apartment constantly smelled like the substance ( embarrassing for my visitors and kids).I also don’t feel safe

I have lived here 5 times since 1991 & each time is better than the last; & the FIRST thru the LAST were MAGNIFICENT. Love the people, the floorplans; the space, location; EVERYTHING is aces. Always felt safe & very happy. It has a very 'home' feel that stays with you years after leaving. Even though I bought a house, someday I may move back, because this place is PERFECTION !! Love & miss you guys!! Peace, Lis Shepherd/Matzke

Ms. Shephard we miss you too and thank you for your delightful review.
What I have to say is very important. These people will pay with you money and tell you anything over the phone. They have untrained people that answer the phone and tell you one price and it will be another thing once you have paid you application fee. These people especially Mary will treat like you deaf dumb and blind. There is a special for $25 application fee but the took 50 and said that it will only charge $25 I need to find the owner of this place who signs there check.
Very expensive compared to other apartments within the area; especially their 2 bedrooms.still rooms are filled with roaches everywhere.can't wait to leave
The place is very quiet. Two pools that are gorgeous. A fitness center that is equipped with free weights! All sorts of restaurants (standard and fast), gas stations/convenience stores, grocery stores, etc., all within, literally, 5 miles. Quick access to northwest highway, 635, 30 and 80. Staff is very friendly, very helpful, and maintenance is on their job quite speedily. Move here, you'll love it too.

Hilton Head employee turn over is low that is why we are a great team that delivers great customer service.-HH team!
I have been living in my apartment complex for several years now. Up until recently, this apartment complex wasn't the best place to stay because of the surroundings. My husband's car was stolen from the complex and apartment management was constantly shutting off the water for "maintenance". In the past 6 months, I have seen the complex beef up security, make changes to the exterior of the complex like erecting fountains and planting flowers as well as become more active in the community. This complex is really becoming a nice place to stay!
Demerits: 1) Old: Everything in the apartment is extremely dated and modestly functional. 2) Inefficient: The apartments are drafty and functionally energy sink holes due to the poor sealing around both windows and doors. 3) Bugs: That said, bugs are able to breach very easily from various places throughout the apartment. 4) Poor Lighting: One window and a sliding glass door makes it feel light a cold, dark cave on even the sunniest of days. 5) Exposed/Gate-less: Break-ins are kept really hush, which is a dereliction of duty on the highest order. RELEVANT: A high speed chase from the Garland police department lead to two criminals jumping onto my patio at 1 am. They ran off after I overheard mumbling but not before 5 terrifying minutes had passed. 6) Cat city: Tons of strays with nothing done to curb their presence on the property. Management allows continual feeding from many residences as well as allowing at least one resident to modify his/her sliding glass door to allow a house cat to enter and exit at whim! Dog owners are constantly being pulled all over the place as their dogs follow their instincts to give chase to the strays with one instance I witnessed seeming to result in a wrist injury to the owner. 7) Property Manager is very young/under experienced. Merits: 1) Upkeep: Well maintained grounds and facilities (Pools/gym/bark park). 2) Upgrades: Added fountains/bark park, and improved gym equipment. 3) Security: Armed personnel walk/patrol the premises a few nights a week and late into the a.m. 4) Quiet: Never had to deal with obtrusive noise pollution to any significant degree. 5) Maintenance Staff: Arguably the best I've ever seen. Friendly, skilled, prompt, and professional. 6) Location: While not the best neighborhood, it is, however, near 3 supermarkets, next door to a movie theater and a large park, a block away from 635 and Loop 12, and within a mere moments drive from tons of fast food spots/restaurants/gas stations/ and watering holes. 7)Value: Rent vs Sq.footage is good. Add all of this up and grade on the curve of knowing that nowhere is perfect. I'd give this place a sold C to C .
The staff is what makes this place. Office staff is friendly and always hosting creative events like a spa night. Maintenance is very prompt and polite. Also, they're always coming up with something new, like the option to reserve parking spots to a "renter of the month" prize. There's security at night and the grounds are well kept. Like I said in the title, it's a great place to live.
I love these apartments because a washer and dryer are in every unit. It doesn't get any better than that.
